The building’s lively façade incorporates a mix of red brick, gray and black steel plating, and composite wood materials. Beginning on the second level, select units will include balconies with glass and metal railings that overlook 29th street. The renderings also appear to reveal additional outdoor space above the fourth floor and on the roof.

Brooklyn-based developer Yisroel Greenfeld is listed as the owner behind the applications.

The proposed 100-foot-tall development will yield 25,458 square feet, with 19,677 square feet designated for residential space and 781 square feet for commercial space. The building will have 30 residences, most likely rentals based on the average unit scope of 655 square feet. The steel-based structure will also have a cellar and a 29-foot-long rear yard.

Mohamed Mabrouk of MHM Engineering PC is listed as the architect of record.

Demolition permits were filed in March of this year for the four-story building on the site. An estimated completion date has not been announced.

Updated renderings from Gerald Caliendo Architects offer a first look at an 11-story mixed-use building at 2 Mount Hope Place in Morris Heights, The Bronx. The development is alternately addressed as 1840 Jerome Avenue and will comprise a mix of rental apartments, retail space, and community facilities.

The construction site is located on the corner of Mount Hope Place and Jerome Avenue. Permits submitted to the Department of Buildings specify that the structure will encompass 149,784 square feet.

The façade incorporates white, beige, and dark brown paneling with what appears to be PTAC-fitted windows and dark metal mullions. The lower levels of the building are enclosed in floor-to-ceiling glass, as is typical for commercial retail.

Work is nearing completion on The Alfred on Fleet, a 12-story condominium building at 112 Fleet Street in Downtown Brooklyn. Formerly known as 167 Willoughby Street, the structure comprises 24,250 square feet spread across 23 units.

From executive architect Bricolage Design Associates and Boomerang Development Group, the property will feature no more than two condos per floor. Amenity spaces include a communal roof deck, bicycle storage, and on-site parking.

The façade of the structure at the ground floor appears to be comprised of tan brick masonry and floor-to-ceiling windows, as is typical for a lobby level. Above, the exterior transitions into dark gray cladding, windows with dark metal mullions, and large glass balconies outside almost every floor.

Neither the developer nor the design team have confirmed an estimated completion date for the project. Considering the current stage of development, early 2021 could be likely.

The new proposals also call for the preservation of all original exterior walls and partial party walls from ground floor to the roof. Previous proposals planned for the substantial removal of existing masonry walls, which drew ire from the LPC. The team will also restore, not replace, the original slate roof, the historic wood shutters of the second floor windows, and the historic balconettes also outside the second floor windows.

With regard to the “appropriateness” of the infill, the team had this to say: “From the mid-19th century to the mid-20th century, open space reserved for manufacturing uses yielded to dense, fully built blocks. The proposed infill addition is a continuation of historic, as well as current, district development patterns.”

In an effort to appeal to the LPC, new renderings illustrate a reduction of overall height from 133 feet to 102 feet, which translates to the removal of one full floor. The architects also removed the roof-level wind screen and reduced the typical floor height from 13 feet to 12 feet. Over all, the tower component will top out at eight stories.

The façade of the new construction imitates the envelope of the historic structure, and will now be comprised of terracotta with custom matte glazing, a range of red and gray brick, and minimal quantities of gray metal paneling.
