I was in Arlington VA today, it's amazing to look at how great and efficient DC Metro is (bearing in mind it does have a few issues with safety) and how it interconnects VA, MD and DC. It's also incredible to see all the commercial and residential buildings that have sprung up around the transit stops. Would be great if Houston could follow suit.

So expensive to build underground though, but even if they can just expand rail service.... it would be wonderful if one day you could take a Metro train from Discovery Green to the Town Center in the Woodlands.... or even Conroe (perhaps I'm hoping for too much)

I really dislike that parking lot. I appreciate the density of Montrose and I don't feel it needs a new parking lot to detract from that. I also don't understand why the lot is there if the development is going to include a five story parking garage. Also, Fairview District? It's Montrose, they should keep it that way. "Fairview at Montrose" works fine but unless they plan on working on all of Fairview Street, I don't get the name. I'm being nitpicky but that's one of my favorite neighborhoods in Houston. I don't want to see it cheapened by rebranding or parking lots with more square footage than the building they're meant to support :shrug:

^ that parking lot is a necessary evil. I am assuming the small building on the upper corner on same lot is some sort of restaurant or bar which would need adequate parking. This is Houston, parking spaces are a must here. AT least it's small and set back from the street.

Building in very bottom of pic (roof view) is existing and was a rebuild of an older pre-war commercial building that already had some spaces in front.

East Coast architect selected for Rothko Chapel renovations, master plan

Exclusive: Developer to relaunch Houston micro-unit condo project

The Houston developer, which considered redesigning Ivy Lofts into a condo-hotel earlier this year, will unveil its latest plans for the project at an on-site reveal party at the Ivy Lofts sales center on Nov. 5.

Instead of a condo-hotel, Novel Creative Development is now proposing a 28-story, 412-unit condominium tower. Nearly 80 percent of the units — 326 units — will be considered micro-units, or homes that are less than 500 square feet.

The revamped Ivy Lofts — designed by Houston-based EDI International — is slightly taller, but offers fewer units than the original plan, which called for a 24-story, 550-unit tower. Some of the floor plans are also larger, with wider showers and more functional storage space with the taller ceilings.

Ivy Lofts will be on an 1.4-acre city block at 2604 Leeland Ave. in East Downtown, a transforming neighborhood close to Downtown, Midtown and the Texas Medical Center.

“This is our best plan to date,” said Jared Anthony, spokesman for Ivy Lofts. “We’re hoping this one sticks.”

Ivy Lofts will offer a variety of condo units, from a 400-square-foot efficiency to a 2,000-square-foot penthouse. There will be 10 two-story penthouse units on the top two floors. Condo prices will start from $159,900.

This is the southeast corner, not northwest. Directly across Washington from Rockefeller's and Star Pizza.

No, it's the opposite. It is across the street from Rockefeller Hall and catty-corner to Porch Swing. Memorial Heights Apartments is currently there, it's already been sold.
