^zoning bills were passed and property was conveyed for the 5900 market project in recent months. It was definitely an affordable housing type of project. There is no demand for market rate that far out. As long as it turns this block into something viable I am all for it.

So, I live right at Liberty Square at 2nd and thompson/girard. I was wondering if anyone could explain why construction of a project like this is taking so long. It doesn't bother me, but it seems like its going to take 5 years to complete.
On any given day, I can only see approximately 5 people on the site (yes, perhaps an exaggeration, but its so few!). It's been a year since they started on building 1 and that's not finished. They are currently laying the steal for building 2. I understand there's a structural issue here since it has basement parking on the whole block...but it seems like from start to finish to build three 5 story buildings using 5 people, the whole project is going to take a total of 4-5 years to build...not to mention the 2 years prior of site prep. And I'm not here to complain. The questions I have are... 1. Why are there so few people working? Wouldn't they want to get this thing done? 2. Why would they want to go slow? Don't they want to start earning rental income asap? Especially in a rental market that is becoming saturated? 3. Is the speed a result of Philly's incredibly low land taxes? Essentially making it free to sit on a project or take their time? I should also say that it's been this pace since the get-go...it's not like it slowed down one day because of a rental report or some other news/event. |
