Seaport Channelside will become a cornerstone in the redevelopment of the northern end of the Channel District and contribute to the fast-paced urban renaissance of Tampa’s Downtown Channelside.

The development plan embraces an urban, high-density, mixed-use development that includes approximately 422 luxury residences on five floors, storage and 2,146 sq. ft. neighborhood retail/professional office space. Design includes attached structured parking for approximately 692 cars located in the center of the development that will be hidden from view. Additional parking is located along the perimeter of the development as well. Available residences will include one, two and three bedrooms and range in size from approximately 717 sq. ft. to 2,294 sq. ft.

The parking garage has been integrated within the center of the development to achieve several goals. First and foremost, the design incorporates a “speed ramp” that will allow a resident quick ingress/egress to his/her respective floor. Secondly, once a resident has entered his/her floor of the parking garage, he/she will be able to park and walk directly into the corridor providing access to the apartment home (no elevators).

florida probably has the same percent of failed projects as any other part of the country over the past twenty years. Sure weve seen a lot projects go up, but weve also seen alot fail as well. ie Trump Tower and sixten franklin, just to name a few.

im sure dubia even gets alot of failed projects

That's Aqualea going up on Clearwater. I think it will house a Hyatt (?) and condos in two towers.


Nice pics man... You should post some of those pics of yours over at the Tampa forum on skyscrapercity. I know that a good number of the Tampa members there just don't get over here much, and won't see them otherwise.

SimDag told buyers in October that it was close to getting financing from a New York hedge fund but that the fund would not move forward unless Trump dropped his lawsuit against the company. Another stipulation was that SimDag get buyers to sign new two-year contracts.

Dagostino said Thursday that he had $70 million in new contracts and hoped to have about $80 million in contracts before closing on the loan. The company originally had $137 million in signed purchase contracts, he said.

"Buyers have responded wonderfully," Dagostino said. "The tower will happen. And it's got to be Trump Tower. It can't be Frank Tower."

Trump filed suit in May, saying SimDag breached its contract by not starting construction on time and by failing to make monthly payments to Trump, as stated in the $2.8 million licensing agreement. The agreement also stipulated that Trump would get a 50 percent cut of profits from the sale of luxury condominium units planned for the project.

Attorneys for SimDag and Trump have jointly asked for - and received - two extensions for the filing of SimDag's legal answer. In November, U.S. District Judge James Whittemore said he would not approve another extension.

If the two parties did not reach an agreement by Jan. 2, the judge said, he expected them to move forward with the lawsuit.

That gave SimDag no choice but to defend itself in court, Dagostino said, stressing that Trump said he won't drop his lawsuit until the financing for the tower is in place.

Trump Tower Tampa was announced in January 2005. It is planned for riverfront property along Ashley Drive in downtown Tampa.

Trump filed his own legal documents Wednesday, seeking to drop two of SimDag's original partners from his lawsuit.

This site, adjacent to the St. Pete Times Forum, was secured by the City of Tampa through a grant from the Florida Communities Trust.

When the History Center went before the Hillsborough County Board of County Commissioners in 1998 to ask for $17 million in CIT funds, it pledged to present a sound business plan and to raise a permanent endowment of at least $11 million from private donors. Since agreements were formally signed in 2004, the private initiative has evolved into an even more substantial capital campaign, with a current goal of raising nearly $32 million, which the Center is on its way to securing.

The facility is scheduled for completion in December 2008.

Walbridge Aldinger, one of the top 50 construction organizations in the country, joins museum architect E. Verner Johnson & Associates and noted exhibit designers Christopher Chadbourne & Associates to complete the team for the delivery of the long-awaited regional history museum.

looks like we should be seeing a new condo development going up soon. cause the old 2 story appartments have been torn down.

the site is located on prime real estate. The location is sandwiched between the newer "Parkside of One Bayshore" and "345 Bayshore Boulevard

Wow. I must've missed that somehow. I drive down Bayshore every evening. I'll have to look next time. I actually liked those apartments. They had an old Tampa look to them. Can't wait to see the new tower, though.

I only noticed the demo because a friend of mine that lives in Parkside of One Bayshore through a party on new years

I doubt that Crescent is breaking ground any time soon on that project. They got the zoning approved some time ago for 19 and 8 story towers, and there is way too much condo stock available elsewhere on Bayshore, Harbour Island and DT.


btw, very glad to see the apartments go, and looking forward to their replacement. The apartments closely resembled well kept public housing, and were an eyesore on classy Bayshore Blvd imo.

In the center you can see 100 North Tampa Street. It's the tallest buliding in Tampa, and the tallest on Florida's Gulf Coast. It's 579 feet, 176m.

The foundation mat of the building is 9 feet thick, weighs more than 35 million pounds and contains enough concrete to pave a 2-lane highway 8 inches thick and 2 3/4 miles long.
100 North Tampa's exterior features polished Rosa Dante granite (quarried in Spain) and pewter tinted glass. Architectural features include articulated granite conices, sculpted corners and curved bullnose shapes on the north and south ends. Set back at the 38th and 40th floors, the building peaks in gables surrounded by metal grillwork and is topped by a Gothic-style green standing seam metal roof.

The granite arches that frame the building entrances are 40 feet high.

Twelve high-speed, computer-controlled elevators serve the office floors, and three equally sophisticated elevators link the garage levels to the main lobby.

HKS Architects of Dallas designed the building, and Beers Construction of Atlanta was the general contractor.

Each office floor features 12 corner offices. There are approximately 22,000 square feet of office space per floor on floors 16 through 37; 17,577 square feet on floors 38 and 39; and 13,037 square feet on floors 40 through 42. HVAC and other mechanical systems are concealed by the roof, on the 43rd level.

100 North Tampa was awarded BOMA Building of the Year Award in 2000, 2001, 2003, 2005 & 2006

The building features 552,000 square feet of leasable space and 13 levels of fully-enclosed parking for 603 vehicles.

Construction of the $108 million project began in May, 1990 and the building opened in July, 1992.

I can give you a bump. Who can tell me about the Trump project here? I recall it was supposed to top your current tallest and that was a few years ago. How come it never materialized?

There were problems with the soil. By the time a fix was formulated, the real estate market collapsed. Call it another victim of the global financial crisis.




"Cost overruns won't be the only obstacles Related [the development company] faces. Soil issues at the site, unpaid contractors and a general perception from the community that the 52-story luxury condominium tower will never be built also stand in the way of making the tower a success."[2]

On May 30, 2007, Donald Trump demanded his name be removed from the project, and sued the developers for over $1 million in unpaid license fees for the use of the Trump name. On the same day, the phone at the developer's office was listed as disconnected. The project's future is uncertain.[3]

As of June 7, 2007, the web site for the project states that the developers intend to continue the project, are meeting with unit buyers and are seeking new financing.[4]

I just looked at a model condo unit at the SkyPoint on Ashley. It was a two bedroom, 2 1/2 bath unit facing South. It was very, very nicely done. Floor to ceiling windows were dramatic. The layout was good. Spacious, yet only 1200 sq.

However, once you go out the front door of the building, Downtown Tampa is still pretty empty of urban life. I know it is coming, but not much there yet.
