Construction appears to be going full tilt here so I figured it was worth getting its own thread. I walk by nearly every day and should be able to get fairly regular pictures. Should be fun to watch it go up.

Ugh. 7S is apparently being mostly bought out by, and will be managed by a student housing developer.

Drove by today, it appears the smaller tower (12 floors) is topped out and work is starting on the 16th floor (eventually 20) should be topped out around December.
They've started going vertical on the southern retail portion... I'm assuming they'll leave the SW corner flat until the hotel portion is ready to get built? |

Middle tower is at about 16 out of 20 stories. They are starting to build out the podium to the University frontage. From the renderings looks like the plan is to build out the podium in this phase, but not the initially proposed 16-story hotel. Hopefully the hotel can be built at some point--project would look lopsided without the third tower. |

Exterior continuing. Balconies are going up. I hope they find a developer for the hotel portion soon--I think it will look weird with that corner cut out of the block. But with Omni, Westin and Hayden all also in the works, it's hard to say whether anyone will be willing. If it does languish for a while, hopefully they have a plaza/park/grass area instead of surface parking.

Those balconies are sharp!
This is going to be one of my favorite buildings in Tempe once it's finished. BioDesign C under construction down the street is #1. Tempe is getting some seriously awesome new architecture. |

For reference, the block there is 500 feet a side whereas Phoenix's are 300 feet a side. And there's room for more still... |

I don't know how likely it would happen given the area's weird copper/faux wood fetish, but it would be great to see the hotel incorporate bricks like some of the other Canopy hotels do. Outside of some places on Mill, that kind of brick work (facade or otherwise) is sorely lacking given all the super modern buildings popping up and Downtown Tempe's relative age.

Love the texture the balconies provide. This is a great addition to Tempe, even more if it's not 100% student housing.

So many things wrong with this photo. What's with the pink on the building on the right? Gleaming mid-rises next to one of the uglier mountain-ettes in the Valley, Christmas camels still on in February. That's not an ideal view to have in Tempe.

I agree with Ballister's observation. Ugly pink building, double tank gash on the mountain, Christmas camels. Where is he off base? Let's not forgot the f'n smog...

Those water tanks have been on a mountain for like 50 years. The last I checked the towers are just beige like everything else from that era...just in need of a power wash and the photo isn’t white balanced well.
And I get that these aren’t the best features, but they are far from anything new. There’s way more than there was a few years ago developed, And although I am definitely not alone and have a never really had much of an appreciation for the brown ugliness of the desert, there are a lot of people who do. Always have the perspective. |
The only thing I see bad about this photo is it is being viewed by a narrow lens that wouldn't show half of what the human eyes would see. Yea, there's a couple of water tanks on the mountain. Eh, doesn't bother me. I think Hayden Butte in between all of this urban development is one of the finer things of Tempe. Not a lot of cities have this kind of mix. :tup:
