Salt Lake City, Utah will see the opening of a new water park come Summer 2009. Cowabunga Bay Neighborhood Waterpark will test the limits of how compact a water park can get and still be functional.
Designed by Whitewater West and founded by the Huish brothers, the park will move away from the traditional idea of an all-day park experience in lieu of a compact park meant for 3-4 hours of fun. Because the park's founders are designing this park to be an in-and-out experience, the price point falls close in line at $10-15 for entry.
The structure will stand 70 feet tall and provide the slides, giant water buckets, and lazy rivers expected of the water park experience. See the images below for an idea of how this park is going to shape up.

Demolition and excavation activities for Phase I commenced late in 2007.

Dining districts thrive in downtown Salt Lake City, which may explain why planners are plotting a new "restaurant row" for City Creek Center.
But duplicating that dynamic in Utah's suburbs most often means a meandering trek to a chain restaurant or a strip mall.
Tourists exiting TRAX in the capital can walk to a half-dozen sushi joints. And live-theater fans can cross a single downtown street for the Metropolitan or Bambara - not Applebee's.
Sandy cheerleaders hope to replicate that experience if the suburb lands a $50 million Broadway-class theater near City Hall. The pondered 2,800-seat playhouse, they say, would lure upscale eateries to boost the Broadway experience.
"It's certainly an enticement," says Sandy spokeswoman Trina Duerksen. "Mayor [Tom] Dolan has always said there's hardly anywhere to eat - it's hamburgers or the grocery store. There's always room for more of the upscale restaurants."
But is it realistic?
Salt Lake County Councilman Randy Horiuchi, himself a boisterous theater advocate, says it is. He notes the south valley is primed for gourmet options, especially since the bulk of the valley's population resides south of 4500 South.
"If this facility comes, will that gap be bridged?" he asks. "I think it can."
Horiuchi says Sandy, a suburb of 95,000 people and Utah's fifth most populous city, easily could support a steakhouse like Ruth's Chris or Morton's.
Indeed, Duerksen says, Sandy aggressively courted The Cheesecake Factory before the popular eatery opted to go to Murray instead. And each year, Sandy sends a delegation to Las Vegas to court restaurants and retailers at the International Council of Shopping Centers convention.
But those efforts are likely to lure chains, not the private bistros popular with the wine-and-cheese crowd.
And that begs a question about corporate saturation. Already, that congested stretch of Sandy has McGrath's, Olive Garden, Mimi's Cafe, Chili's, T.G.I. Friday's, Carvers, Texas Roadhouse and more.
The proposed theater, which would be just southwest of City Hall, is but one element in a planned $500 million makeover that includes office, residential and retail buildings. And business leaders bet more people will mean more appetite.
"People can reach this location [just east of Interstate 15 near 10000 South] easily from any part of the Salt Lake Valley, thanks to a great freeway and the UTA transit system," says Nancy Workman, president and CEO of the Sandy Area Chamber of Commerce. "Even Utah County people are excited. They say they come here to work so they would love to just stay, dine and go to a Broadway play. We have lots of incredible restaurants with more on the way."
To be sure, the definition of "incredible" depends on the mouth of the beholder. But with theater as an anchor, more white tablecloths soon could shroud the suburb - even if the best menu item is a corporate steak.

One of the things that I appreciate about the design of these towers is that they represent a step outside of the typical box that we have seen so much of in the past in the region. I hope that the phase-in of all three towers will not be too far apart from each other. One tower alone will look pretty lonely in that location.

Hey Projects, I guess since the Real Stadium is a reality now, and you included it up in your first post above, what do you say we start putting our favorite pics and updates here now? If you want to smack me upside the head for doing this, that's cool. LOL. Anyway, I'm really liking the idea of this thread and want to put some of your great pics from the past here. Also, there were a lot of great renderings for this stadium. When is your next photo trip over to the stadium going to be? These kind of situations are always interesting. Someone is going to come in and pick this golden plumb for pennies on the dollar. Then when the market turns around the cities and state will be forced to deal with the geological issues. The new developers are going to make a killing.

When prospective new residents from out of state first view these plots, they are dumbstruck by the sheer beauty of the views to be had right in the middle of a two million plus metro.

I forget, are we including Davis County in this thread? If so, there is Farmington Station and Eaglewood Village.

No, this thread is only for Salt Lake, Tooele, and Summit Counties.
Ogden may want to follow suit by having two threads. one for the city proper, and another for Davis and other counties that include Brigham City, Logan, and the town to the east (I forgot the name) I believe that would include both Davis and Cashe Counties. Same with Provo: one for the city proper, and a Utah County and Wasatch Counties thread. :2cents:

Thanks Delts. I'm always interested in taking pictures, so I'll add here and there when I can. It will be easy to take plenty of photo updates on the temples with plenty of site meetings to come this summer.

Projects, the design team was calling it that as well for a little while, but the kibosh was put on that early on.

There isn't enough going on in Davis/Weber Counties to warrant a second thread. For what its worth, I don't think that Utah County and Provo need separate threads either.

I agree Ark, I've been meaning to ask Wasatch One if we could merge the two threads for Utah Valley together. Something like a 'Provo MSA Development Thread.' It would probably be best if we wait a week or so, and let the excess threads that we already voted to eliminate, get closed by a moderator or worked off of the first page.

Great Pics gbb, thanks for sharing. A couple a really cool things that I wouldn't have known from earlier posts, that I see in your pics. One, the Draper temple is being clad in a more subdued granite gray. I'm glad, I wasn't as keen on the white, that was shown in the renderings. Also, those cherry trees are a part of the New Grande promenade, aren't they? I was pretty excited about that when I first saw the rendering. I'm delighted that they planted trees that are already so large right out of the gate. Very cool.

I had heard a rumor about problems with the Draper temple. That the foundations were starting to sink in one portion or something? Anyone else hear that?

Ark, I have to agree with you. Here in Davis County, we really only have the Station Park in Farmington and the Eaglewood Village that is noteworthy. After my post the other day asking about posting it here I checked out the Ogden thread and don't really feel that I am going to post these in that thread. For hell's sake, Eaglewood Village is 7 minutes from downtown Salt Lake City. A ton closer than the Draper Temple, Daybreak Temple, Cottonwood Mall project, Murray projects, etc. But I do understand that you guys want to keep the thread more organized with only developments from certain areas, so I will just keep these photos to myself, I guess. I don't understand how Tooele and Park City can be grouped with Salt Lake City, and North Salt Lake, Bountiful, Woods Cross, etc, which are by far closer to the city, are left out. Oh well, just my thoughts. Don't worry, I won't clog the thread with photos from Davis County.

I think that anything from Bountiful, West Bountiful, Woods Cross and North Salt Lake should be listed in this thread. I wouldn't even mind including Centerville as all of these places are closer to SLC then Ogden and at least should be considered in this thread as being in the MSA for Salt Lake.

I used to live around the corner from the Eaglewood Village project and don't get up there as often anymore. I would love to see updates on this project.

I haven't heard of any problems with the footings at the Draper Temple. I'll have to ask.

I would say the biggest reason for posting those southern Davis County projects in the Ogden thread is due to the fact that it is a part of the Ogden/Clearfield MSA. But I do agree, it is much closer to Salt Lake than it is to Ogden.

Delts, yes those trees are apart of the promenade that surrounds the Capitol. It is going to be great in 10 years when they are beginning to really enclose the path, it will be spectacular in the spring.

by the way, demolition has begun at the Market Station site. They've cleared several small buildings in the interior of the block.

Eaglewood Village

There has already been a lot of site work done. They are having to build up the land because of the high water table.


These pictures are of the top portion of the project which will be all residential townhomes, condos, etc.






This will be the neighbor looking down on the project. I believe that it is an over 55 community building.


They are having to drain the moisture from the hillside. Notice the 2 large hoses on the hillside. I also understand that they are going to be doing some work to the hillside to support it. A lot of site issues to deal with here.

I would have to disagree with you on putting Logan(cache Valley) into a Ogden MSA thread as Logan is a MSA of its own with Cache, UT and Franklin, ID counties. Living in Cache Valley myself, I feel no connection to Ogden or even Brigham City in any way. Let Cache Valley have its own thread as it does now.

Now if I could just get some of you to post in it when I post articles. There is a cool article from the local news paper here that was about an old trolley system Cache Valley had back in the early 1900's that ran from Ogden to Preston, ID. Just to think that such a small town as Logan back in the 1930's had quite the extensive trolley network. If you want to read it dig up the thread from the bottom of the page or on page 2

Why is it called the Ogden-Clearfield MSA? Clearfield's population is only about 26,000. While Layton is closer to 70,000. I should just be Ogden-Layton MSA or something. I think Layton is included in this MSA too. I don't see why they would include such a small city into the name. It just seems kinda weird that they did that in the first place.

I've wondered that myself. I live in Clearfield, so I'm not complaining.
I wonder if it has something to do with the number of people that work in Clearfield? I think that between Hill AFB and the Freeport Center, more people work in Clearfield than live here.

I have often wondered that same thing, thinking that it should be Ogden-Layton or Ogden-Bountiful. But it is what it is.

I'm guessing it's based on the work force in Clearfield.

One is for a Performing Arts Center in S. Jordan, the second is a condo project on 200 E S. of the Questar Bldg. and the last is for a remodel of the shamefully ugly Chase Building at 300 S & W. Temple.

Has anyone heard anything about any of these projects?
Bowen Studios is a rendering company, not an architectural firm, so these projects could easily have been proposed and abandoned already with no public announcement, just thought I'd share them and see if anyone knows anything.

lmao at the chase tower rendering. That thing still looks hideous! ... What bothers me about chase tower is that 2 story building that it is connected to at west temple and 300 south. That is a perfect location for something of real height. Same with the american plaza offices 200 s. and west temp. ... cool find though! ... Also, I really wish that developers would hold off on developing on that block that borders 200 E. State Street, 100 S and 200 S. ... That is dead center in our skyline and since the arts and cultural district which is one block west doesn't really have anything planned with real height that would cause a dramatic change to the skyline it keeps me hoping that this block before mentioned will eventually have some 40, 50 and 60 story towers in it.

p.s. maybe those renderings should've gone in the salt lake development thread since 2 of the renderings are for DT.

Very cool Projects, Thanks for the update on Birkhill. I was pretty happy to see the latest on this development. It's one of my favorites.

Me too, This project will be a BIG impovement to that area. Not sure if anyone has been around that area before but it's nothing but fields and rundown single story buildings.

To be located at 7450 S. Union Park Ave. in Midvale, the new 40,000 square foot office building will include 10,000 square feet on each floor.

Creek Road Place is being developed by Creek Road Development, with Andrew Barfuss as principal of the project.

Offices in the project are being offered as condominiums for sale or lease.

"What I like about it is it's a project that's carrying a continuation of Class A finishes to the condominium market," said Doug Petty of Coldwell Banker Commercial NRT, sales agent for the project. "A lot of the office condominiums that we saw in years past that were built in the late `90s were more residential in construction. As we saw that market shift toward commercial construction, the properties held their values better, the demand was stronger, and this is just a continuation of that. To have a Class A office building available in a condominium market is a real plus."

Instead of typical office condominium finishes that have residential-type windows, doors and finishes, Creek Road Place will have a more commercial feel, with concrete flooring, commercial windows and finishes, and elevators. The open, two-story lobby entrance will have a vaulted ceiling.

All of the office space will be built out upon tenant demand and not as speculative office space.

"We're going to be letting demand in the market drive the divisions in the building," Petty said. "We could have a full-floor tenant, or four tenants on a floor. We just started marketing the building and have already generated some significant interest in the building. The floor plan lends itself well to a smaller division. We try to lay these out to be flexible and accommodate the large user as well as the small user."

The building will also have some limited underground parking and a basement that will have some storage capacity for tenants.

Construction is being doneby EK Bailey of Ogden and is expected to be completed by December. Architect on the project is Dixon & Associates.

Not only is Utah outperforming the national economy, there's about to be an announcement that more new jobs are coming to the state, Gov. Jon Huntsman Jr. said Tuesday at the Utah Taxpayers Association annual conference.
"The outlook is quite good. I would put it this way, I would say there is a very definite and distinct buzz about the Utah marketplace, not just here in the United States but indeed, throughout the world," Huntsman said. "More jobs in the pipeline? No question about it."
