Speaking of Rental vs. Condo I walked past the new tallest tower in Bankers Hill that is complete yesterday and it had a "Now Leasing" banner on it. I could have sworn that was going to be a condominium tower. I believe most of the newer things in that area are for sale. The stucco 8 floor building on the East Side of 5th just North of Laurel may be rental.

Does anyone know why Bosa pulled out of that Seattle Project? I know tech layoffs are starting to hit the Bay Area fairly hard maybe he is anticipating a tech wreck in Seattle? Apple just acquired 807k Sq. Feet west of the 15 in Rancho Bernardo for 3800 employees :cheers:

San Diego doesn't have a robust new construction condominium market. Everything is rentals. Uncertain how interest rates will impact rental construction.

Per the linked article below, decision was driven by market conditions and cost uncertainty.

That is great news about Apple. SD is already a biotech hub, and Qualcomm made it a tech hub. Now Apple coming in. This is to be a factory, or will research be done as well?

Welcome to the thread! I passed by the Bosa site yesterday. They have a site crane up now and other construction equipment on-site. From the looks of it, they're moving forward with 8th & B.

Overall looks a nice plan, but is the long term plan for SD Loyal to join MLS?

If so, 15K would be a decent bit below even the smallest MLS stadium.

The Loyal stadium is separate and is 12k.

Can the SDSU stadium be used for MLS?

I know the Wave (women's soccer) will host a game there.

Probably need at least 18k capacity with some private corporate boxes to attract a major league basketball and hockey team (the minor league Gulls could transition to major league with an expansion draft), and big concerts and other events. Maybe the Clippers could be persuaded to move back and at least play many games here (and the rest in L.A./O.C.). The old arena is woefully inadequate. I would also favor building the arena downtown, maybe near the convention center which it would compliment. The Midway should be badly needed high density housing (hopefully much affordable), retail, offices.

I was hoping they would make the SDSU stadium larger with more amenities to induce the Chargers to move back (and share it with SDSU), but I guess that boat has left. The Chargers base of support is still here, ready to cheer again. It is sad and dumb when a team abandons its fan base and leaves. Even now, in SDSU-Chargers stadium, they could fill the venue. Maybe the 50,000 seats are enough. SDSU on Saturday, Chargers on Sunday. And many weekends one of the teams would be away.

All MLS stadiums range from 18,000 on the low end to 38,000 on the high end, though the higher-capacity stadiums are because they play in the NFL stadium (Atlanta has a capacity of 42,500 for soccer according to Wikipedia. So Snapdragon Stadium would be on the higher end of capacity. The two MLS stadiums under construction right now have capacities of 22,000 and 27,000. Snapdragon would be more than enough.

If the NFL ever comes back here, it will be in their own stadium. Any team moving here or expansion team will not get any public money from San Diego, that's for sure, so they're going to want to own all of the stadium revenue streams, from parking to concessions to PSLs.

This is what I don't understand about the plan. Why build a brand new arena (or Frankenstein remodel of the existing one) and only give it a 15,000 capacity? The smallest NBA arena is in New Orleans at almost 17,000. The brand new Chase Center in San Francisco is 18,000 and the Fiserv Arena in Milwaukee (also almost brand new) is 17,500. So we're going to build a new arena that still wouldn't be considered for a possible NBA team down the road? The smallest NHL arena is over 15,000. Even the redone Key Arena in Seattle (now Climate Pledge Arena) is over 17,000 and that was always a small arena when it was home to the Sonics.

Why not give the arena 17,500 capacity right off the bat? Concerts, NCAA Regionals for mens basketball, and you're set if and when an NBA or NHL team comes calling.
