Plans submitted by Ironstate reveal they hope to build a 25-story, 341-unit project at the property that would be called Journal Square Urby. The structure would rise 265 feet and include a 2,607-square-foot café space on the ground floor fronting Summit Avenue. Under the plans, a new entry plaza would be constructed between the proposed Journal Square Urby and the adjacent Saint Demetrios Greek Orthodox Church.

The project, designed by Madison-based HLW Architects, would consist of 159 studios, 122 one-bedrooms, 15 two-bedrooms, and 45 three-bedrooms. Urby’s living concept is designed to encourage neighborly interaction, so several prominent shared spaces are included in the building to encourage social interaction and a sense of community.

Journal Square’s variation on Urby would include a second-floor gym facility and a sprawling roof deck that includes several amenities. It would consist of a 2,085-square-foot pool deck, a separate 1,320-square-foot indoor space that includes a communal kitchen, and another 1,700-square-foot outdoor space.

Renderings Revealed, Timeline Announced for Journal Square Urby

Jersey City’s planning board granted final site plan approval last year for the project, which will be developed as a partnership between Ironstate, Panepinto Properties, and Kimmel LLC. A new tower will rise 265 feet at the corner of Summit and Pavonia avenues under the plans, while a new entry plaza between the development and the adjacent Saint Demetrios Greek Orthodox Church will be constructed.

The development will include a total of 340 market-rate units consisting of 159 studios, 120 one-bedrooms, 16 two-bedrooms, and 45 three-bedrooms. Amenities inside Journal Square’s variation on Urby include a second-floor gym facility with an attached yoga studio and a sprawling roof deck featuring a pool deck, dog run, an indoor space sporting a communal kitchen, and a landscaped patio area.

While Journal Square Urby does not include any parking on-site, the development’s ground floor will sport a 2,607-square-foot café space fronting Summit Avenue. 1,349 square feet of office space meant for a leasing facility is also featured in the design. An early conceptual rendering of the development included a mural on the Summit Avenue side of the building.

Journal Square Urby will be the fifth development of the brand to hit the NYC-metro market and the second in Jersey City. It follows launches on Staten Island’s north shore in 2016, the 69-story Jersey City Urby waterfront tower in partnership with Mack-Cali in 2017, Harrison Urby in 2017, and Stamford Urby in 2019.

Ironstate says their latest Urby is currently in design and tentatively scheduled to break ground during the third quarter of 2020, with initial delivery anticipated for 2022.

Journal Square has come a long way. I like the refined renderings and what this will bring for the area.

First Renderings Revealed Of Journal Square Urby At 571-577 Pavonia Avenue, In Jersey City

Quote:

Journal Square Urby will soon break ground following approvals from Jersey City’s Division of Planning. Located at 571-577 Pavonia Avenue, the building will rise 25 stories and contain a mix of rental apartments, amenity spaces, and dedicated office space for the on-site leasing team.

From HLW Architects and Amsterdam-based design studio Concrete, the building will contain 340 market-rate apartments that range from studio to three-bedroom spreads. Ironstate Development is working in collaboration with Panepinto Properties and Kimmel LLC to fund and complete the new development.

Renderings reveal an eclectic architectural design. The main bulk of the tower features a play on International Style architecture, with a central core of glass and black metal with light-colored vertical accents, some of which are spaced irregularly. Surrounding this is a massing of similar style but featuring a red finish, and topped with lush greenery. Closer to the base, a black metal-clad section incorporates a staggered fenestration akin to more contemporary styles. In the illustration below, one of the elevations is shown covered in a massive abstract mural.

Journal Square Urby’s amenity spaces include a yoga studio, indoor and outdoor lounge areas, a roof-level pool deck, a communal kitchen, and a fitness center. Publicly accessible space within the building include a 2,607-square-foot cafe on the ground level. The small leasing office will occupy an additional 1,349 square feet. In total, the new tower will comprise over 19,000 square feet.

As first revealed by Jersey Digs, construction is expected to break ground in the third quarter of 2020 with occupancy beginning in 2022. This new building is the fifth development from Urby following previous locations in New Jersey including on the Jersey City Waterfront and Harrison, as well as Staten Island, and Stamford, Connecticut.

I have this marked as under construction, but any independent confirmation of this?

Can confirm, was at the site yesterday. It's got excavation/foundation work going on. Will post photo later.

Great to hear. Absolutely amazing what's happening in Journal Square. Tens of thousand or more new residents in a short amount of time. I remember the low-rise buildings on the site before they were demolished to make way for Journal Squared. Very different place back then.

Very ugly building. Looks like a 1960s era modern building.

Gonna have to disagree.
It's very "plain" yes, but not ugly.

I hate to be a downer but yes, with the black glass and the white strips. Not my type.

If you want ugly, you should see what it's replacing... https://goo.gl/maps/qSF2ZHzJzg5Dtehe8
