I am speechless. I watched the website and its going to be beautiful. Hopefully Union Row, Loews will all be built around the same time which is June of this year. Not quite sure about Loews but they have a deadline. One Beale is already moving. With the addition of all the hotel rooms we should be well over 5000 rooms for the NBA All Star game. Just throw in the Casino tower at Southland which would be a boom during the all star weekend.

Chris Warren Feb 12, 2019 8:40 PM

WOW........

I guess we're really booming now.

Edit: Also, anyone notice the palm trees on that?

I'm loving all the development downtown. It really has the potential to look like a completely different place in a couple of years.

James Owen Feb 13, 2019 4:26 AM

I'm kinda skeptical about this one (specifically the hotel component), but with all of the other planned developments that have been announced over the last year along the southern portion of downtown, this is just another piece of the puzzle in making that area denser.

Has anyone done an official count on how many hotel rooms downtown has currently? I know the Loews, Hyatt, Canopy, Aloft, and this newly-planned Clipper hotel developments would add 1,300+ total rooms when all completed, but it would help to know what the current stock is at present between all of the existing ones (including those that were recently completed).

I would have to find it but around 4000. ALoft, Arrive and the hotel at the train station about to come on board.

New York developer buys Pinch District parcels, with eye toward large development

Was hoping to see some movement in the Pinch-- this sounds like a step in the right direction.

"New York developer Tom Intrator has purchased three Pinch District properties: 400 N. Front St., 429 N. Main St., and 396 N. Main.
Intrator said Tuesday he has no plans currently in place for the properties. However, he is targeting multiple other Pinch District properties for purchase and is planning a large, multi-use development in the district, according to multiple sources familiar with the matter.
“While we see great potential, there are no plans currently in place regarding our properties in the Pinch, but we will pay close attention to the 2016 Pinch Concept Study by LRK for the City of Memphis as a guide to future development of the area,” Intrator said.
Intrator is the developer behind 18 S. Main's renovation and is the new owner of Downtown's Royal Furniture store building.

Tall hotel will be East Memphis landmark
Tom Bailey/ Daily Memphian 3/12/19

"The structure at 5625 Poplar would be the tallest building along the 1.5-mile section of Poplar between the 34-story Clark Tower and the expressway. The tallest there now, Trustmark Centre, is nine stories."

"The hotel will be a dual-brand hotel. Aman and Purohit’s AP Hospitality Group Partnership is negotiating with both Marriott and Hilton. No matter which hotel company becomes part of the deal, the guest rooms will be split between two branded hotels, Aman said.

The project will cost from $18 million to $28 million to build, Maynard said.

There are plans for an attached, 180-space parking garage behind the hotel, which will be pulled up close to the south side of Poplar.

The roof will likely feature a bar or restaurant. The perch will allow views “all the way to Shelby Farms,’’ Aman said."

The owners of the Sheraton Hotel (which is the current main convention center hotel) sued the city for giving incentives to the Loew's developers as it would diminish their value. What they were proposing at the time (according to MBJ back in January) was a 300-room JW Marriott to be built along side a revamped Sheraton on the same property. As you can probably tell, that pitch offered only half of what the city was seeking.

The article is behind a paywall, but here is the link:

If the owners of the Sheraton were really that concerned about competition and losing revenue, they should put their money where their mouths are and actually renovate their property to where it can be on par with the Loews hotel when it opens in a few years.

Refreshed Poplar Towers draws new tenants, restaurant

The truck-rental and storage business has bought the 173,583-square-foot building on 27 acres for $1.6 million, Danny Buring said. U-Haul purchased about a dozen of the former Kmart stores in recent months, including the former Kmart in Jackson, Tennessee. Four years ago, U-Haul bought the historic but dilapidated Rawleigh Building at 139 W. Illinois and renovated it for storage and rentals. Clipper developer seeks height exception, special use permit
Jacob Steimer
Staff Reporter, Memphis Business Journal

https://www.bizjournals.com/memphis/..._news_headline

Quote:

The developers behind the buildings and the Gibson factory's overhaul are requesting permission from local officials to build a 19-story hotel and 20-story building that includes office space, retailers, and a parking garage. When the project was first announced Feb. 12, the news release listed an eight-story office building and a 250-room hotel of an unspecified height.

In the 20-story building, the parking garage would sit below the office space and include 1,000 spaces that would be used by both the office tenants and hotel guests. A skybridge would connect the hotel to the garage, according to the application.
Originally, based on the renderings provided, the two buildings were to be 13 and 11 stories respectively with the office tower placed on top of the parking garage itself.

According to the CA, the Loews Hotel is not happening. Good news is the renovation of 100 N Main is moving forward.

Anyone with knowledge believe Sheraton can use the subsidies that is already approved all the way thru the state level and build the JW Marriott but hopefully meet the 500 room requirement for the project? This really sucks because they have lost months on this project and it is hopeful they have a backup because we are looking at another year of waiting if not. One or the other will happen. Either a re-purposed 100 North Main as a full-service hotel (and possibly residences) or a built-from-the-ground-up Loews.

In my personal opinion, both projects should happen, but it all depends on finances and whether or not the downtown market can support having three convention hotels in close proximity to each other.

As I expected, the (2) 30-story towers have been replaced with a smaller annex. Not a surprise with the proposed Clipper development rising higher and Union Row contemplating office square footage. Also, more waiting in the wings with the proposed One Beale tower (future phase), Pinch District redevelopment, etc. Personally, I thought the best use for 100 N. Main was hotel due to floor plate height. Then use the Civic Plaza space for possible future convention center expansion, i.e. a 2nd major convention hall. Either way, still a great project. I like all the ideas out there.

Why and how Townhouse wants to slim down Memphis' tallest tower
By Jacob Steimer – Staff Reporter, Memphis Business Journal

Quote:

Townhouse’s director of development Paul Steenson told the MBJ why and how his company would shear 20 feet off of 100 North Main's width... A New York Developer wants to slim down the massive tower from 86 feet in width to 66 feet, remove the building's concrete skin, wrap it in glass and add an eight-story annex next door. The tower would maintain its 36-story height, 182-foot length... On the first two floors of both the annex and the main building would be retail and commercial space - about 153,000 square feet worth. A 1,100-space parking garage would sit in both buildings on the four floors above retail. In the new building, ballrooms and meeting space would sit above the garage.

I agree. I caught this from the article:

"The annex would be built so that that a pair of towers for residential and/or office use could be built on top in the future."

I would guess that would be in the future depending on the market etc. 100 N Main and the Loew's are both great proposals.. if it saves 100 N Main from sitting blighted this may make more sense. Would love to see both in a perfect world but interested to see how it plays out.

Also, with all these office tower proposals I'm curious what will end up being built. I'm betting on the Clipper being the most likely and the fastest. I would guess followed by One Beale and Union Row I think have a shot depending on who they could line up for tenants.

Let's not forget they also have Jefferson Plaza and the empty parcel on its south side.

The intersection of Walker and Highland will soon have a new crosswalk, thanks to funds from the Highland Revitalization tax increment finance deal approved for the district in 2016. Officials expect the deal to generate $21 million for the district over the next 20 years... The UNDC recently hired local planning and design firm Looney Ricks Kiss to “re-imagine” the Highland Strip from Midland to Kearney, with a focus on streetscapes and traffic. The study includes, “parking and traffic studies, access management, opportunities for better parking solutions, utility relocation, railroad quiet zones, and ways to slow traffic to promote business success.” The study is expected to be finished next month.
