Is the Billiton tower being constructed where there was a 24-hour Fitness? The color scheme on the building being demolished looks like one of the 24-hr Fitness centers in Austin (used to be the Q).

In terms of structures devoted exclusively to parking - barely. There's one about 15 levels just south of the Medical Center.

There are larger structures, though, that are mostly garage w/ some office and retail space included like the JPMorgan Chase Center, Alley Center Garage, First City Garage & Congress Plaza.

Another guy over on HAIF today said he has heard rumors about something being proposed for Houston that will be the tallest in the state. He's not sure if it's the same project though. Also doesn't know if it will be large as initially planned. A planning commission member has also heard rumors of a super-tall but nothing submitted yet. Other than that, nothing really new.

It would be nice, but it's tough to find a tenant for that much real-estate, and there are still the same airspace issues that killed the last proposal.

Last week I went to a workshop and saw a lot of architect plans, each labeled with the architect firm that it was designed by, to my surprise I saw basically every rendering of proposed Houston project and some new ones that I am dying to share with you guys. Also I will be going this Friday to see if I can find anything about a supertall for Houston.

I just wanted to say I'm in Downtown Houston RIGHT NOW as I type this, oh my gosh, IT'S CROWDED AS HELL ALL OVER DOWNTOWN. Not just the convention and sports areas but all of it.

I'm here for the Korean Festival and there's also a boxing match at Toyota Center.

IT SHOULD BE LIKE THIS EVERYDAY. That new infill will help tremendously.

I was in Houston yesterday and today. My gosh I'm impress with all what's going on. I stayed in uptown near the Transco tower as I call it, and explored The Galleria. I happen to also drive by the new River Oaks development as well. :tup:

I'll tell you one thing I don't see much of in the base - retail. It needs small shops, nightclubs and restaurants. And theater spaces. Market Square is part of the Theatre District, after all.

Downtown has everything but the retail going for it. Between the residences east of 59 and the new apartments coming in and around the convention center, there should be enough residential density to attract groceries and general merchandisers. Costco could do quite well in that neighborhood; Trader Joe's, too.

I disagree about retail in Downtown. DT needs more people living there and more people staying in hotels to create that kind of critical mass.

Some Updates on Office Development from the Q3 Avison Young Report

1600 Louisiana: Construction to begin in March.

Capital Tower: First 34-floors, then 35, now 37-floors. Completion expected by Nov. 2017.

Five Allen Center: Initially 50-floors, then 40, now cut down to 35-floors.

Kirby Grove/Levy Park: 17-floors, construction to begin next month.

Timberland Place: 27-story office tower proposed in The Woodlands on Superblock East.

There's no need for Vs. comments among the big Texas metros. :) There's more than enough BOOM going around for everyone. Midland may be putting everyone to shame in the near future with the world's second biggest oil field at their door step. Good times are ahead for Texas.
