Re: The new FBI building... I see some other development going on in that area. They've already built several dozen new homes in the area and it looks like they're about to build maybe some apartments no the empty lots surrounding the Pinemont Park & Ride lot. |

Local Developer Begins 236-Unit Phase I

The 236-unit first phase is anticipated for completion in late 2007 or early 2008. The project is situated on 2.7 acres at 4310 Dunlavy St. and Live Oak Capital Ltd. Production officer Jim Kirkpatrick tells GlobeSt.com that decision on a second phase will take place once plans are firmer for the Houston's Metro rail line. "Depending on what Metro does, there may be a retail component in the second phase, along with residential," says Kirkpatrick, who helped obtain $26 million in financing for the project's first phase. In the meantime, he continues, the first phase is an ideal area for high-density residential housing, as it sits at the corner of Richmond Avenue and Dunlavy. "They have a property that is literally five minutes from the Medical Center, five minutes from downtown, five minutes from Greenwood Plaza, and a couple more minutes after that gets you to the Galleria," he says. The location and developer reputation were two reasons why obtaining financing wasn't too much of a hardship, he says. Live Oak Capital correspondent lender Guardian Life Insurance Co. of America in New York provided the construction-to-perm loan because "they brought the best combination of proceeds and interest rate," Kirkpatrick notes. The loan itself is a 24-month construction loan rolling into 20-year permanent financing with a split amortization of 25 years for the first 10 years and 20 years for the last 10 years. The fixed interest rate is 137 basis points over 10-year Treasury notes. Local architect Steinberg Design Collaborative LLP designed Fairmont Museum District's first phase, while Davis Brothers Construction Ltd., also in Houston, is the general contractor. The high profile lot in the Medical Center at the corner of Main St and University Blvd. will finally be developed by Rice University. Construction began this week on the Collaborative Research Center. Completion date is set for 2009. The building will be 10 stories tall according to the press release although the rendering clearly show a few extra floos. It will house Rice U's bioscience and biotech classrooms and will be operated in conjunction with several TMC institutions. The ground floor will have 10,000 square feet of retail/restaurant space and the entire project will be built according to LEED certification guidelines.

I have not been in this area in a while, so from the rendering, it looks like it will be behind all the buildings on Fannin. Last time I was in Houston earlier this year in the winter, it looked like there was a wall of development developing on that street. It looked like most of it was from BCM. Too bad some of that fascinating architecture will not be facing Main, but it probably would have had too many setbacks away from the street anyway. Overall it looks like a cool project.

This will face Main St. and University Blvd. It is right next to the relatively new Baylor College of Medicine Clinic. Think across University from Rice U's track/soccer complex...

We've got such a high-rise construction boom going on here that we're going to take 3rd place after New York and Chicago away from you within the next 5 years! The 2007 World Almanac and Book of Facts already shows us with the 3rd longest list of tall buildings after New York and Chicago even with what they left off that is under construction. We have even more tall buildings scheduled to start construction next year. Wait until you see the 2008 World Almanac. There will be at least 10 more buildings added to that list if they get it right! :yes: :tup:

Katrina Factor Disappears; Occupancy Strong By Amy Wolff Sorter HOUSTON-During late 2005 and into early 2006, the main news story in the multifamily market involved the so-called "Katrina factor"--hordes of hurricane victims arriving in the city and giving the local apartment complexes a much-needed occupancy boost. A year later, though, most experts agree that the "Katrina factor" is gone from the scene. "I think one of the things that resulted from Katrina was a false sense of how strong the apartment market was going to continue on," says Craig LaFollette senior vice president in CB Richard Ellis's Houston office. "Everyone thought, including myself, that the Katrina impact would last for two or three years, but it hasn't." With occupancy jumping from 88% to 94% in late 2005, developers came in to build as well. "We've got a lot of stuff coming down the pike," LaFollette says. "But fortunately, we've had good growth in 2005 and this year, and a good projection next year. That's been helping us stay even." David Mitchell, principal with Apartment Realty Advisors in Houston, agrees--and adds that overbuilding isn't a concern. Not only will job and population growth take care of extra units in the market, but construction costs and land supply will provide high barriers to entry. Investments into multifamily properties, which were strong this year, are expected to continue in 2007. LaFollette and Mitchell concur that the market continues to be flush with capital and interest. "Deals began getting a little harder to close at the end of the year," Mitchell says. "The number of offers sellers received began getting smaller." Still, Houston has made its way to the top of the radar screens of institutional investors. And, he adds, it will continue to hold a place at the top next year. Leasing, investment and construction activities in most submarkets are strong. LaFollette says Clear Lake is doing well as is League City. Another area to keep an eye on, he says, is the Far West submarket. Mitchell points out that Fort Bend County is seeing its share of growth too. "Obviously, infill Houston continues to be highly sought after," he says. |

I hope Hizzy knew that was a joke. Anyway, here are some shots I took of the new Camden going up in Midtown/Fourth Ward. The area is actually decent. The walk from the tin can Urban Lofts to the retail at Post Midtown actually looks like it will be enjoyable. Don't forget about the Edge slowly going up next door.

Not a tall structure but pretty tall for those narrow streets. Firefighters would have a hell of a time. Love the fog. By the way, I do not think I have ever heard of this project and looks like it will be done soon.

Stayed near the Camden project for a few days. It is coming along nicely as is some other 4th ward and midtown fill in.
