Just nuts. The CHEAPEST one can be had for a simple $4720/sqft.

What a nice 3 bedroom in Manhattan would go for rent per month would pretty much buy you 1 sq ft in the cheapest and smallest unit.

Even if you wanted to keep a prisoner in a 6x6 cell or 36 sqft somewhere in that unit, I'd still cost you 169k.

colemonkee Sep 14, 2018 4:25 AM

^ Plus condo association fees.

Skyguy_7 Sep 14, 2018 7:19 PM

^ ^^ LOL definitely not worth keeping a prisoner. $169K and it doesn't even come with a creepy windowless basement.

46 total units. Unbelievable.

As spectacular as this building is, I would opt for the $20 million dollar penthouse in the adjacent Steinway building, so I could sit on my terrace and stare straight up at the glorious terra cotta. And I would of course make friends with a duplex owner so I could crash at his 75th floor pad for free.

I'd clean the toilets with a toothbrush and personally manicure the owners toes if I could get access to the penthouse. If he wants me to do it while wearing a diaper... I'll do it!

Maybe after this debauchery, we'd somehow become friends, and the mogul would invite me to join his company, and later, I'd make enough to live here. Off the backs of millions, but one does not simply become a mogul without pain and suffering.

If I could just get my hand on maybe a 5 ft model of this...

A New Tower Rises Above Billionaires’ Row
After years of delays and lawsuits, a condo on the site of the old Steinway Hall is ready to start sales.

Rendering of an 82-foot, three-lane pool in the amenity area at 111 West 57th Street.

Quote:

The 60-unit tower, which overlooks Central Park near Avenue of the Americas, has certainly tried to stand out in a crowd. At 1,428 feet (or 86 stories), 111 West 57th will be one of New York’s tallest buildings when it’s completed in 2019. By contrast, the office tower One World Trade Center, the city’s loftiest spire, is 1,776 feet, while 432 Park Avenue, a new condo tower nearby, measures 1,396 feet, and One57, at 157 West 57th Street, is 1,004 feet.

Taller residences, however, are under construction, including Central Park Tower, a condo at 217 West 57th, which is to be 1,550 feet.

Height aside, 111 West 57th has tried to set itself apart stylistically. Rejecting the crystalline look so popular with new developments in the neighborhood, the condo offers an exterior detailed with terra cotta and bronze, in a nod to more traditional materials. Inside the tower, which rises adjacent to the prewar building that housed Steinway Hall for 90 years, and whose gradually tapered body recalls a clothespin, are 46 of the condo’s 60 units; most take up a full floor, while seven units are duplexes. The most common layout has three bedrooms and three and a half baths.

The remaining 14 units, including some studios, are inside the old Steinway facility. The Steinway showroom and store, where Rachmaninoff once practiced, closed and moved south to West 43rd and Avenue of the Americas (the former home of the International Center for Photography) in 2014. Designed in the 1920s by the firm Warren and Wetmore, of Grand Central Terminal fame, the limestone building has landmark status, both inside and out.

“The juxtaposition of the old and new is really what this building is all about,” said Mr. Stern during a recent tour of the condo, whose exterior is by SHoP Architects and whose interiors are by Studio Sofield. From the 61st floor, blankets in Central Park’s Sheep Meadow resembled bits of confetti.

Though “Steinway Tower” was for years a name associated with the project, the developers ultimately jettisoned it for trademark reasons, Mr. Stern said.

Studios, which are reserved for buyers of larger units, start at $1.6 million, while the priciest apartment is a duplex penthouse with more than 7,000 square feet, for $57 million; average asking prices are $6,500 a square foot, developers said.

For the model, did they overlook or not bother with the illumination for the terra-cotta and the lattice crown?

This tower almost looks illegal. So amazing.

Design-mind Sep 16, 2018 11:39 PM

I love this photograph as it really shows how small the floor plate is, and it is still going to get a lot smaller as they rise.

The duplexes will feel not much different than a Chicago 2-flat, except 1,000 feet in the air.

Look at the "core" of this building. Really took some imagination. Unlike anything on earth!

You guys would like the new Chicago Architecture Center at Michigan and Wacker. It has massive scale models, including one of the Kingdom Tower, which reaches two floors high in the lobby. No SHoP models though, due to no Chicago connection :(

Wait a minute. How "new" are we talking. I was in Chicago August 2017 and I went to the Chicago Architecture Foundation and it was just a glorified gift shop. It was, like, 6:00 PM, though.

Models don't typically represent the lighting scheme. It's simply meant to highlight/illuminate the form of the building

Kingdom Tower is an Adrian Smith design as was Burj Dubai when he was at SOM.

Also Kingdom tower is literally just The Illinois:

One57 isi now in 4th place on 57th Street. It would be further back if 53w53 weren't back a few blocks. I think at the current pace, Steinway could temporarily pass Central Park Tower.

^ Probably a reference to this story...

As photographer Andrew Campbell Nelson documented, fragments of the terracotta appear to be missing from the facade. JDS told YIMBY “The gaps are where mounting brackets for the monorail system will go, and after the rig is jumped, it gets filled. There is also a system of redundant attachments to prevent anything from falling.” The highly transparent façade was designed to maximize views of the historic Steinway Building from the street as well as interior natural lighting.

now that the supertall is close to topping out—it should be there by the beginning of next year—the developers are pulling back the curtain. Seven of the building’s 46 apartments
are now on the market; most of those are three-bedroom units, with the cheapest going for $18 million.
Quote:

The most expensive apartment that’s currently available is a $56 million penthouse, which measures more than 7,500 square feet and has four bedrooms over two floors.
(The floorplan for that apartment is as bonkers as you’d expect—the master “wing” has two full bathrooms, a sitting room, a walk-in closet, and dressing hall.)
Quote:

Studio Scofield is behind the interiors for the apartments, which are tasteful and muted, and take inspiration from the building itself; door handles are fabricated in the shape of the tower,
while kitchen cabinets are curved, echoing the terra cotta panels on the facade. Amenities for the rarefied few who’ll call these units home include a private porte cochere,
a 82-foot pool, a fitness center, dining room, and “highly experienced concierge professionals attending to residents’ every need” (of course).

Manhattan’s 111 West 57th Street Unveils First Listings
Seven units, ranging from $18 million to $56 million, are up for sale, featuring 14-foot ceilings and white onyx bathrooms

Quote:

Developers unveiled floor plans for seven lavishly laid-out units priced from $18 million to $56 million. The tower soars more than 80 stories at the edge of Central Park, and integrates the 1920s Steinway & Sons piano store, a historically landmarked building now known as Steinway Hall.

The 1,428-foot-tall skyscraper will house only 46 full-floor and duplex residences, which developers expect to deliver by early 2020.

The priciest unit to hit the market on Monday is Penthouse 72, a duplex spanning 7,128 square feet with four bedrooms, including an entire wing devoted to the master suite and its amenities. The lavish bedroom has an adjoined sitting room, two bathrooms, a wet bar and more than 230 square feet of closet space, according to the floor plans.

A grand spiral staircase anchors the duplex, designed with entertaining and living spaces—including a roughly 1,000-square-foot great hall—on the first floor and the bedrooms on the second. In total, the penthouse has five bathrooms and a powder room.

Construction is now on track to top out in January, according to the developers.

Some apartments offer outdoor space, including the $30 million Residence 64, one of the seven listings released on Monday.

All three bedrooms in the simplex unit open onto a 300-square-foot balcony perched over Midtown Manhattan. The apartment has 3,873 square feet of interior space, and features an open kitchen, living room and dining room with floor-to-ceiling glass windows overlooking Central Park, according to the floor plan.

I'm drooling looking at these floor plans and renderings. But it makes me think of something. If you're on one of the top floors, and drunkenly enter the stairwell from your unit, would you have to walk 1,000 feet down to the lobby just to hop back on the elevator?

Likely not.

nyc_alex Oct 3, 2018 12:25 PM

You can see some "hidden" floor plans as well on the website. Most are duplicates, but these are some unique ones:

The unit with a double height living area:
http://111w57.com/content/themes/111...Tower%2061.pdf

Nice unit with outdoor space, probably the one I'd pick as a billionaire:
http://111w57.com/content/themes/111...wer%20PH76.pdf

As they get higher the usable space on the south side gets awkward:
http://111w57.com/content/themes/111...wer%20PH80.pdf

Skyguy_7 Oct 3, 2018 12:46 PM

^^The drunken stumble/locked stairwell concern is actually not unfounded. I imagine the units above and below your own would be locked, unlike many office buildings where you can go in and out of the stairwells somewhat freely. So unless the doors have keypad incase you forget your keys, you're in for a 1,000 foot trek to the ground floor. Or a blow through floor.

Thanks nyc_alex for posting those links. The floorplans show observatories along with drawings of telescopes. What a classy development. Can you imagine owning a 1,200' observatory? Only in New York!

nyc_alex Oct 3, 2018 3:33 PM

I imagine the stairwell will have phones as well for calling the front desk. That said, how drunk would you have to be to get lost in your own home and go into a stairwell. Maybe a guest? It isn't a unique problem to this building, though.

DrNest Oct 3, 2018 3:59 PM

I'm trying to figure out how the "private elevator" works? They all seem to be in the same location in the building, all with direct access to each unit. What's to stop somebody riding the elevator accessing your apartment? Or at least looking into it as you get off? There does seem to be a major privacy concern to me.
