So far they're framing up what appears to just be retail and the layout appears to be that of your typical suburban shopping center, as opposed to something a little more urban or pedestrian friendly. It may still end up being a more village-like, but we'll see.

It's pretty interesting in that the busybody NIMBYs -- which is pretty much the entire local population -- have been surpassingly quiet about this project. Maybe they're finally tired of having to drive 30 minutes to buy stuff. Generally I would say that the Carmel Valley locals want to keep things small, quaint, and that sort of thing, which is why One Paseo has had so much trouble getting off the ground.

This project hardly qualifies as anything urban. It's a shopping center with some luxury apartments in between. There will be a transit center, but I'm sure a bus route won't be considered too much of a threat to their quality of life...

I don't think we should be too invested in the going's on in these types of communities where faux-urbanism reigns supreme. We have to fight hard for the actual urban centers (downtown, uptown, Mission Valley, East and Southeast San Diego). Those are going to be the places where real urban, and transit dependent development could and should occur. You can make an argument for University City, but it's basically a glorified industrial park with a mall surrounded by freeways (maybe after mid-coast is done, I'll be less critical).

I agree. I'd include University City because of the mid-coast Trolley extension coming. Connecting UCSD to the trolley network will be big.

I agree, except to say that these faux-urbanism projects may be needed to warm these NIMBY's up to better projects. That said, if done poorly, these projects can also make the NIMBY's hate urbanism even more.

As someone mentioned, putting in a Trader Joes seems to go a long way toward getting the NIMBY acceptance on a project. It seems that many are tired of driving to faraway stores.

One Paseo will no longer have a Trader Joe's now that it is going to be built at Pacific Highlands. One Paseo better promise a Whole Foods or Jimbo's, or they are screwed. It is worth noting that much of the opposition to that project was actually created by the neighboring shopping center, as the neighboring center was afraid that One Paseo would affect their business. I believe Kilroy (One Paseo) is suing the city and the neighboring shopping center over this. Could get ugly.

Unfortunately this is a typical San Diego suburban project. Unfortunately it seems this faux-urban style is catching on.

Drove through east village to take a look if rad lab was making any progress. no such luck but I saw Alpha project on market had started construction.

I heard that the building is actually being built on spec, and has no tenants lined up. If you look at the available space page here, it shows all floors are available.

As for the other site, crap, sorry, I forgot. I will grab one this week.

^ Thanks for confirming. I can't believe the changes around UTC since my first visit to San Diego, when it was new.

How funny that I now work for a company based one exit north, in Sorrento Mesa.

No complaints from the East Coast though, I love it! I wish they brought me out more than they already do. ;)

Very cool. I think more development near the border is a good thing for the region. Like the construction at the San Ysidro port of entry, the cross border airport terminal should also create more development down there, including hotels, car rental facilities, etc.

Cool link. It's amazing to see the sprawl that happened from the 50's to the 90's. Also, does anyone know what is going up next to the office at sunroad spectrum in Kearny Mesa? It's concrete construction so I'd guess it'll be taller than 7 stories.

I think this is what you saw, unless a new office tower is going up.

Wow I love the Mission Valley proposal between that Civita and Manchester's buildings on his UT property I have some hope that MV will get built out in decent fashion.

Also excited about the Kearny Mesa project, I also noticed a decent sized building going up along Aero Drive out of the corner of my eye as I drive south on the 163, what is that?

Not only that but also the redevelopment of the Town and Country site and Hazard Center (but this one seems to be dragging), and whatever hotel is built on the tiny Ricky's footprint. Mission Valley is already on its way to becoming a valley of high rises.

It's crazy how fast Mission Valley could be changing for the better.
