Let's hope they stay downtown for the foreseeable future. That's also good for the commercial market downtown since the Donnely will be closed and probably demolished (I think this is the one I'm thinking of...anyways the state building near City Hall and the County Building...you guys know which one I'm talking about). The worst thing that could happen at this point is that One Commerce Square is a temporary stopping point for those employees while a commercial park is developed elsewhere (I know that the state was at one time considering developing a park off of 385).

Isn't the FBI looking for a place? Why not the Donnely?

It would make sense for sure, but I believe the last article I read and posted here (July probably, but I don't know which page) said that Governor Haslam 's budget included the demolition of various state buildings including the Donnely, the Hull in Nashville, and a few others in East TN. I believe that the state calculated costs and found that they would save money demolishing rather than rehabbing. That's not to say that they couldn't be sold, but the state doesn't want to pay for upkeep of the buildings while finding a buyer. In addition to that a partial rehab would probably be wanted by most potential buyers and tenants before they would negotiate any type of transfer.

^^^Hopefully more will come to this than just a study that the city is conducting. I don't know what the City's budget will look like in two or so years when this would be closer to being actually considered, but for the sole benefit of the downtown Memphis economy, this would be very good. I wonder how the state would negotiate a sale like this...would they lease the building to the City of Memphis and leave the city responsible for the updates (this would happen regardless), or would they completely sell the building to the city or negotiate a land swap?

Hopefully the Donnelley building will see some adaptive reuse rather than abandonment or demolition. I think it's a rather appealing building, especially for its age. With some updates, I'm sure it could see many more years of service to the city (or whoever becomes the tenant).

it is good to see so much support for the hill building, and i have never bought the guff regarding the reasons for getting rid of it. look at emporis, and look at the number of nice buildings, even older than hill, that are very nice looking and functional.

another building, which will waste tax dollars, is the planned demolition of the very attractive high rise at the corner of adams and jefferson, i think. it is a former medical student dormitory, but is is really worth saving, incorporating into the women's and infant's hospital. there is no good, sound business practice for which to demolish this building. i am sick of seeing all of these spread out midwestern buildings that are more appropriate in some of the plain states or mountain areas. these are only two buildings that would or will be destroyed, if the state carries out it's real untold plan, and who will really be the winners. i think, at this point, 4 high rises are due to be demolished on union avenue, alone. 385 is headed exactly towards the sprawl that most knew that it would. it generally is always a load of dung, when politicians begin to worry about control of access to public parkways, near new developments, etc. the dealership for Jaguar would be much better for consumers and convenience near 240. there are other businesses already lined up for the outer beltway, should it ever be finished.

I did some snooping around on Google image search, and I believe this might be what the apartments under construction near the University of Memphis on Southern will look like:

The number on the building matches the street address, and it looks similar to what's there now. Time will tell.

^^^Nice find!

The setbacks also match with what has been constructed so far, so I would say that's it. I'm impressed with how they are built directly up to Southern. I'm not for sure how they'll turn out on the Patterson side, but in any case this is 100 times better than what was previously there.
