45-Story Hotel Tells Tale of Budding Flower District Changes

“The demand for hotel rooms in Chelsea continues to grow, with ever larger and taller hotels being constructed to accommodate the number of tourists wishing to stay in this vibrant neighborhood,” said founder and principal of Gene Kaufman Architect (GKA), Gene Kaufman, in a June 12 press release. “With its variety of restaurants, shops and easy access to other parts of Manhattan, Chelsea seems to show no sign of losing its attraction for visitors.”

Another stack o' trash with a dumbass thoughtless setback. Case in point that it doesn't have to be this way is right down the block at the the Stonehill/Taylor designed 105 W 28 where the streetwall is acknowledged and respected and a competent architect is involved.

It's a zoning mechanism, encouraged on long blocks, like those between 6th and 7th, so that the public has better pedestrian access.

And what do through-block building arcades (found all over Manhattan) have to do with strip malls?

Sam Chang Scores $121M Construction Loan for Chelsea Hotel

The deal, which closed last week, includes a $97.5 million first mortgage from Bank of the Ozarks and a $23.9 million mezzanine piece from Square Mile, according to information provided by Eastern Consolidated, which brokered the debt.

The 178,000-square-foot hotel is being constructed on a vacant parking lot on West 28th Street between Avenue of the Americas and Seventh Avenues in Chelsea. It is scheduled to open in 2019 and will operate under two separate hotel flags under the Marriott hotel brand; TownePlace Suites and Springhill Suites. The property will have two separate lobbies but shared common areas.

Two separated branches within the Marriott Brand, the TownePlace Suites and the Springhill Suites, will use the structure. They will have separate lobbies and shared common areas.

The development replaces a parking lot. Plenty of destinations are just a block away, with highlights including the FIT Campus, Penn Station, Madison Square Garden, Hudson Yards District, and the High Line.


As always, architect Gene Kaufman has designed something that certainly conforms to zoning. Beyond that, aesthetically, the building offers nothing else. :haha:

Opening is expected by the end of 2019.

In this case it's a single story, pushing the tower back from the street. This breaks the street wall and looks like a strip mall. The facade is set back from the arcade at ground level, this will create a hideous dark space.

Don't take my word for it, you will see if/when this shit is built.

Like all these setback towers, common sense, basic design understanding and plain good taste tells you the bizarre short sections that actually meet the streetwall should be 3-4 times as tall to look sensible and appealing, yet this cities' ridiculous DOB sky/plane rules prevent that. REFORM THE CODE NOW DAMMIT!

Agree. It looks HORRIBLE!!!!!!! What is the issue with the law? It needs to change NOW!!!!!!!!!!

"Sky Exposure Plane" guidelines enforced by DOB without much thought or consideration with the practical outcomes of said guidelines, like hideous setbacks, exposed party walls of flanking structures and absurd bases.
