Randall Davis is planning to build a luxury condominium high-rise in the Galleria area.

The Houston condo developer purchased about 1.8 acres near the intersection of Westcreek Lane and San Felipe Street, on the site of the former Westcreek apartment complex. The price of the sale, which happened about 45 days ago, was not disclosed.

Davis told the Houston Business Journal that he plans to construct an 85-to-100-unit condo tower on the site. The unnamed condo high-rise will be located just north of the SkyHouse River Oaks project, a 25-story, 352-unit apartment tower being developed by Atlanta-based Novare Group Inc.
Condo tower details, such as amenities, sizes and prices, are still in the planning stages, Davis said. Randall Davis Co. is moving a sales center onto the site this week. After remodeling work, the center is slated to open in early December, Davis said.

Construction is expected to begin summer 2015, Davis said. The condo project will take about two years to complete, which means it will likely open as early as summer 2017.

As one of Houston’s most prominent real estate developers, he is largely responsible for spearheading and nurturing the city’s ever-growing enthusiasm for urban living. What began with the renovation and transformation of a historic 1911 building – now known as Dakota Lofts – in the city’s Warehouse District back in the early 1990s has become a real-estate empire with a booming stable of high-rise and mid-rise buildings. Currently, the Randall Davis Company has a number of projects in various stages of development spread across the city. Under construction are the 29-story Astoria, featuring 75 residences of which only two are still for sale, and the Chateau Ten Sunset, a six story mid-rise near Rice University with 10 residences. Another building – the Chateau Ten River Oaks – is finished and sold out

“Houstonians are clamoring for high-rise living,” says Natalie Davis, who happens to be the company’s director of marketing and director of operations as well as the founder’s daughter. “We see a variety of people who love transitioning from home to high-rise.” Given the proliferation – and success – of Davis’ projects, it’s pretty clear that high-rise living is hot. Inventory is scarce, and developers can’t work fast enough to add more. In fact, Davis has two more structures already in the planning stages. Located in downtown Houston, the 20-story Marlowe will feature 100 residences, with prices starting at $500,000 per unit. The second, yet-to-be-named 30- story high-rise is near The Galleria, boasting 100 to 115 pricey units that will cost anywhere from $750,000 to $5 million. Sales centers for both the Marlowe and the unnamed building will open in March.

Davis is proposing to build a 34-story residential tower in the Galleria area that would incorporate similar design elements from Manhattan's poshest towers.

The site of the tower, which will be called Arabella, is on San Felipe at Westcreek, just north of the coming River Oaks District mixed-use project.

Davis is asking between $800,000 and $4 million for the building's 109 units.

Six of the units will have their own swimming pools, and many will have private elevator entries. Penthouses also have 12-foot ceilings and heated floors in the master bathrooms.

The building has been designed so that some of the units will extend beyond the glass facade.

The tower would be developed in partnership with Roberto Contreras. The two have joined on other projects and have used a federal program where international investors can attain U.S. visas to help finance their real estate deals. Davis said they plan to use the program for just a small component of Arabella's financing. A Chinese real estate investment firm is also providing capital for the project.

Davis said he hopes to pre-sell at least 30 units before breaking ground.

Dear *****

Good Afternoon,

The Arabella sales center has now re-opened. GROUND BREAKING is still projected for September 2015! Sales did not slow during the past month we were closed. Arabella is now approaching 45% PRE-SOLD. I have new pricing, and available should you have an interest.

Exciting Times!

This is a really sick tower. Definitely reminds me of some of the sleeker towers in New York, Toronto, or Vancouver. Pretty much every other city in America is too conservative for this.

Wow loved that video, its incredible to recent areals of how much the Galleria Area has changed since I moved away 2 and a half years ago.

Hopefully this begins a trend of more risk taking designs on high rises in Houston. Beautiful tower, this will definitely stand out.

The Houston developer and its development partner, DC Partners, expect to start construction in mid-October on Arabella, a 33-story, 99-unit condo tower at 4521 San Felipe. The condominium project, which will feature 10 units with private terrace-top swimming pools, is planned for the former site of Westcreek at River Oaks apartments near Westheimer Road and the 610 Loop in the Galleria area.

Buyers have purchased about 45 percent of the condo units inside Arabella since Randall Davis Co. began presales in April. The project — which will be built near the River Oaks District, a high-end retail development from San Diego-based OliverMcMillan — is expected to be completed in January 2018.

HOUSTON — Transwestern has arranged construction financing for the Arabella, a condominium tower being developed on the southeast corner of San Felipe Road and Westcreek Lane in Houston. The 33-story property, which will have a total of 99 residences, is scheduled for completion in fall 2017. Jan Sparks and Michael Snodgrass of Transwestern arranged the financing on behalf of developer Randall Davis of D.C. Partners. The EB-5 Immigrant Investor Program, which was part of the equity, allows foreign nationals to obtain an expedited green card in exchange for stimulating the U.S. economy through job creation. Located next to the River Oaks District, Arabella is expected to break ground this month. The high-rise will have penthouses with private swimming pools on the upper floors and a variety of floorplans, most with private elevator entries. Powers Brown Architecture is the project’s architect, and GT Leach Construction is the general contractor.
