It would seem that 111's gonna block the new Tappan "Not Mario Cuomo" Zee Bridge.

(I just prefer calling it by its proper designation. I'm as apolitical as they come.)

Mario Cuomo was one of the most venerated governors of NY. Further, the old bridge’s actual name was not the Tappan Zee. It was the Gov. Malcolm Wilson Bridge, and he was quite a racist.

Also, bridges are uniformly renamed by the government at its will. Consider the Robert Kennedy Triborough Bridge or the Ed Koch Queensborough Bridge.

Lastly, the former bridge, which was once known as the Tappan Zee, is being razed. The Cuomo Bridge is a completely different structure.

Gotham is in a league of its own!

The exciting part is that we also have 80 South, which will be slightly taller and in terms of aspect-ratio, will have a similar effect downtown. So Midtown, and I hope eventually, downtown, will have two trophy towers that excel in aspect ratio.

I’m not holding my breath for 80 South St. I think that the current owner will sell the lot, and it won’t be developed until the current condo supply eases.

Barely past the halfway point

Currently at floor 60 and 778 feet. Believe it or not, 4 floors above this point is where the second setback shows up.

I remember thinking the buildings looked so tall in that movie. It's crazy that there are buildings almost 3 times the height of the ones in that shot going up right now.

If you want a blast from the past, check out the skyline mass in "New Jack City".

This is the intro: The city looked provincial back then. So much has risen. Jersey City back than was still a small farm town, full of banished New Yorkers.

Video Link

Also, check out the skyline here. A nice peak also at C.Park South. Fortunately, this hasn't happened yet... so we are okay, but if it does, may the beam strike a Kaufman tower. DoBro was still in its infancy.

Pardon my french, but this scene is f**** great.

Tapering Begins As 111 West 57th Street Reaches For 1,428-Foot Pinnacle

Quote:

Construction on the most slender skyscraper in the world has been advancing at lightning speed, and now, YIMBY can confirm that 111 West 57th Street has reached another major milestone. Our last update, just over a month ago, missed an obscured but significant achievement. With additional progress since, we can see that the Midtown project has officially passed its first setback, on the 45th floor. This is the first of twelve setbacks that will end with the steel truss cap, which will ultimately define the striking silhouette of 57th Street’s second-tallest supertall.

SHoP Architects is responsible for designing the tower. The engineering masterpiece is covered on the northern and southern facades with a transparent curtain-wall glass, with the west and east facades decorated by bronze and terracotta cladding. The terracotta is shaped deliberately to interact with the sun and create a sweeping play of shadow and light. This interaction with the sun is already starting to be evident.

Façade installation is about a dozen floors beneath the setback. A massive 800-ton tuned mass damper will crown the project, designed to minimize movement and vibrations. It will be the heaviest in the world, surpassing Taipei 101’s 730-ton tuned mass damper.

111 West 57th Street’s damper will have the equivalent weight of just over three and a half Statues of Liberty.

[...]

The structure will reach supertall heights between the third and fourth setbacks. An estimated completion date has not been announced, but can likely be expected during 2020. JDS optimistically expects occupancy as early as 2019.

This has probably been asked before... but how are those terracotta tiles fixed to the side of the building? Anyone on here know?

They look loose and brittle... like slate roof tiles.. its a beautiful look

Looks like its clamped to the sheared concrete walls. They are applying the terracotta in a vertical column fashion. So vertically (height) of one column over the width of the structure until its cladded, and repeat as each floor gains the cladding.

gramsjdg Apr 20, 2018 1:31 AM

The narrow bands of terracotta are clever, it makes the building look larger than it is from the east/west perspective.

Total of 12 setbacks until the truss cap. This still has ways to go. :D

So in this case, 10 more to go.

I'm wondering if the Le Parker Meridien Hotel on West 56th Street is the next to go. It's pretty prominent in both of the last two pics.

That's a big site with lots of development rights that would be ideal for a supertall with direct Central Park views.

It was designed to be thin, you could say it "flaunts" it. And lucky for us. So many large, tall, and bulky skyscrapers on the skyline and going up, it's this variety that makes this skyline so great.

How developers hunt for architects
Builders of everything from high-end condo towers to affordable rentals want designers with vision and practicality

By Erin Hudson
May 01, 2018

Quote:

https://s12.therealdeal.com/trd/up/2...hael-Stern.jpg

Michael Stern
CEO, JDS Development

You hired an architectural historian to work at your firm. Why? We do a lot of projects that have a landmarked or historic component. Architectural historian Marci Clark really helps us to identify the fabric and the DNA of what was there so that we can properly tell the story of what’s coming. In addition to [conducting] historical research, she really helps make sure that everything we do has design integrity, isn’t arbitrary and, you know, overly trendy.

You’re worried about being overly trendy? I’ll give you a great example. At 111 West 57th Street, we’re designing a very tall tower that’s integrated with a wonderful landmark. We wanted to do a tower that was complementary to the landmark but wouldn’t overwhelm and mimic it — that’s a hard balance to find. We don’t want to make it look like a spaceship landed in a neighborhood. Very often, the past informs the right thing to do in the future, so to have somebody who can tell us why and how a neighborhood, or a building, came about in the first place is really helpful.

How did the idea to look into the architectural history come about? The initial idea for trying to look into that old history came from myself and Shaun Osher [founder of CORE, which handled sales at Walker Tower]. We were in a room brainstorming saying, “Hey, what are we going to do to sell this Verizon building and not have it referred to as the Verizon building?”

Does history actually help you sell units? Absolutely. If you look back at Walker Tower, no one had ever heard of Ralph Walker, the architect. He was forgotten. He did phenomenally worthy work but really hadn’t been noticed. Marci developed an exhibit and a book that really brought his work to the forefront and created the architectural pedigree that contributed to the success of Walker Tower and later the Stella Tower. Buyers understood there was integrity to the work and that it was worth paying a premium for. Other developers leveraged off our work too; Ben Shaoul did a building in Tribeca that he actually called Ralph Walker Tribeca, which would have been an unfathomable name before Marci exposed his work.

jackster99 May 1, 2018 5:52 PM

^What a class act this guy is. How refreshing it is to have a developer who actually cares about architecture and the history and fabric of the city.

Hiring that architectural historian is obviously unnecessary and the salary I'm sure is very high, but Stern does it anyways because he cares, and he builds absolutely drop dead gorgeous contributions to the skyline as a result.

chris08876 May 2, 2018 1:24 AM

That "How developers hunt for architects" is an excellent read, particularly the questions and answers section.

This is what separates JDS from the underlings. A developer that is on the next level with its project delivery, design specification, and purpose with respect to the city that its seeking to enhance.

NYguy May 2, 2018 2:31 AM

That's why I wish JDS would have gotten the Clock Tower in Queens. I'm sure there would have been a better way to integrate that with the tower planned around it.

It would have been amazing if they somehow integrated the damper into the crown so that it would be visible through the glass. I've always loved the publicly accessible glorified damper in Taipei 101:

Has anyone noticed the large void between floors 11-18? I have seen it referred to as an "Atrium" but it's not. Also doesn't seem like mechanical space due to lack of access doors in the plans.

My best guess is: it's either a TON of structural cross-bracing necessary to hold the tower up; OR, it's a podium that was added in to make the tower higher but can legally not be used for floor space because they already maxed out the square footage.

Otherwise, a bunch more apartments or storage space could fit there? Just seems weird to me and I am curious to know what's inside this ninety foot cube of space in such a prominent location.

Not sure how to post PDFs here but found this really complete plan set at:
