Yeah, for reference, high end square footage in buildings like the Legacy are roughly $600 per sq ft, and that seems to be the lower end for this building. Good luck to their sales team :uhh:

it's quite telling that they released dozens of new renderings depicting all facets of this building EXCEPT a close-up of how the base of this thing will look within the context of the michigan avenue streetwall.

the omission is so glaring that one gets the sense that even the project team is ashamed of what this goofy base is going to do the cityscape.

The base does not look too bad within the context of the streetwall. Definitely growing on me.

Just round the corners on that cantilevered wedge on the base so it feels more unified with the tower for the love of god.

Ald. King is very proud that she went back and negotiated some number of affordable housing units in this project. I asked her if she'd included provisions to have them actually in the same building, served by the same elevators (to avoid the "poor door" that some New York projects have) and she clearly had never thought of the possibility.

I wonder if the affordable units will all be liner units around the parking base. Nothing in the PD seems to address the issue.

Because a vast majority of us believe that the life and soul of our city depends on variety, both socially and socioeconomically. Homogeny is the anthills of a thriving city. I can't pinpoint what they did to make this a more cohesive looking building, but that model looks fantastic.
