I agree. Although, he seems content having the highest occupied floor, I’m hoping he resurrects Signature Tower at some point.

This exterior design is just cold and underwhelming. The curve part is okay but other than that it’s just meh. Any city would welcome a 600’ tower but Nashville developers always seem to sacrifice height and go long (and length makes it appear even shorter). A taller (even 650’ since the city fathers are allergic to heights) more slender building with a nice roofline scheme or even a crown would make it stand out.

Metro Council approves Oracle deal on East Nashville riverfront in final hurdle for $1.2B development

Metro Council members voted unanimously Tuesday night to approve the development plan of tech giant Oracle Corp. in East Nashville, clearing the last hurdle for a historic $1.2 billion investment on Music City's industrial riverfront.

Metro Council's approval Tuesday night means Oracle can now begin its work on a more detailed design of its 65-acre riverbank campus, according to company spokesperson Jim Murphy. Construction could begin as early as June.

The development, hailed by some supporters as "transformational" and "once in a lifetime," marks the biggest economic development deal ever made in Tennessee. The proposed investment will transform the cityscape along the East Bank of the Cumberland River into the city's largest business hub.

It is projected to bring 8,500 jobs to it's southeastern hub along with 11,500 ancillary jobs. It would be built at the new River North development on the East Bank and near it's great housing stock and neighborhoods along with a new mixed use development on the waterfront called The Landings.

Some details of the deal include;
  • An upfront $175 million infrastructure investment from Oracle. That includes streets, parks, greenways, a pedestrian bridge from the Oracle campus to Germantown and an expanded sewer system.
  • A 50% property tax discount
  • Metro government also has signaled its intent to use half of the annual property tax revenue generated from the site to pay for affordable housing elsewhere
  • Two long tunnels under I-24 will allow traffic and pedestrians to connect with East Nashville

The Landings has already started construction. Oracle stated at the meeting last night they are planning to break ground on their campus by the end of June. Much of that will be new streets and other infrastructure at first. Not clear on when they plan to start their actual buildings or the bridge to Germantown.

Highwoods announced their plans for the former Tennessean site. A 41 story residential tower, and a 28 story Office tower. Dubbed Gulch Central, Highwoods hopes to have a tenant in hand and start construction within the next 12 months.

This just came across my NBJ twitter feed. Two more towers. With all the proposed towers, the CBD will have over 60 towers of 300' or more by 2025. It's a great time to be in Nashville TN!

It's called Gulch Central, which is appropriate for its location between North/South Gulch. It fronts Broadway and connects the new towers of Midtown with the new towers of Downtown. Nashville's exploding with growth and development.

There's a total of 920,000 s.f. of office space in twin towers and low rise buildings
920K s.f. of office space in a 28-story and 6-story buildings
A total of 350 unit residential tower of 41-stories
40,000 s.f. retail in 6 story building on 'lower' level of the property; fronts 11th Avenue
Green space and pedestrian/bike connectivity between Broadway and 11th Avenue (lower level) of the Gulch

I recall certain "experts" on the forum saying this would never get off the ground.

Very excited for this development!! It offers a little bit of everything, uses the space available to it very creatively and efficiently, put all parking underground, and even addresses the street with retail on multiple sides. Oh, and not to mention it is a rather handsome design! This will do wonders for serving as a physical connection between downtown and The Gulch.
