Someone (Realty News, I think) gave a summary of the 17 million sf of new space under construction. Supposedly there are lease commitments for all but 7.5 million sf, which surprised me, as it means 10 million sf have been pre-leased. Some of the buildings won't be delivered for 2-3 years. Is 7.5 million sf of uncommitted new space going to tank the market, or is another shortage looming a couple of years down the road?

Overall, the list looks good. I just wish more were under construction in downtown. Only 6 over 200 feet are under construction from the list if you remove the Skyhouse. I know that there are also some mid-rises going up in downtown, but I just wish there were more.

To put in perspective, this is the largest downtown boom since the 80s.

I'm aware of that. This is certainly a big boom for downtown Houston. But the ratio of only 6 of the city's 29 under construction buildings over 200 feet being in downtown seems low to me and I wish that more of those were being built in downtown.

You are correct. Michi posted photos of the Residences at Market Square, which just started construction. One Market Square is the office tower that used to be known as International Tower. Most believe that that one is dead.

Houstono Jan 22, 2015 12:58 AM

I believe that One Market Square may NOT be dead. I believe that it just might be a large delay of construction.

I'm used to it by now. Sticking everything tall downtown used to be a fantasy of mine but my will has been broken and now I just see it as passé. I'm all for density but being atop an especially tall highway intersection or building at a viewpoint where many of Houston's various skylines seem to connect to create one mega skyline always excites me more than just seeing the solid mass that downtown is as I approach it.

^ HA! I knew something like that was going to happen. I would have been VERY surprised if that swoopy style would have been finalized. Houston developers like boxy designs. I could see the previous design going up unchanged in Dallas where they are more daring with their architecture but not here.

Previously serving as a campground for soldiers training for World War I, Memorial Park has been a central green space for the city of Houston since its inception in the 1920s, but extensive use and a major drought have left parts of it in need of repair.

The goal is to invest at least $150 million through the Uptown Houston Tax Increment Reinvestment Zone, which was recently restructured to include Memorial Park, as well as funds raised by the Memorial Park Conservancy and private donations, said Sarah Newbery, Uptown Houston's project director for Memorial Park. Altogether, the money invested into the park will top $200 million over the next 20 years.

That looks awesome! But let's not forget that this is Houston where it is tradition to design something cool with the express purpose of not building it. So my money is that we will see a revision to the design soon to where it will ultimately look like this;

I should change the heading to under construction or very recently completed. I thought I had read that the Sovereign, while leasing, was still under construction. But that appears to have been outdated.

On One Market Square, I meant to list the apartment building known as Market Square Tower (and I included the wrong height as well.) I'll correct the post.

Amid plunging oil prices, luxury apartment developer shifts focus away from Houston

The Hanover Co. is holding off on developing new multifamily projects in Houston amid plunging oil prices.

The Houston-based developer, which builds luxury apartment projects around the country, has been ramping up its activity in local multifamily market since 2010, building high-end projects like Hanover Post Oak in the Galleria area. However, now that oil prices have nosedived — from more than $100 a barrel in July 2014 to less than $50 in January 2015 — capital for new projects is drying up.

In August, Hanover shared plans to build a 30-story, 300-unit luxury apartment tower in the Upper Kirby area. Hanover had a 1.65-acre parcel under contract near Kirby Drive and Steel Street. The company was hoping to close the land deal in early 2015 and begin construction in the summer.
