Heartening to hear Maria Pearson pushing back against NIMBYs.

This one got a complete redesign, here's some new renderings... yikes.
https://i.imgur.com/ghvrqcw.jpg source https://i.imgur.com/1WVRj1o.jpg source https://i.imgur.com/LjeLVFM.jpg source The development is called "The Independent", unit's start in the 500s. |
Wow, I am reaching to think of a development that is as unimaginative as this proposal.
|
Trying to think of something nice to say...
Nope |
The dude cooking on the little barbecue seems like he's enjoying it.
I look at this... and think "do my eyebrows need a trim?" |
...the cladding looks nice?
|
Much needed density, happy regardless of how it looks, not looking to complain.
 |
Looks kinda Scandinavian, Ikea furniture will pair very nicely! Honestly I don't mind the look of these but $500,000 starting price seems absurd!
|
they start as 800-900sf units so it makes sense. These will likely be 2+den units. an 800sf unit for $500k is $625/ft, which is very, very, very low for a new build condo. It actually shows how this can be a quite affordable way to build.
The density is indeed good here, but it's only 32 units, not massive. Better than nothing I guess. |
Could be a lot of demand for those charcoal bbqs with 32 units. Hope they have at least four more hah.
|
I guess this is really no worse than any of the mid-20th century 3-4 floor walkup apartment buildings you see all over the city, though I prefer their brick facades rather than the panelling. Some of them may end up looking just like this if they're re-clad.
Set back from the street these won't be that prominent either. |

I mean this is suburban Stoney Creek, surface parking should be expected to a certain extent.
It SHOULD be shielded from the street though. Right now these buildings "front" onto the private driveway and but their sides to the street. It won't be a very attractive development from King. There definitely shouldn't be surface parking between the buildings and the street. |
Hopefully those trees at the front of the lot don't all get cut down. Some will to make way for construction equipment, but if they can keep as much as possible (especially the bigger ones) it will help hide this and its parking lot.
