It should be. It has a lot more air rights than One57, which Extell also is developing a few sites to the east.

If it's true, that should yield a roof height around 1,250', although that doesn't account for any potential architectural elements on top.

Wow, 1250 feets? I find it very unlikely for this area. I believe it will be somewhere between 1083 feets.

It would be great to have a building on top of 1050 feets facing the central park. And surely this building would yield many sales because of this incredible view (The example of his "brother" One57 of the same company. The Extell is amazing!

If it's "as of right," they can build as high as they please.

But it would be fantastic to have a building with about 350 meters in this area. Especially with the loss of height of the Tower Verre for Midtown.

Demolition is now well underway--the two buildings in black netting on 57th are now the same height. Passed by last night but didn't get any pictures as it was too dark.

It depends how they use the space. They could make a huge retail base which would consume a lot of space and therefore, reduce the height. That's unlikely though.

I walked by on 17 Nov 2011, and demolition was proceeding. Extell has only 97 apartments to sell at One57, and based upon redhot sales at lesser developments, the world's "one percent" will buy them quickly. Therefore, Barnett will want to get this 300m+ tower rising once the site has been fully cleared.

Work on this site was in full swing on 29 Nov. 2011. The school, which was located at 220 W58th (on the northeast portion of the site) is gone, as is 217W57th. 221 W57th is nearly gone, and demolition is proceeding on 225 W58th.

That is a really wide and deep mid-block lot. I hope the design is inspired like One57 and not like the assumed horror at 432 Park...

This is what the south side of the site looked like on 6 Aug. 2011. 217 W57th is now completely gone, only 2 of the 14 floors of 221 W 57th remain and 3 of the eight floors that are tentatively planned to come down on No. 225 have been dismantled.

Wow, this is just a gigantic plot of land. Considering the height we're getting at the much smaller Carnegie57 and Drake sites, would it be out of the question to see something 1500+ here? Maybe even higher?

The air rights acquired allow for something in the 1200s if I'm not mistaken. Given the let down of the Drakes design, I'm not so concerned with height here, more about the quality of the design itself.

They could build a 2,000' tower if they wanted, they only have 1.3 MSF of air rights, though. Something 1,500'+ is certainly possible--look at 432 Park and how they used the air rights there--but I would say something below that is more likely (1,200-1,300 is my best guess).

Man, I'd be very happy with a tower 1080 feet (320 meters) on this site, but I'd be even happier if she had be 1148 feet (350 meters).

But I think for this site, what most counts would be a good design.

Absolutely not. Midtown needs to reclaim having the tallest building in New York. 2,000' is more like it but I guess I could live with 1,500' to the rooftop.

There is another plot across 57th street/Morton Williams Supermarket which belongs too Extell too. What do they plan for it?

I don't know if you're referring to the same site, but Extell also owns some properties on 57th between 5th/6th.

If you go up just a bit you'll see that Morten Williams is in one of the buildings being demolished. It is located in the old 225 W 57 building, the one being demolished to make way for this building. So you are talking about this building. But the supermarket is not leaveing (atleast not just yet).

New York City -- The Feil Organization announced a lease has been signed with Morton Williams for a gourmet specialty food store at 140 West 57th Street in Manhattan.

Morton Williams will occupy three levels totaling 14,984 sq. ft. at the Landmark office building. The New York-based grocer operates 12 stores in New York City, Westchester and New Jersey. The 57th Street location will be the company's thirteenth store.

Great news! I wonder when they will release a design? For some reason I'm guessing they will keep us waiting for quite a while like One57.

Well, not quite sure about the height. But always there was the comment in this topic, this building will be higher than the One 57 (with 30% more air rights).

I think it's still too premature for a height, the tower is still in development status, not officially a proposal even. But we'll see.

Extell has the only new product to offer in the uber-luxury market. Hence, Barnett is eager to proceed with 225 W57th.

We may not be able to say that for too much longer. 2012 could be a very interesting year.

It will be interesting to see when Barnett decides to start here. He has shown a willingness to get things going without financing, and financing is already in place for One57. In the meantime, site prep continues...

^^ Damn, this one and One57 are pretty close. It will be quite a sight once both towers are finished.

Also, it seems to me that Barnett is today's Trump. So far he's shown off his ability to get things done.

The netting is up on the last occupied structure on the site, 225 W57th, and it's ready to come down once MW relocates to 140 W57th.

I think that the MW stores will be again 12, because the 140 west 57th street simply store will replace the 225 west 57th store.
