Playhouse Square plans 34-story apartment tower in downtown Cleveland's theater district

CLEVELAND, Ohio - After years of behind-the-scenes planning, Playhouse Square Foundation is getting ready to stage its biggest real estate act: Building a 34-story apartment tower at the edge of downtown Cleveland's theater district.

The nonprofit organization will own the project, a $135 million investment comprised of a 319-unit rental building and an adjacent, 550-space parking garage at East 17th Street and Euclid Avenue. Hines, a global real estate firm, will serve as the development manager, shepherding the project without holding a stake in it.

Playhouse Square's decision to push forward on a long-held development dream comes during a rental renaissance for Cleveland, which is seeing proposals for new construction pick up as the supply of potential conversion projects - older buildings primed for residential makeovers - thins.

as the largest theater district renovation project, magnificent playhouse square is such an outstanding example of community preservation efforts. a true triumph of both the people and the old guard.

it's just incredible that they are in a position now to do something like this.

^ its about as close to a lock as anything can be. they are a conservative non-profit and financing it on their own. they have been mulling it over for 20yrs and are tayloring it to 800k playhouse square fans, so if they get just a fraction of those folks to move in it will be fine.

The article says they "aim to start construction by the end of the year," which suggests that they're at least a fair way into design. It's encouraging vs. a project that's a year out, particularly if they're referring to real construction vs. demo etc. But as a construction guy I hardly consider next week's groundbreakings "locks." At this stage there are way too many variables to be anything more than cautiously optimistic.

It's great news in any case.

I think Cleveland is about to become America's next great urban destination. I've been lurking on Urban Ohio for a while, and beyond its fantastic collection of early 20th century industrial and commercial architecture, its near west side has been seeing a crazy amount of new development lately, and the Tremont hosts some of the coolest new architecture in the entire country.

I hope so. Cleveland has been treated like a joke by most Americans since the early 60's (yes, that long) and it's about time people realize that the "mistake on the lake" is no mistake.

Cleveland's saving grace has been that it isn't Detroit. Both have been on the upswing the last few years though, so there is hope that in a couple decades both cities put their rough images behind them.

yeah, i didnt say it was a lock. i said it was as close to a lock as anything can be. implying everything you mention. you bet there is a ways to go until shovels are in the ground, and until its built and occupied for that matter, but that said we can be rather more than just cautiously optimistic with this project. :tup:

well, i dont want to to derail this project and thread too much, but fyi the truth is the mistake on the lake is a real mistake on the lake. :D

that's because haters aside, the moniker was actually coined locally long ago to refer to the football stadium.

obviously it should never have been built on that site, nor rebuilt there -- it's prime waterfront property!

good news is there have been plans afoot for years to correct that mistake by developing around it -- we will see what happens, but for now here is a blurb:


Waterfront Plan – Many in Cleveland believe our town has missed out on many opportunities to add public access to the waterfront close to town (most of the access in the suburbs, with the exceptions of public parks, is privately owned real estate); but, finally, that seems to be changing. Architect Dick Pace and his development company Cumberland Real Estate LLC has won a competitive bid process to develop the 21 acres currently occupied by the parking lot for Voinovich Park, a grassy area between the Science Center and the Rock Hall and the undeveloped land north of FirstEnergy Stadium. On the drawing board, 1,000 low rise apartments that sit in mixed use buildings with retail and restaurants on the first floor and 80,000 SF for commercial office space. The developer has also discussed the idea of a K-8 performing school (charter, private or CMSD) to be part of this new neighborhood as well as a transient marina with paddle boats, kayaks and bicycles for rent.

I only see one windmill, and that one is a part of the Great Lakes Science center.

Not officially under construction, but they've announced closures for adjacent streets and the parking lot at the site. Also, there's a new height of 396' - something about additional space for the maintenance penthouse, and new rendering - they're adding some white accents to break up the swaths of reflective glass.
