Now that looks nice! Although I don't agree with the adjacent parking structure being a stand alone structure (or nearly stand alone) and above grade. What? was the water keeping the builder from utilizing the ground underneath the building becuase of a little tiny thing called a water table?

I wish more new buildings would look like Cosmo or Embassy...grrrrr. I'm thankful for all of the contributions Bosa has made, but in my opinion, this new Bosa building is just another retread. Like it or not, Cosmo Square and Embassy are both unique designs.

I just love how we all turn into architecture critics whenever a new rendering comes out :)

I actually don't think Bosa's new proposal is bad looking. It doesn't make me go "Wow!", but it's far from being called ugly. I'm really liking the cool blue/green of the glass. As spoonman said earlier, at least Bosa is going for a slightly different look, i.e, no more "fins"!

We must be spoiled, because I'm sure other cities out there would kill to have this tower in their skyline, and here we are poo-pooing it....

I think this proposal looks like a hybrid of the proposed Solara Tower and the undercontruction Sapphire Tower -

Bosa does not mess around, and I think this will break ground sooner than we think. Look what happened with Bayside? Construction began without any warning.

According to CCDC, this project will also have 23,000sf of retail/commercial space.

I checked CCDC for info about Cosmo and Electra.

Comso is supposed to start in the "spring" of this year, so we might see something happen soon...or not.

As for Embassy 1414; CCDC only notes the time of completion, which is in 2009. The company behind Embassy has another small development under construction near Old Town which the company clearly chose to pursue first. That is not a healthy sign for this project. In my opinion, Cosmo has a much better chance of happening. I think we are all ok with that...as long as we get one of these.

Btw, where did this project come from? Was it recently approved by CCDC? If that action just took place I believe it will take several months to get final plans and specs done up by an arch & engineer. I suppose then they'll get a bid for construction and stuff. That could mean Spring 2008 for ground breaking. No?

^That is a good point. On this one though my gut tells me this building has probably been pretty well outlined already. This is going to be Bosa's 7th building downtown. They could be using plans from a building that they did in Vancouver for all we know...

The developer of Embassy is Constellation Property Group. They have a project in National City and have recently asked that city for a loan to get the project going.

Good question. I went back to the Sept 2006 CCDC board meeting and saw that a permit application had been submitted for the 1st and J project even before then.

shouldnt they be concentrating on thier "signature" tower that they promised to build downtown before working on other projects in the SD area?
