The entire 600 block of North Broad is probably the most exciting block of North Broad to watch right now! Not only is steel rising at the old stable, but there's also an overbuild occurring at the building that houses Santucci's. The Studebaker Building's (667 N. Broad) renovation is also nearly complete. Imagine what this block would look like if the Meineke's at Broad and Wallace, the surface lot at Broad and Melon, and the parcel with the dirt lot and building at Broad and Ridge (the perfect site for something tall) were all developed!

The stretches of North Broad between City Hall and Spring Garden, Spring Garden and Fairmount, and Girard and Cecil B. Moore are each going to be completely transformed within the next 10 years. Fairmount to Girard could use a lot of work with all of the auto-centric parcels on North Broad's eastern side; however, it should start to fill in nicely after the former opera house at Broad and Poplar finishes up!

Developer Blatstein's South Philly super Wawa plan runs into waterfront resistance

Quote:

Developer Bart Blatstein is encountering headwinds in his quest to bring hoagies and gasoline to South Philadelphia’s Delaware River waterfront.

The city’s Department of Licenses and Inspections said in a notice last week that it had turned down Blatstein’s application for gas pumps as part of what is said to be a “super” Wawa convenience store project on part of a riverside tract that he owns between Reed and Tasker Streets, citing area zoning that prohibits fueling stations.

L&I’s “refusal” notice sets up Blatstein’s 21-acre property, which he acquired following a failed effort to build a Foxwoods casino on the site, as the next battleground in a fight over zoning guidelines known as the Central Delaware Overlay. Backers of those rules say they’re needed to help reconnect central Philadelphia with its eastern waterfront.

To get his work permits, Blatstein now needs either to convince the city’s zoning board that the property can’t be otherwise profitably developed, in hopes of being granted a “variance” from the rules, or to get City Council to pass a new law changing the guidelines for an area that includes his site.

Plans for the property are also said to include a branch of German supermarket chain Lidl and other retailers, as well as hundreds of homes.

^ What a nut. I guess he forgot to check zoning here, like he forgot to check whose name was on the deed at B&W.

^From the signage, this is not at 30th Street. It's appears to be over by the Market East project or City Hall.

New Market West - 5901 Market Street - Approved by CDR

https://cdn.vox-cdn.com/thumbor/l_lN...30.38_PM.0.png

Quote:

Dubbed New Market West, this design proposal calls for a 145,019-square-foot mixed-use development at what’s currently a parking lot, vacant rowhomes, and unused gas station at the foot of the Market-Frankford El. The Mission First Housing, transit-oriented development would bring a five-story building with commercial space in the first phase and 35 low-income housing units in the second phase.

It also calls for 80 parking spaces in an underground garage, a public promenade, and a roof park, similar to Cira Green in University City.

The committee praised the project overall and voted to conclude the CDR process for the $13.5 million project. “It’s great to see a project that has ground-floor retail, underground parking, and a third-party LEED certification,” said chair and architect Nancy Rogo-Trainer. “And it’s nice to see that [these projects] can be done and that development groups are willing to invest in them.”

4125 Chestnut - Not approved by CDR and will have to return

https://cdn.vox-cdn.com/thumbor/qPyE...2.35.40_PM.png

Quote:

The committee also considered a proposal to build a six-story prefab apartment building at 4125 Chestnut Street, which is currently home to a carwash and a parking lot. The site, which is zoned CMX-4, would allow for a much taller building (a 17-story tower was originally proposed), but the proposal instead calls for a mid-rise with ground-floor retail, 130 apartments, and underground parking with 27 spaces.

In addition, there will be a roof deck with a dog run and three or four parklets on each corner of the building.

The committee voted to continue the CDR process to allow the design team to address some major concerns, like the one elevator for 130 units. The developer and designer will have a quick turn-around—the next CDR meeting is scheduled for November 28.

It looks like the owners have taken out a $26 mil HELOC against the property a month ago.

There is info on the developers site here http://rufocompanies.com/1201-jackson-street but I believe that's very old info.

That's a construction loan AFAIK. http://www.wsqcap.com/transactions/1...on_Street.html

New mini-sized hotel planned near Art Museum

Quote:

An affiliate of Philadelphia-based MMB Contractors Inc. plans a four-story hotel at what’s now the site of a vacant former medical office building at 2225 Spring Garden St. in Philadelphia’s Art Museum area.

The proposed hotel, to be built at a cost of $2.39 million, would have 26 guest rooms, according to plans filed with the Philadelphia Historical Commission, whose architectural committee is scheduled to consider the plan on Tuesday.

The proposal includes no parking, but spaces would be available to guests through a valet service that uses garages at the nearby Whole Foods-anchored Rodin Square development, according to the filing.

Posh new Philly club to target city's emerging youthful elite

Quote:

When it was known as the Marketplace Design Center, 2400 Market St. was a lightly trafficked building in what remained a fringe neighborhood at the far west of Philadelphia’s central business district.

Hospitality financier David Gutstadt now wants to turn part of the building, which will also soon host Aramark Corp.’s new world headquarters, into a center for the social lives of the city’s emerging business, tech and cultural elite.

Gutstadt’s $50 million-$60 million plan for what’s to be called the Fitler Club, unveiled at a press event Thursday, involves fitness facilities, fine dining, hotel rooms, coworking offices, event spaces, and other amenities encompassing 75,000 square feet over parts of the building’s lower three floors.

The Fitler Club is scheduled to open in early 2019. It will enter a market long dominated by old-line establishments, such as the Union League and the Racquet Club, spaces filled with elaborate chandeliers, oriental rugs, and classical statuary and oil paintings.

The Fitler Club will feature food and beverage services managed by Vetri Family restaurant group co-founder Jeff Benjamin, with chef Kevin Spraga, whose since-shuttered eateries include the fine-dining namesake Sbraga and The Fat Ham.

Also onsite will be a 14-room five-star hotel; a coworking center with 20 private offices and 65 single-desk workstations; over 10,000 square feet of event space that will spill out onto a deck over the Schuylkill; a fitness center with a 75-foot lap pool; and a screening room that will feature first-run films, Gutstadt said.
