The condos at the Exxon site is one development. EastBanc is also developing the luxury condos at 1055 Wisconsin Avenue, right right above the C&O Canal. Between these two developments, the waterfront park, and the conversion of the heating plant into luxury condos and a new park, the death of Georgetown has been greatly exaggerated.

Agreed, super excited about the pedestrian and transit improvements listed in that recent Georgetown Forward Plan/Article. Really solid stuff in there (streetcar, metro station, widening sidewalks etc)

Yeah, but georgetown sucks as a shopping destination. That's why I usually don't go there to shop. M street ruins it I feel. Too busy and sidewalks too narrow. Not pleasant. DC needs a better place for their premier shopping street and Georgetown should remain as a secondary shopping node. Fix M street, i.e divert the downtown through traffic underground into a tunnel and reduce the lanes on M two 2, then we're talking. The street is just way out of proportion. For such a wide street, the buildings are too low and it looks like rather provincial and not very 'capital' like. The Whitehurst also needs to go. A tunnel underground would be the solution to all the problems . However, downtown shopping should be in downtown imo, and georgetown should not be all DC can offer for big city shopping. F should be the new M street, or some other decent downtown street with slow traffic and big sidewalks.

Capitol Riverfront/Navy Yard updates
 
There is a lot going on in our part of DC. According to JD Land and the Washington Business Journal, there is a hotel proposed for the lot at Half and M Street SE. There is another hotel under construction (construction started within the past few weeks) directly north of Nationals Park, at First and N Street, SE. Additionally another hotel is under construction on the other side of South Capitol Street, at 4th Street SW, next to I-695 and the NASA headquarters.

"Hilton Worldwide has reached a deal to open a 195-room Homewood Suites less than a block from Nationals Park's, one of a handful of new hotels in the works by the stadium.

Hilton is teaming up with a development group including Bethesda's Englewood LLC, which plans to develop the 11-story hotel at 50 M St. SE. Englewood and its affiliate, KGC 50 M LLC, acquired the site in May for $13 million from MR Ballpark 6 LLC, a partnership between Monument Realty and Lehman Bros.

Englewood conceptually envisioned building a hotel on the site soon after acquiring it but has spent the months since shaping the project details. Englewood President Ken Finkelstein said he believes the brand will be a strong fit for the area, drawing on sports enthusiasts, out-of-town visitors and those in town on business..."

After $110M buy, JBG plans something big for Dupont Circle

Capitol Riverfront/Navy Yard photos
 
Here are a couple of photos I took of two developments under construction in the Capitol Riverfront/Navy Yard neighborhood. First, construction has started for Forest City's Parcel N. This is directly next to Bluejacket and next to the Foundry Lofts. 327 residential units are planned as part of this development.

Toll Brothers' River Parc development on 1st St SE has almost reached its maximum height. I've been very impressed with how quickly this is being built, with more than a floor added each week. This will have 277 residential units.

Federal Center SW/L'Enfant office development
 
Here is a photo I took a few weeks ago of a 12-story office building under construction at 6th and D Street SW. This replaces a drab 1960s-era office building. By itself, this is nothing too significant but with the L'Enfant mall redevelopment, the modernization of the hotel at L'Enfant Plaza and the construction of a new Hyatt (http://southwestquadrant.blogspot.co...-e-street.html) at 4th Street SW, there is some significant development and improvement underway at Federal Center SW/L'Enfant.

A plan to redevelop Dupont Circle’s Patterson House got the design go-ahead from the Historic Preservation Review Board (HPRB) on Thursday.

Somerset Development Company with New Community Partners, Jonathan Rose Companies (“JRCo”), and the Rose Green Cities Fund purchased the 48-unit HUD Section 8 housing Portner Place Apartments next to the Reeves Municipal Center in September 2013.

The project is still in the early stages. The committee approved the initial concept, but District Source reports that the project will go before HPRB in March, and will require a planned unit development that will likely be filed in April.

I like this new Jonathan Rose + Citi fund's style: they buy affordable complexes in gentrifying parts of gateway cities, keep them affordable (note that there will be 2X as many tax-credit affordable units on the site, while overall unit density is going up 7.6X), cut costs through energy efficiency, and add units when possible. (They also purchased Channel Square in Southwest, but I don't think new units will be added there.)

"Developers are hoping to break ground on a ten-story, 123-unit building east of Mount Vernon Triangle in August or September of this year.

The development, which is requesting several zoning variances, received ANC 6E’s support Tuesday night, and will soon go before the Board of Zoning Adjustment (BZA). The mixed-use building at 1031 4th Street NW (map) will have ground-floor retail that the developers said will potentially be occupied by a “fast-casual” restaurant.

The planned building, which is being developed by Blue Skye Housing, Paramount Development and Ellisdale Construction with architect BKV, stretches 110 feet tall, with mostly one-bedrooms..."

Thank you for posting. My girlfriend and I went to dinner with some friends on 14th Street on Saturday evening and it looked like Trader Joe's is ready to open within a couple of weeks.

It is really unbelievable how much is happening on 14th Street, U Street, and Shaw.
