Exclusive: Houston’s first major micro-unit condo project shifts direction

Quote:

The developer is now redesigning the project into one of the first condo hotels in Houston, Tsai said. Condo hotels, or a contel, is a condo building that is operated as a hotel. When the buyers aren’t using their condos, it is rented out to visitors.

“The micro-condo concept works, but we had to tweak our project a little bit, trying to create something more favorable to investors,” Tsai said. “Investors want an investment vehicle. We project between a 7 percent and 9 percent return.”

The condo hotel idea is still in the conceptual stages, and more firm details like unit counts are still being worked out, Tsai said. However, the project could include a co-working office and retail components, he said.

Novel Creative Development hopes to relaunch the redesigned project after Labor Day, Tsai said.

Exclusive: 'Serious discussions' underway for Shell's TMC land

Quote:

The 21.3-acre tract in the Texas Medical Center that Cushman & Wakefield is marketing for Shell Oil Co. is getting attention from mixed-use developers, investors and more, a broker for the land told the Houston Business Journal.

"We have five offers in, and we’re in serious discussions with a few of those," said Jeff Peden with Cushman & Wakefield, who's marketing the site at 1500 Old Spanish Trail alongside David Cook, Tim Relyea and Joseph Peddie. The site is the largest contiguous redevelopment site in the Texas Medical Center area, according to a statement from Cushman & Wakefield.

Quote:

Caydon has recently expanded operations into the US and opened a new office in Houston, Texas. As we continue to look into sites and opportunities in other states, our first development, The Midtown in Houston is moving forward.

The site for The Midtown is in a specifically chosen location, strategically placed for success. The area is poised to become the most exciting destination in Houston's inner city sitting alongside the Metro Rail, only five kms from the world’s biggest Medical Precinct.

Caydon has appointed tier one US architects, Zeigler Cooper Architects to design the project and it is predicted construction will begin on the 380 apartment development in January 2017. The Midtown will offer the sophistication and lifestyle of a hotel style residence with a sky lounge, pool deck and its own dog park.

Houston will be hosting the Super Bowl in 2017 and the attention and excitement this will bring to town will offer great opportunities for our new development. Everyone at Caydon is excited and looking forward to our entry into the US market with anticipation.

Pelican Builders proposes luxury condo project near River Oaks

Quote:

A neighborhood touching River Oaks where tall buildings and multimillion-dollar townhomes are increasingly replacing the area's original midcentury real estate has captured the attention of a veteran high-rise developer who wants to build a nine-story condominium project there catering to wealthy empty nesters looking to downsize.

The planned building, designed by the Kirksey architecture firm, would have 33 condominiums priced between $1.6 million and $2.9 million. Floor plans will range from 2,677 to 3,867 square feet.

Pelican Builders is under contract to buy the half-acre site, which houses a small condominium complex called River Oaks Manor. The building was developed in 1950 and has 26 units with individual owners. Pelican has been trying to buy the property for more than a year.

For Houston pizza, it's not too bad. I've had better but the style/ atmosphere at Frank's reminds me of the pizza joints back home in NY.

Pizza Hut is superior to Franks.

Bombay is superior to all.

Villa Borghese

Interfin has picked up the Gardens of Bammel Lane block as their first site in Upper Kirby. It's said tenants have until the end of the year to move out. The developer's portfolio consist mostly of high-rise condos, and they've recently completed Belfiore in Uptown so one here is likely.

More beautiful arts and crafts houses lost. Why can't they build these cheap generic looking apartment blocks on vacant lots? So much of Houston's historic housing stock is lost every year, it's ridiculous.

ChargerCarl Aug 11, 2016 4:40 PM

lol

Houston isn't running out of single family housing anytime soon...

Sic'EmBears Aug 11, 2016 7:25 PM

What a quaint block.

It will be sad to see more history lost.

Meh. Those type of homes are still very common to see.

Abandoned Downtown Houston hotel makes another run at new life

Quote:

The long-delayed renovation of a vacant downtown hotel is cranking up again.
A representative of the owner of the downtrodden property at 801 St. Joseph Parkway told the Houston Chronicle on Thursday that work is being ramped up in the hope of the 30-story eyesore becoming a hotel again within the next two years, or perhaps sooner.

"We are in the process of rehabbing the building," said Nadeem Nasir with SFK Developmenty, which owns the building. "We are currently in the design stages, waiting to get on the same page as a hotel franchise."

He didn't say single family homes but rather he picked up on the older historic houses...of which Houston didn't have that many to begin with given its relatively recent population boom. Tons and tons of 50's/ 60's era ranch houses but not nearly as many older ones.

Hopefully Houston has the employment opportunities to coincide with all the new apartments.... Waiting for the petroleum market to bounce back.
