Hines improved the Levit Green development from those initial marketing renderings. The street level pedestrian realm and parks are a huge improvement and there are still lots of highrises planned for this site as well since its 55 acres.

Those marketing renderings from many years ago had only one big tower and other average height towers (which BTW the current plan still has those avg height towers) but it was never a real proposal. Just a marketing flier of what can go there and the buildings were tacky and less engaged in their street level design. The only thing it had going for it was that one building had a very good height.

The Hines development now is significantly better and much higher quality in every way. There will be plenty of towers, mid rises, parks, and other amenities in it.

When you look at the old plan vs the new plan, you'll see that only one of the towers in the original rendering were very tall. The new plan does have shorter buildings than the old plan but the difference is a few floors and not significant. The only actual loss from the old plan to the new plan is that one very tall tower.

We haven't seen a full project scope of renderings for the new plan yet but from what I have seen it will have plenty of midrises and highrises. The highrises are prolly in the 20-35 floor range. In the old plan they seemed to be 25-40 floors not including that one very tall tower which was/is an aberration for both plans.

The loss of a few floors is more than made up for with the better pedestrian environ with greenspace, lakes, and walkways. The old plan lacked as much greenspace and didn't seem to include any lakes. These things go a long way in creating a sense of place for people to identify with.

IMO the new plan is much better and more ambitious, even if it is a little bit shorter. IMO Houston isn't in any dire need of tall towers since it already has an abundance of them. What Houston is lacking is more pedestrian realms and pedestrian friendly areas and this Levitt Green plan gets an A+ for that. The old plan had a lot of surface parking, concrete pavement, and roads. The new plan replaces those with greenspace, lakes, parkland, and outdoor pedestrian malls. That's a high quality upgrade, not a downgrade. It's easy to build a tall skyscraper, it's much more challenging to build an engaging urban city environment IMO.

It would be nice to see some tall buildings but it would be nicer to see Houston begin connecting all of its skylines and filling the gaps in between. If/when Houston begins doing that, it will look atypical for an American city, especially with its no zoning format, and will look like a mega beast from another continent. This Levitt Green plan is another step towards that since it replaces a 57 acre lot that currently has a 1-3 story distribution warehouse and lots of surface parking lots built around concrete with midrises, highrises, and greenspaces and pedestrian malls at the ground level. It will do its part to surround Hermann Park with more highrises, thus giving Houston its own version of Central Park. A top park with plenty of culture and amenities surrounded by a wall canyon of highrises. This will also stretch the Museum District's now rapidly growing skyline and will fill in a big hole from DT to TMC.

Is this good or bad?

I guess it is better than nothing.

At 750 feet it will become the second tallest in Uptown Houston. Surpassing both of the tall towers on San Felipe and only behind Williams Tower (901 feet).

This is just what Uptown needs, this project with 3 highrises.

Nice, Transco Tower getting a proper little brother. Completion date 2024.... good chance O&G has recovered and the 610 upgrade is complete.

Hopefully this pans out. There've been a lot of proposals for that lot but cautiously optimistic if it has a spring groundbreaking date.

The Embassy Suites is like 8 years old. I think completed in 2012. It's not going anywhere but this building will wrap around it and hide that monstrosity.

Also, this building is pretty good looking. I really like it. Wish it was 40 stories taller.

Really surprised it's another office building with the glut, but Skanksa knows what they are doing. As I mentioned about the proposed McNair residential, probably trying to time it for when O&G/commodities come back.

Right now I think Life Tower is going up, but I haven't seen news on the Horizon tower. But that will be an impressive project when complete.

I absolutely adore 1550 on the green but I am anxious about high office vacancies. I kind of wish it was residential instead.

I loved the original design, but I’ll take this one.

I like that the buildings on Westheimer are more reasonably scaled for the area and the high-rises are more set back.

Is that where Mattress Firm/ Half Price Books are? That shopping center? As nice as this is, I am torn because underneath is an art deco façade that could be brought back to life. Still, that is an amazing project.

This new one is a significant step down i think... but ill take it too i guess... the original was a real head turner for sure.

I hear ya but this has been such an underwhelming shopping center for decades. Another major project is well underway catty-corner from this (HAIF:Montrose Collective). Two mixed use projects plus the two high rises by the Greek Church, this area of Montrose/Westheimer getting a major update. Maybe they'll have upgraded this stretch of Westheimer by 2030...

There are many areas of Houston city proper that I love, but Upper Kirby ranks near the top, especially the residential side streets.

It's pretty unique with bungalows, big brick houses, art deco, and modern townhouses. I think the big thing is the Upper Kirby management district has done a great job of updating streets and sidewalks.
