Drove through Tempe Saturday evening to check out the progress of stuff. I had no idea how much streetcar track had been installed. They are moving fast! Plus, all the smaller developments going up along Apache towards Mesa. Looking really good Tempe! :tup:

Looks to be about 12 stories tall.

I guess the Hayden is officially dead even though is still on the site in the "Plans approved" section exact same address?

I believe its the same developer except there is now no condo portion to the development as the developer for that portion backed out last I heard.

oh yeah I forgot about that! We went from having a lack of hotels to almost having too many now. I really wish they would have kept the condos because that is what we are really lacking.

Signage is up for an Orange Theory fitness location in the last remaining retail space off University at the Union. Their ability to fill the retail space quickly has been impressive.

There is an RFQ/RFP out by the City of Tempe for a master plan for the Southbank site next around the Pier. Calls for high density, high rise residential, high rise hotel & office with ground floor retail and lakefront activation. May see this thing get off the ground after all!

That's a great tenant for The Union. Amazing what happens when you spend the extra $ to build quality developments.

It had a lot to do with market timing, but if University House (The Hub) wasn't as value engineered they could have had Sauce & Orange Theory instead of Dickey's BBQ. Their corner retail space is huge and still has the original dirt on its floor.

I always thought a sports bar would be perfect in this spot. Like BWW or something. Also always thought it’d be cool if Four Peaks moved their 8th street to the Mill.

Any sort of large pizza/burger place with a good selection of beer/spirits would probably do good business there. I know that there is something developing at the Tempe Transit Center right there at the light rail station, and I don't think it's that sort of place.

With the new multipurpose stadium going in I would hope that Novus integrates more bars for sporting events with three of the biggest sports all playing nearby (football, basketball, hockey). Would create a great atmosphere year round.
