This is a fairly big deal for Pioneer Square. It's a neighborhood defined by stadium events, homeless, bars, and rug shops. It's still an arts community though that's diminished. Lately it's become a major diversified tech haven. But it's had relatively few plain ol' residents who aren't destitute. The 500 (eventually 750) housing units won't turn it into a beehive, but it'll be a little bit of glue to hold things together, attract some everyday retail, etc. Further, as shown in the diagram, Downtown's largest parking lot will be half as big, kept unfortunately by the stadium to use for events, staging, parking, etc.

PS, although the base structure is under construction, the 25-story one can't be called under construction because it doesn't have a building permit. But when it does, it'll join a small flurry of highrises of similar height. Apartments of 24, 24, 24, and 24 stories are underway on the northern fringe of Downtown. Nothing taller yet, though the 40-story 815 Pine apartments are supposed to break ground next month, and the 40-story Insignia Phase 1 condo was rumored in the paper in March to be planning a May start. A 30-story apartment was also talking about a May start but appears to be a few months off as they just got a conditional land use permit.
The current flurry is about 3,700 units under construction in a 2,000-acre version of Downtown Seattle, plus about 600 units recently completed. That's certainly in boom territory by our standards, and appears to be continuing at a good clip with a lot more starts planned for this year, not to mention an ongoing flurry working through entitlements for next year. |

Correction, I heard about one more start (counting demo here) and also remembered a few more...it's over 4,000 underway in that 2,000-acre area.

Actually, this one can be moved to the under construction section as Phase 1 is already underway.

The Phase I podium and 10-story apartment are underway. The south tower (on the podium) will start when it gets a building permit. The north tower (same podium) is a ways off.
