Construction appears to be going full tilt here so I figured it was worth getting its own thread. I walk by nearly every day and should be able to get fairly regular pictures. Should be fun to watch it go up.

Do you know if this thread can just be linked there, or if it has to be separately posted?

My question is if the hotel is not happening anytime soon...then what is filling University? A concrete pad like for the hotel at The Collier Center that never happened??

Ugh. 7S is apparently being mostly bought out by, and will be managed by a student housing developer.

EdR Announces Edge-of-Campus Student Housing Development at Arizona State University

Quote:

TEMPE, AZ - EdR, one of the nation's largest developers, owners and managers of high-quality collegiate housing communities, today announced it has started construction on a community adjacent to Arizona State University in Tempe in a joint agreement with Opus Development Company.

Strategically located on the north edge of the ASU main campus, the project is only one block to Mill Avenue, the downtown entertainment and retail district, and two blocks to the light rail transit.

The development will feature 407 residential units ranging in size from 414 square feet to over 1,300 square feet. EdR will be 90 percent owner of the $164.9 million development and manage the community upon completion in Summer, 2018.

"This development will strengthen our position in Tempe, one of the most robust communities in Arizona, and home to one of the largest universities in the country," said EdR chief executive officer Randy Churchey. "Demand for highly amenitized communities is on the rise in Tempe, and with our partner, Opus, EdR expects this to be one of the top communities in the market."

The community will feature amenities such as 24-hour fitness center, yoga studio, grilling area, a dog park, club rooms, a bike storage / work room, terrace deck cabanas, state-of-the-art technology / wi-fi throughout the buildings, and 31,000 square feet of retail space.

"We're thrilled that this vibrant, edge-of-campus rental community is under way," said Larry Pobuda, senior vice president, general manager, Opus Development Company, L.L.C. "We designed a mixed-use project unique to the area that allows for an active, centrally located community within walking distance to all that Tempe has to offer."

EdR owns and manages two additional communities in Tempe and Phoenix.

I noticed when I drove by there on Sunday that there was a base for a second tower crane. Will be cool to see the second crane, which I assume will be the taller crane, going up soon.

Drove by today, it appears the smaller tower (12 floors) is topped out and work is starting on the 16th floor (eventually 20) should be topped out around December.

They've started going vertical on the southern retail portion... I'm assuming they'll leave the SW corner flat until the hotel portion is ready to get built?

Nice. I saw signs for "Union" at the 7th/Forest building across the street and was confused. Makes much more sense that they're for this project.

The FB page links to a leasing website: http://www.uniontempe.com/, which has a webcam: https://app.oxblue.com/open/EDR/tempe

From the webcam, it looks like the north tower is topped out--I believe that one was always supposed to be 12 stories. Middle tower is at about 16 out of 20 stories.

They are starting to build out the podium to the University frontage. From the renderings looks like the plan is to build out the podium in this phase, but not the initially proposed 16-story hotel. Hopefully the hotel can be built at some point--project would look lopsided without the third tower.

Yes, by my count they're at 20 floors, which I believe is what it's supposed to be. I'm pretty happy with it--there are a lot of cool angles around DT Tempe where the height shows up--looking north from Mill and looking south from 6th St. especially.

I'm interested to see what's done with the front "third" fronting University now. They have columns on only about half of it. Unclear to me if they're going to build out the whole garage only? Or go ahead and build the third tower?

I thought this was going to be student housing?

Looking at their website, that doesn't appear to be the case.

I don't know if it's solely marketed towards students, but the data points of which I'm aware are:
  • Original plans only had 1 and 2 bedroom units
  • Website now says there are 3 and 4 bedroom units (which I take to be student-oriented)
  • Opus sold a 90% interest in the property to EdR, a company that owns and manages student housing projects
  • The Website does advertise leasing for "2018-2019" which I take to mean leasing is oriented around school years
  • Website also sells itself to people "working in Tempe" etc.

So who knows. Maybe not solely student housing but amenable to students living there?

Exterior continuing. Balconies are going up. I hope they find a developer for the hotel portion soon--I think it will look weird with that corner cut out of the block. But with Omni, Westin and Hayden all also in the works, it's hard to say whether anyone will be willing. If it does languish for a while, hopefully they have a plaza/park/grass area instead of surface parking.

This is going to be one of my favorite buildings in Tempe once it's finished. BioDesign C under construction down the street is #1. Tempe is getting some seriously awesome new architecture.

And there's room for more still...

Agreed, this thing looks much bigger than I expected from the 202, nice addition to tempe's skyline.

Driftwood Acquisitions & Development (DAD), a company with decades of hospitality experience and a strategic focus on hotel and resort acquisitions, today announced plans to build a new Canopy by Hilton (NYSE: HLT) in Tempe, Arizona. The $60M+, 200-room Canopy by Hilton Tempe Downtown, University Area is in the heart of Tempe on University Drive, across the street from Arizona State University (ASU), one of the largest public university campuses by enrollment in the United States. DAD is purchasing the land parcel from The OPUS Group to anchor a corner of OPUS’ highly anticipated full block, mixed-use development Union Tempe, featuring two residential high-rise apartment towers connected to 31,000 sq. ft. of retail and restaurant space.

combusean Jan 24, 2018 9:46 PM

Should've read the article. 14 floors will be nicely rounding out the development.

stutteringpunk Jan 25, 2018 12:08 AM

I don't know how likely it would happen given the area's weird copper/faux wood fetish, but it would be great to see the hotel incorporate bricks like some of the other Canopy hotels do. Outside of some places on Mill, that kind of brick work (facade or otherwise) is sorely lacking given all the super modern buildings popping up and Downtown Tempe's relative age.

So many things wrong with this photo. What's with the pink on the building on the right? Gleaming mid-rises next to one of the uglier mountain-ettes in the Valley, Christmas camels still on in February. That's not an ideal view to have in Tempe.

I'm sure a wider angle is easier on the eyes.

It's interesting to see Tempe midrises getting less and less value engineered. That Marriott is a prime example of the beginning of the recovery.

I've been hoping ASU would renovate or at least paint the University Towers for a decade. Reindeer (camel) guy forgot to do his job this year :haha:

lol - mmhm.

Perhaps extrapolate on what exactly makes you feel "Gleaming mid-rises next to one of the uglier mountain-ettes in the Valley, Christmas camels still on in February." is indicative of "so many things wrong with this photo" . . .

I mean, the phrase starts with a capital "Gleaming" and ends in a period after the word "February" indicating this must be a "sentence" but is clearly an incomplete combination of two random observations with no further detail or connecting point or information . . . is it that the "camels" as you call them are unsightly? The fact that you think the hill is ugly? That the building "gleam"? Are "gleaming" buildings a good or bad thing? lol

Lots of questions based on your observation haha

Also - did you move away 15 years ago?

mdpx Feb 27, 2018 11:54 PM

I agree with Ballister's observation. Ugly pink building, double tank gash on the mountain, Christmas camels. Where is he off base? Let's not forgot the f'n smog...

combusean Feb 28, 2018 3:26 AM

Those water tanks have been on a mountain for like 50 years. The last I checked the towers are just beige like everything else from that era...just in need of a power wash and the photo isn’t white balanced well.

And I get that these aren’t the best features, but they are far from anything new. There’s way more than there was a few years ago developed, And although I am definitely not alone and have a never really had much of an appreciation for the brown ugliness of the desert, there are a lot of people who do.

Always have the perspective.

CrestedSaguaro Feb 28, 2018 10:03 PM

The only thing I see bad about this photo is it is being viewed by a narrow lens that wouldn't show half of what the human eyes would see. Yea, there's a couple of water tanks on the mountain. Eh, doesn't bother me. I think Hayden Butte in between all of this urban development is one of the finer things of Tempe. Not a lot of cities have this kind of mix.
