Exclusive: New luxury condominium high-rise planned for Galleria area

Randall Davis is planning to build a luxury condominium high-rise in the Galleria area.

The Houston condo developer purchased about 1.8 acres near the intersection of Westcreek Lane and San Felipe Street, on the site of the former Westcreek apartment complex. The price of the sale, which happened about 45 days ago, was not disclosed.

Davis told the Houston Business Journal that he plans to construct an 85-to-100-unit condo tower on the site. The unnamed condo high-rise will be located just north of the SkyHouse River Oaks project, a 25-story, 352-unit apartment tower being developed by Atlanta-based Novare Group Inc.
Condo tower details, such as amenities, sizes and prices, are still in the planning stages, Davis said. Randall Davis Co. is moving a sales center onto the site this week. After remodeling work, the center is slated to open in early December, Davis said.

Construction is expected to begin summer 2015, Davis said. The condo project will take about two years to complete, which means it will likely open as early as summer 2017.

Inventory is scarce, and developers can’t work fast enough to add more. In fact, Davis has two more structures already in the planning stages. Located in downtown Houston, the 20-story Marlowe will feature 100 residences, with prices starting at $500,000 per unit. The second, yet-to-be-named 30- story high-rise is near The Galleria, boasting 100 to 115 pricey units that will cost anywhere from $750,000 to $5 million. Sales centers for both the Marlowe and the unnamed building will open in March.

Manhattan architecture influences condo developer

For his newest condo project, Randall Davis wants to bring a slice of the Big Apple to Houston.

Davis is proposing to build a 34-story residential tower in the Galleria area that would incorporate similar design elements from Manhattan's poshest towers.

The site of the tower, which will be called Arabella, is on San Felipe at Westcreek, just north of the coming River Oaks District mixed-use project.

Davis is asking between $800,000 and $4 million for the building's 109 units.

Six of the units will have their own swimming pools, and many will have private elevator entries. Penthouses also have 12-foot ceilings and heated floors in the master bathrooms.

The building has been designed so that some of the units will extend beyond the glass facade.

The tower would be developed in partnership with Roberto Contreras. The two have joined on other projects and have used a federal program where international investors can attain U.S. visas to help finance their real estate deals. Davis said they plan to use the program for just a small component of Arabella's financing. A Chinese real estate investment firm is also providing capital for the project.

Davis said he hopes to pre-sell at least 30 units before breaking ground.

Groundbreaking set for new condominium tower in Houston


Randall Davis Co. plans to break ground this fall on a new high-rise condominium, which is seeing brisk sales despite the oil slump.

The Houston developer and its development partner, DC Partners, expect to start construction in mid-October on Arabella, a 33-story, 99-unit condo tower at 4521 San Felipe. The condominium project, which will feature 10 units with private terrace-top swimming pools, is planned for the former site of Westcreek at River Oaks apartments near Westheimer Road and the 610 Loop in the Galleria area.

Buyers have purchased about 45 percent of the condo units inside Arabella since Randall Davis Co. began presales in April. The project — which will be built near the River Oaks District, a high-end retail development from San Diego-based OliverMcMillan — is expected to be completed in January 2018.
