Plans submitted by Ironstate reveal they hope to build a 25-story, 341-unit project at the property that would be called Journal Square Urby. The structure would rise 265 feet and include a 2,607-square-foot café space on the ground floor fronting Summit Avenue. It would consist of a 2,085-square-foot pool deck, a separate 1,320-square-foot indoor space that includes a communal kitchen, and another 1,700-square-foot outdoor space.

Journal Square Urby will be the fifth development of the brand to hit the NYC-metro market and the second in Jersey City. It follows launches on Staten Island’s north shore in 2016, the 69-story Jersey City Urby waterfront tower in partnership with Mack-Cali in 2017, Harrison Urby in 2017, and Stamford Urby in 2019.

Ironstate says their latest Urby is currently in design and tentatively scheduled to break ground during the third quarter of 2020, with initial delivery anticipated for 2022.

Renderings reveal an eclectic architectural design. The main bulk of the tower features a play on International Style architecture, with a central core of glass and black metal with light-colored vertical accents, some of which are spaced irregularly. Surrounding this is a massing of similar style but featuring a red finish, and topped with lush greenery. Closer to the base, a black metal-clad section incorporates a staggered fenestration akin to more contemporary styles. In the illustration below, one of the elevations is shown covered in a massive abstract mural.

Journal Square Urby’s amenity spaces include a yoga studio, indoor and outdoor lounge areas, a roof-level pool deck, a communal kitchen, and a fitness center. Publicly accessible space within the building include a 2,607-square-foot cafe on the ground level. The small leasing office will occupy an additional 1,349 square feet. In total, the new tower will comprise over 19,000 square feet.

As first revealed by Jersey Digs, construction is expected to break ground in the third quarter of 2020 with occupancy beginning in 2022. This new building is the fifth development from Urby following previous locations in New Jersey including on the Jersey City Waterfront and Harrison, as well as Staten Island, and Stamford, Connecticut.

Can confirm, was at the site yesterday. It's got excavation/foundation work going on. Will post photo later.

Great to hear. Absolutely amazing what's happening in Journal Square. Tens of thousand or more new residents in a short amount of time. I remember the low-rise buildings on the site before they were demolished to make way for Journal Squared. Very different place back then.

Very ugly building. Looks like a 1960s era modern building.

i’d rather this was news about phase two and three of the waterfront urby jenga trilogy towers. oh well. this one is ok i guess.

Phase II and III of waterfront Urby are happening too. They just submitted some revised permits.
