While the building is still under construction, a real estate agent got to tour a full-floor condo for sale. I had not realized how thick the east and west walls would be.

Visionist Jan 1, 2021 7:38 PM

Was there no chance of having more of the eastern & western walls pierced by windows? They're few in number and not floor to ceiling, to boot.

NYguy Jan 2, 2021 2:29 AM

^ The "prized" views are to the north and south. More north than south. But that's what drives these supertall condos on 57th. Everything else is extra. And besides, I love that east/west facade. We get plenty of glass with the other towers.

I'm very underwhelmed. This looks like any other basic luxury condo unit only more cramped, the black windows already look dated and the bathrooms are extremely ugly.

Guess you won't be buying it. How many sf was that unit anyway? I didn't see that.

It says 4,492 sq ft interior space / (417 sqm) in the description but it doesn't look that big in the video.

For such a flashy building I expected better interiors and floor plans. The elevators and stairs being smack in the middle really chop up the unit in an awkward way.

Yeah I'll keep looking. :haha:

I don't think it's too much to ask that people can come here and just look at skyscrapers without getting into too much political ideology.

So what's the highest occupied height of this building? Is it like around 1200 or does it go higher?

pianowizard Jan 18, 2021 9:57 PM

Only 1,134 ft according to CTBUH.

Thats weird how this is the 2nd highest residential towers in the western hemisphere but there are a few buildings in New York and Chicago that have higher residences.

It's the second highest in the world. It's not weird though it just has a bigger crown whereas buildings like Vista or 432 are occupied all the way up (almost).

The second *tallest* residential building in the world by structural height, not the second *highest* occupied floor.

Considering the height difference, it just makes Steinway appear a little taller than it really is.

Like watching Days of our Lives...

In December 2020, JDS sued HVAC contractor Copper II, and also sued the contractor's insurer Talisman Casualty for over $11.7 million. In its lawsuit, the developers claimed that Copper II had delayed its installation of the HVAC system, leading them to warn the contractor in November 2018. JDS also claimed that that, due to improper installation of the HVAC system, ten stories sustained water damage during July 2019.[141]

See section labeled 'other lawsuits'...

Would this be what is possibly contributing to what seems to be taking so long? Has Stefano come back from the grave to help drag this story plot line out a bit more? Will Marlena come to our rescue?

Ive always wondered how this building would handle an airplane running into it by accident. Even a Cessna hitting the top would do some serious damage. Like the 2006 Bellaire Apartments. A small airplane strike would halfway up it seems would slice the building right in two.

chris08876 Feb 10, 2021 10:53 PM

The PSI of the structure is quite strong. And I believe even stronger for 432 Park. Short of an Airbus or 737/747... would take quite a lot to bring this down. Damage...sure. A rich fella having his last momements as he sees the plane, and promptly enjoys his last moments with his dominatrix... that's about it.

Would take a lot to slice it like a chef slices celery.

This structure on a side note looks like it would be a nightmare if the fire suppression failed on the top 10 floors and the top 10 floors are on fire. Helicopter maybe?

Tell me more.

I would learn to rappel and keep a full kit near the bathrooms with the small lot line windows. Cut through the glass with a tool and rappel down safe from fire. There's almost no windows in the shear walls.

They did think about with the WTC. it was designed to withstand the crash and resulting fires of a Boeing 707. The planes that where flown in to the bindings where 767's about 2x the size. An rather unsettling there was a thread on airlines .net in 2000 (back when airlines .net was full of industry professionals) talking about what if a 767 crashed in to one of the towers the consensus what that it wold be quote catastrophic.

Visionist Feb 13, 2021 10:00 AM

I remember stumbling upon that thread a few years ago. The consensus was that an airliner would bounce off somehow, and that the carnage would be mostly in the plaza & streets below.

Of course, industry professionals or not, few knew the tower's perimeter columns were only connected together by four bolts at that height, and equally few truthers seem to accept it today. All the plane has to do, was defeat those bolts...

Is Airliners.net no longer used by pilots? Last time I was on there was the hundreds of pages discussing the Malaysian 772 that went missing.

It still has some but it is a shell of its former self. In the 2000's it was the go to place to discuss Aviation. But in 07 it was bought out by a company, one of the things they did was make it free again. For a wile the forms had a small fee to make an account just to keep the discussion quality as high as possible. This as well as a bunch of other factors caused the forums to decline to where they are no longer the best forum. r/flying has a lot of high quality discussion, and APC which to be fair was fairly active before airlines.net decline. But is grown a lot since then but it is VARY toxic.

And do you have a link to the info about the WTC bolts? I have not heard that before and that is interesting.

Luxury real estate boom in NYC: Manhattan sees its busiest week for sales of high-end homes in FIVE YEARS

By Megan Sheets
21:40 15 Feb 2021

Quote:

Manhattan's luxury real estate market recorded its busiest week in over five years last week as 38 properties with asking prices exceeding $4million found buyers.

The unseasonably high tally from the week ended Sunday, February 14, was revealed in a report from Olshan Realty, which called it 'a spectacular number by any standard'.

... Together the 38 deals totaled $351.5million, the highest weekly sum since December 2017, Olshan said.

The report shows a stunning rebound for Manhattan's luxury real estate market, which took a nosedive last spring when the coronavirus pandemic forced the city into lockdown and affluent residents began fleeing to the suburbs and beyond.
Quote:

The most expensive home was a penthouse at The Tower at Gramercy Square at 215 East 19th Street that had an asking price of $29.5million.

The unit features five bedrooms and six and a half bathrooms across 6,989 square feet, plus a 5,680-square-foot terrace that wraps around the unit.

The second-most expensive home to secure a buyer last week was a Walker Tower duplex at 212 West 18th St in Chelsea with an asking price of $27.8million.
Quote:

Strong showings in the luxury sector are part of a broader trend in New York City real estate, according to various recent reports.

One report from Corcoran Group showed that Manhattan apartment sales surged to a seven-year high in January 2021 with 900 contracts signed, up 28 percent from January 2020.

Corcoran CEO Pam Liebman said the latest figures are proof that New York City will return to pre-pandemic glory.

'New York has not lost its luster as the capital of the world. It's gotten beat up with COVID, but it's not going away,' Lieberman told the New York Post.

'As soon as Manhattan gets dressed up again and at full speed, I think it's going to soar.'
