Found the rendering on top after searching google (posted by the UT) The one below is from MPG website. The top rendering is more accurate to how the navy building turned out. Subtle differences between the two renderings.

I agree the final product is a bit underwhelming. It looks like it would fit right in at Irvine or UTC. That said, it will be obscured by the building in front of it, and it's not the architectural focus of the project. I do wonder if the other buildings will be less interesting versions of what we've seen.

Those newer renders are a little deceiving, what with the evening/nighttime lighting and all.

Either way, I'm glad to see this project finally happening. It will add variety to the skyline at least. Now let's get Seaport Village redeveloped!

I would like to have seen the taller building rise to the 500' height limit, with maybe 35 stories. I don't think it quite gets there. What will it be, maybe 450 feet, 28 stories?

The design went from classic looking Art Deco and pink stone to modern glass and white panels

Oh wow, it’s actually not that bad looking.. you can still see the Art Deco inspiration in it. Still an exciting development :) let’s hope that the architectural lighting is that good

The Seaport Village site states a groundbreaking of “as early as 2024”. A lot can change in 5 years. I wonder why the delay?

Nope, you can raise rent to whatever the market will bear. There's no such thing as commercial rent control anywhere in the US (although NYC has been considering the idea lately).

This is one of the dumbest arguments ever. Storefronts aren't shuttered because the market can't bear it, the shoe is on the other foot. This type of dumb-think is why we're in this.

Hold your horses there, Jethro. I never said I support high rents driving local businesses to close, or empty storefronts lining streets. I'm just stating the reality that in SD, today, a commercial property owner raise rents to whatever they damn well please (absent a lease agreement, of course). As it is in the rest of the USA.

I should note that SD has a relatively lower amount of speculation in the commercial property sector, and thus a fairly low commercial vacancy rate compared to many other metros. Even if you plan to sell, having tenants ready to go is generally an asset to the sale price. This is in contrast to markets like NYC and SF where having vacancy is prized because then you're set for that "next big thing" to come along, even if that means holding the space empty for years.

Does anyone have any idea whats going on with the Pinnacle twin tower project at 11th and E? It has barely moved, if anyone has the time please try to call the developer and get to the bottom of this. That thing should be at least 14 to 18 floors up by now right??

It has been painfully slow at 11th & E. I will say I have seen them working on the site consistently ever since their second Pinnacle on Park tower was completed. I don't know if it's just a dearth of construction workers, them wanting to get the red tower finished first, or some site issues at 11th, but they are moving things along now. It's just hard to believe they started that tower around the same time at the Block by Bosa, and that project is almost halfway done lol.

Pinnacle is one of the few developers building high-rises downtown (5 or 6 in the pipeline, now, correct?), but it appears they're going to take a one tower at a time approach :p

I had a moment to call the local corporate office yesterday and they had no comment on the delays/slow pace of that project. I told them I was a real estate agent and everyone in the industry is wondering whats going on with the project and the lady said we can't comment on it. So hopefully they get their act together and progress speeds up.

Still waiting on ground breakings for 1st and Beech, CA Theatre, Alexan Little Italy, and the Little Italy Parking garage highrise on Kettner.... Lets get these going guys. :cheers:
