General Investment & Development Companies (GID) is rebranding their three-tower mixed-use development — between West 59th and 61st streets and Freedom Place South and Riverside Boulevard, in Lincoln Square (which is technically south of the Upper West Side) — as Waterline Square. Updated renderings have been released of the towers, per Curbed NY, each of which has been designed by different architects.

The largest building, dubbed Two Waterline Square and to be located at 400 West 61st Street, will consist of two towers — 38 and 25 stories — joined by a common base. They will rise 397 feet and 245 feet to their roofs, respectively, not including the bulkheads, and encompass 1,122,212 square feet, per the latest building permits. In addition to ground-floor retail space, there will be 656 residential units. Kohn Pedersen Fox Associates is the design architect.

The next building, dubbed One Waterline Square and to be located at 10 Riverside Boulevard, will rise 36 stories, or 429 feet, in height. Measuring 527,982 square feet, it will include 1,370 square feet of ground-floor retail and 288 residential units. Richard Meier & Partners Architects is behind the design.

The final tower, dubbed Three Waterline Square and to be located at 639 West 59th Street, will stand 34 stories, or 391 feet, in height. The tower will encompass 443,208 square feet, featuring 1,844 square feet and 2,119 square feet of retail and community space, respectively, on the ground floor, in addition to 244 residential units. Rafael Viñoly Architects is behind the design of this building.

Goldstein, Hill & West Architects is the executive architect for all three buildings. All three will consist of a mix of condominiums and rental apartments. Construction is reportedly underway, with completion expected in 2018.

Wow I can't believe this flew under the radar and is already well into the construction phase.
Looks like NYC SSP'ers have too many projects to keep tab of!
Very clean lines with some nice nuances. Very nice project!!

this was originally Riverside Center (http://forum.skyscraperpage.com/show...verside+center), so it's been around for a bit. Two buildings were built as Riverside Center (One West End Ave and 21 West End Ave), but the rest of the buildings in the mega development changed hands and they started back up rapidly.

AECOM Tishman has served as construction manager for a majority of the development, and recently approved permits show that the company is also handling construction at 635 West 59th Street, the Rafael Viñoly-designed condominium that’s branded as Three Waterline Square.

In November, developer GID Development tapped starchitects Viñoly, KPF and Richard Meier to design its three towers, respectively, at 635 West 59th Street, 400 West 61st Street and 10 Riverside Boulevard. GID landed a $2.3 billion financing package for the project that same month.

The developer gradually scooped up the sites in 2015 from Extell Development and the Carlyle Group for a total of $675.9 million. Extell and Carlyle originally envisioned the project as Riverside Center, a 77-acre mixed-use development, but the developers ended up selling off pieces of the development site after years of delays.

Construction is underway at all three of GID’s towers, which are expected to be complete in 2019. Tishman also served as construction manager on 50 Riverside Boulevard, known as One Riverside Park, a 200-plus unit condo tower developed by Extell. A spokesperson for Tishman indicated that the company has worked on the Waterline development since 2014, when it began some pre-construction work.

Tishman, along with AECOM’s other construction arm Hunt, took the top spot of The Real Deal’s first-ever ranking of the city’s top general contractors.

Midtown West and MW North have numerous towers that were built in the last 5-10 years. The whole area has changed, and a bulk of new Manhattan towers have been in this general region. To prove this, check out aerials comparing the West Side 10 years ago vs now; along with tower addresses built in the last 5 years (over 100m). Midtown is headed in three trajectories in my view.

1) Expanding ever so fast towards the West, right to the Hudson.
2) Spilling over to Queens on the East side with LIC
3) Moving South past 33rd onto 20th street. And at an accelerated rate, especially on or around 5th and 8th Ave.

Meanwhile, downtown (Lower) is expanding

1) Northeast towards LES. Somewhat creating a pincer formation between the areas separating two CBD's.

At the way its going, Manhattan will down the line have what appears like one massive, Midtown like area when the major skyscraper nodes touch from a tower perspective.

NY is one of the few cities were something this size can really go unnoticed unless you have the knowledge of it or stumble upon it. Overshadowed by everything else rising. :D

A pleasant surprise, this is a big cut above riverside south. A while ago after hearing about the changing of architects from Portzamparc for the individual towers I'd written this off as another Solow/coned site kind of development- doomed to be watered down and turned to boxes- But they've really kept the spirit of the master plan.

This project is like a miniature Hudson Yards (multi-tower, oriented toward the river). I believe there is even a Amtrak line crossing somewhere under there. My understanding is that the architects that took over the designing buildings from Portzamparc had to stay within the envelope approved through ULURP, which is why they have retained their interesting shapes. Looks good!

Yup, the Amtrak line/future Metro North line runs right under this property. The trains are mostly in a tunnel from Penn Station up through Upper Manhattan, though there are some gaps, still.

One day, there will probably be a Metro North station somewhere in the vicinity, which will be huge for these new homeowners.
