By TNM Staff on October 4, 2017

Plans to develop a 73-story mixed-use project at 555 N Miami Ave have been submitted by a developer.

The proposal includes:
•73-story tower
•956-foot tower height
•362 residential units
•300 hotel rooms
•55,400 square feet of office
•3,030 square feet of retail
•9,820 square feet of restaurant

Miami’s Urban Development Review Board is scheduled to review the plans on October 6.

If approved, it would be built on a lot purchased by Turkish developer Okan Group from the Central Baptist Church.

Nice design. Why don't they just cross the 1,000 feet threshold since it's already close.

MiamiSpartan Oct 5, 2017 11:58 AM

Thx for posting. My favorite design from all the (close to) super talls proposed for downtown

chris08876 Oct 5, 2017 2:55 PM

Its an ideal mixed-used for the area (Res,Hotel for the most part). This sounds like it has a great chance to rise. Right next to the World Center development. UDRB will most likely approve this, the design is stellar.

C. Oct 5, 2017 3:04 PM

Looks good - I'm not familiar with the area, but what kind of change may this tower bring about. The immediate surroundings look ripe for intensification?

LMich Oct 5, 2017 3:14 PM

I was thinking the same thing about the location. That area looks rough, - I'm so used to seeing the Freedom Tower from skyline views from the bay, so I had no idea the area behind it was so empty - and perhaps this could change that? It looks out of place, but the actual tower is stunning.

Not for long. It will be among many developments, particularly, World Center which is the 2nd largest development in the U.S., right ater Hudson Yards. Currently u/c.

See below: This project relative to the 20+ mil-sqft behemoth called World Center.

Miami is poised for a NYC-scale skyscraper construction boom. The ball just needs to get rolling. So many proposals, pretty much none U/C
Panorama is almost complete and 1000 Museum, Flatiron and Paramount are rising slowly- none of which of course are supertalls. I think that's it currently for the Downtown-Brickell area.

colemonkee Oct 6, 2017 6:23 PM

I love it. Reminds me a little bit of the proposal for Namaste Tower in Mumbai a few years back. Different inspiration and execution altogether, but a very similar form and massing.

The whole region is booming. Dozens of cranes. I think you might be referring to the 12+ super tall proposals, and as of now, we are not seeing them rise. I believe 2 by 2020 will be seeing steel if all goes well. But in the 400-700 ft range, a ton is in the works (both pipeline, with good odds of rising, and site prep/demo. The previous cycle's tower mania is seeing completion, and a whole new slew of towers is set to rise. Not just in Miami, but in its proxies like Sunny Isles.

chris08876 Oct 7, 2017 3:46 AM

Just for an idea: (With working thread links)

Not all u/c, but some...

MIAMI | 700 NE 23 Street (Elysee) | 644 FT | 57 FLOORS

MIAMI | Brickell Flatiron | 734 FT | 65 FLOORS

MIAMI | 1000 Museum | 706 FT | 60 FLOORS (Zaha Hadid)

World Center is 20+ mil-sq ft.

MIAMI | World Center

MIAMI | Vice | 354 FT | 31 FLOORS

MIAMI | Paraiso Bay Development | 600 + (550 x2) + 500 FT | (55 x2) + 53 + 44 FLOORS

MIAMI | Paramount World Center | 699 FT / 213 M | 55 FL

MIAMI | Canvas | 122 M / 400 FT | 36 FLOORS

MIAMI | Echo Brickell | 750 FT | 60 FLOORS

MIAMI (Sunny Isles) | Giorgio Armani’s Armani/Casa | 640 FT | 60 FLOORS

MIAMI | (Sunny Isles Beach) - Muse | 649 FT | 49 FLOORS

MIAMI | SLS Lux | 595 FEET | 57 FLOORS

MIAMI | The Harbour | 2 x 340 FT | 2 x 32 FLOORS

MIAMI | Met Square | 438 FT | 34 FLOORS

Then you have one like this:

MIAMI | SoLeMia (4390 Units) | 16 x 25 FLOORS | FT | 25 x (10-14 FLOORS) | FT

Which is u/c.

Lots of action, 2nd to NYC.

I nitpicked some of the u/c choices above. But the ones in the pipeline, which 2018/2019 will be the golden era, with a lot that have a good % of pre sales going, will see action.

Board Votes In Favor Of 73-Story Tower Planned By Turkish Developer

https://i.imgur.com/iEDzlW6.jpg

Quote:

Miami’s UDRB voted October 6 to recommend approval of The Sterling, a 73-story mixed-use tower proposed by Turkish developer Okan Group.

The proposal is of enough significance to Turkey that the country’s consul general in Miami attended the meeting, according to Miami Today. Turkey’s national flower is the Tulip, which inspired the shape of the building.

Near the top of the tower, there will be a restaurant on the 68th floor open to the public.

The upper levels will have 363 high-end condo units, with a private amenity level. Residents will have access to an exclusive pool deck with a large arch on the top floor.

On the lower floors, a 300-room five star hotel with meeting space is planned.

Behar Font & Partners is the architect.

Also at the meeting, a 43-story hotel proposed by Mandala Holdings was approved, although board members complained about the lack of parking.

On October 25, Miami officials approved a permit for total demolition at the 35,995 square foot site. Thunder Demolition is listed as the contractor, with an estimated cost of $42,000.

The contractor also filed for a permit to remove 26 trees on October 31. That request remains pending review by Environmental Resources.

The address of the owner is shared by Okan International University in Dania Beach.

Hilton has a deal to manage the hotel, and the sales will be for condo-hotel units.

According to an email sent to brokers, the hotel will be called Hilton Bayfront Miami. An invitation-only event will be held for brokers next week.

Approval for the 956-foot tower, including 362 residential units, along with 300 hotel rooms, has already been obtained by the Turkish developer.

Just a little more on the units:

Quote:

Billionaire Turkish developer Bekir Okan is launching plans for a $300 million, 70-story hotel and condo tower in downtown Miami.

Okan Tower will have a 294-room Hilton-branded hotel, 236 condo-hotel units, 153 condos, 64,000 square feet of Class A office space and a restaurant on the 67th floor. Okan Group unveiled the project at an event at its 3,000-square-foot sales gallery in Istanbul on Wednesday, Daniel de la Vega of One Sotheby’s International Realty said. “We felt it would be most strategic to start there,” he added.

The developer will officially launch sales in Miami when the sales gallery opens Thursday at 542 North Miami Avenue. Construction is expected to begin later this year, de la Vega said.

One Sotheby’s will handle residential sales of the building planned for 555 North Miami Avenue. Prices will start at $318,500 and range from 447 square feet to 1,245 square feet. The four duplex penthouses will range from 1,872 square feet to 2,142 square feet and from $1.9 million to $2.4 million, de la Vega said. Jerry Sanchez is the director of sales.

Okan is targeting foreign investors for the residential units, and will build the tower with its own equity. De la Vega said that despite the slowdown in luxury condo sales, he is confident the units are priced competitively. And the developer is hoping that the tower will appeal to international investors “looking for value opportunities” who are out-priced by the glut of luxury condos on the market in Miami, founder Bekir Okan wrote in an email.

Amenities at Okan Tower will include a sky pool on the 70th floor, a Hammam spa, health and fitness center, outdoor lounge, a kids’ playroom, gourmet kitchen, movie theater, wine cellar and a cigar room, according to a press release. Behar Font & Partners designed the tower.

Okan Group was founded in 1972 by Bekir Okan, who has a home in Miami, where two of his children attended college, he said. His firm owns the Istanbul-based Okan University, which opened a campus in Dania Beach in 2015, and has invested in Turkmenistan and Kazakhstan. Okan Tower will be the first real estate development in the United States for the company.

Okan Group launches Miami tower with fireworks display at PAMM

Quote:

Hundreds of brokers, attorneys, bankers and industry insiders waited in a line that snaked around the entrance to the Pérez Art Museum Miami last week to celebrate the launch of Okan Tower, a new mixed-use tower planned for Miami’s Arts & Entertainment District.

The developer, Bekir Okan of the Turkey-based Okan Group, hosted the soirée on the top floor of PAMM with drinks and hor d’oeuvres, a violinist, and a digital billboard on the bay that showed renderings of the Hilton-branded tower. Okan ended the evening with speeches from the developer, One Sotheby’s International Realty president Daniel de la Vega and Miami Mayor Frances Suarez, followed by a fireworks show and Turkish music.

The $300 million, 70-story hotel and condo tower is planned for the site at 555 North Miami Avenue. The project will include a 294-room Hilton hotel, 236 condo-hotel units, 153 condos, 64,000 square feet of Class A office space and a restaurant on the 67th floor. At Least 45 Condo Units Reserved At Okan Tower, Groundbreaking In Q4

Quote:

How are sales going at the 70-story Okan Tower, one of the few condo launches in Miami this year?

Kasim Badak, CEO of Okan Development Group, told The Real Deal last week that 45 units have already been reserved by buyers in Turkey and the U.S. since the project launched in May.

The 890-foot tower will include a total of 389 condo and condo-hotel units. There will also be 294 hotel rooms managed by Hilton, which aren’t for sale.

Buyers are required to place a 10 percent deposit to make a reservation, and up to 50 percent will be required during construction.

Okan will break ground in the fourth quarter of 2018, with completion in 40 to 45 months, Badak said. The developer will self fund construction.

Okan Tower Will Break Ground This Year, Regardless Of Sales

Quote:

Miami’s tallest tower will break ground this year no matter how many condo units are pre-sold, the developers have announced.

Okan Tower is planned to be built at 70 stories and 890 feet above ground, which is taller than any existing building in Miami or the state of Florida (the developer previously applied for a taller height with the FAA, but a spokesperson told The Next Miami that it will be built at 890 feet).

A sales director for developer Okan Group told the SFBJ this week that construction would begin this year regardless of how many units have been sold.

Construction will be self-financed, in contrast to other developer who must wait for 50 to 60 percent pre-sales for financing, the sales director said.

About 12 percent of units have now been sold, he added.

Okan is now finalizing the hiring of a general contractor. Completion is scheduled for the fourth quarter of 2022, due to the complex nature of construction.

Okan Signs Utilities Deal For 70-Story Tower

Quote:

Okan Tower’s developer has signed a deal with Miami-Dade to connect with the county’s water and sewer system, as the start of construction nears.

Connection charges totaling $1,036,706 will be paid by the developer as part of the deal.

As is standard practice, the connection charge is calculated based on the number of units being connected to the utility system. The agreement states that Okan Tower will include:

2,982 square feet of retail
34,191 square feet of office
8,645 square feet of full service restaurant
300 hotel rooms
370 apartments
15,652 square feet of retail (meeting rooms)

General Contractor Hired To Build Okan Tower, Groundbreaking Soon

Quote:

Okan Group announced today in a press release that they have selected Suffolk Construction as the general contractor for downtown Miami’s Okan Tower.

“We are thrilled to welcome the Suffolk Construction family to our robust team,” said Bekir Okan, Chairman of Okan Group. “Okan Tower will be a landmark addition to South Florida and it’s only fitting to partner with a company whose local and national reputation is impeccable, as well as one that we trust.”

Groundbreaking is expected before the end of the year, the developer said.

The $300 million tower will become the tallest residential building in Florida upon completion at 70 stories and 890 feet above ground, in a shape inspired by the tulip, Turkey’s national flower (Okan Group is based in Turkey).
 :D

Suffolk’s other nearby projects include the guitar-shaped $1.5 billion Seminole Hard Rock Hotel & Casino Hollywood tower, and Brightline’s Miami Central

“We are honored and privileged to have an opportunity to begin a long-term partnership with Okan Group,” said John Fish, Founder, Chairman and CEO of Suffolk. “This is an exciting project for our team and it will be a pleasure partnering with an organization that shares our vision for innovation and the future.”

Okan Tower will include 149 residential condominiums, 236 condo-hotel units, and a 316-key Hilton Bayfront Miami hotel, along with 64,000 square feet of Class A office space and ground floor retail.
