Midway Breaks Ground on Buffalo Heights District

The first phase of Buffalo Heights is now under construction, the Houston Business Journal confirmed with a Midway spokesperson. That phase will include the previously announced 96,000-square-foot H-E-B store, 230 upscale multifamily units at a property dubbed the St. Andrie, 2,000 square feet of retail space and three floors of boutique office space in One Buffalo Heights, the mixed-use development's office building.

The H-E-B, which should deliver in spring 2019, will include a walk-up coffee and food concept that'll offer to-go and casual dine-in service.

“When we learned of the plans for Buffalo Heights, we knew it was just the type of community more of Houston is going to want," Scott McClelland, Houston president of San Antonio-based H-E-B Grocery Co., said in a statement.

The H-E-B will offer multilevel parking, a departure from its traditional single-level, suburban-style stores.

Buffalo Heights' multifamily development, the St. Andrie, will include a fitness and yoga studio with views of a resort-style pool, per the spokesperson. An open-air lounge with an outdoor fireplace and large TVs, as well as a game room, private dining room and business lounge, will also be available to residents.

What's shown as the hotel and lifestyle center is said to be the final design. Phase II and III may change.

Next phase of Rice Village transformation begins

Rice Village, a shopping district near Rice University, has begun the next phase of its ongoing makeover.

Fort Worth-based Trademark Property Co., which manages Rice Village, has been overseeing a multimillion-dollar renovation of the Rice Village District since 2015. The latest phase will update the retail space and streetscape on the south side of Amherst Street between Kirby Drive and Kelvin Drive.

Additionally, the tops of several retail facades will be removed and greenery will be added to “offer a visual glimpse of Rice Village’s rooftop parking.” Rice Village launched its new parking plan earlier this year, switching the location of the area’s free and low-cost parking. Now, customers can park for free for up to two hours in the central parking garage and rooftop parking area.

There also will be a new soft seating area with a crushed granite surface at the intersection of Amherst and Kelvin. Similarly, Morningside Plaza, another open space, opened earlier this year near D’Amico’s Italian Market Cafe, Nao Ramen Houston and Hopdoddy Burger Bar.

Other changes include widened sidewalks separated from vehicular zones with landscaped planters boxes, new crosswalks and public art added throughout Rice Village. A mural by Houston outdoor artist Daniel Anguilu will be added on Amherst, while both sides of Morningside parking garage will feature murals by another local outdoor artist, Tierney Malone. Elsewhere in Rice Village, other recent art installations include an origami-shaped aluminum owl by California metal sculptor Nathan Mabry and a mural by Houston artist Mario Enrique Figueroa Jr., better known as GONZO247.

Houston's historic Petroleum Building to be redeveloped into high-end hotel

A Dallas-based development group sold the historic 21-story Petroleum Building, which is now called the Great Southwest Building, in downtown Houston to Choice Hotels International Inc. (NYSE: CHH) for a high-end hotel concept.

The acquisition is part of a larger expansion plan that Choice Hotels has embarked on to bring another 10 Cambria-branded hotels to the Lone Star state — in downtown Dallas at Tower Petroleum, downtown Houston in the former Petroleum Building, Richardson, near the Houston airport, downtown Austin on Rainey Street, San Antonio, The Woodlands, Midland, Waco and Galveston.

The hotelier's plans in Houston to redevelop the Art Deco skyscraper, which was built in 1927, at 1314 Texas St. come on the heels of Choice Hotel executives partnering with Dallas developer John Kirtland.

Cannon said the development team is working on bringing the new Cambria-branded hotel at Houston's historic Petroleum Building to fruition.

"We are just starting work there; the key count will be different than Dallas," said Cannon, adding the hotel could open by early to mid-2019.
