Someone (Realty News, I think) gave a summary of the 17 million sf of new space under construction. Supposedly there are lease commitments for all but 7.5 million sf, which surprised me, as it means 10 million sf have been pre-leased. Some of the buildings won't be delivered for 2-3 years. Is 7.5 million sf of uncommitted new space going to tank the market, or is another shortage looming a couple of years down the road?

^ HA! I knew something like that was going to happen. I would have been VERY surprised if that swoopy style would have been finalized. Houston developers like boxy designs. I could see the previous design going up unchanged in Dallas where they are more daring with their architecture but not here.

The Houston-based developer, which builds luxury apartment projects around the country, has been ramping up its activity in local multifamily market since 2010, building high-end projects like Hanover Post Oak in the Galleria area. However, now that oil prices have nosedived — from more than $100 a barrel in July 2014 to less than $50 in January 2015 — capital for new projects is drying up. In August, Hanover shared plans to build a 30-story, 300-unit luxury apartment tower in the Upper Kirby area. Hanover had a 1.65-acre parcel under contract near Kirby Drive and Steel Street.
