The University of Texas MD Anderson Cancer Center broke ground Sept. 20 on a new research facility that will tie the institution to the Texas Medical Center’s new development.

Representing a $668 million investment, the 600,000-square-foot South Campus Research Building 5 will anchor MD Anderson’s south campus research park and will connect to TMC's 37-acre Helix Park, formerly known as TMC3. MD Anderson expects the SCRB5 facility, located at 1920 Old Spanish Trail, to be complete in spring 2026.

Boston-based Elkus Manfredi Architects designed a seven-story building, which will feature a landscaped park by Mikyoung Kim Design, also based in Boston. Houston-based Vaughn Construction is serving as general contractor on the project.

“With input from hundreds of MD Anderson teammates, we have carefully designed this building and our research campus to foster collaboration, to stimulate creativity and to fuel breakthroughs that will improve the lives of patients here and around the globe,” MD Anderson President Dr. Peter Pisters said in a press release.

The Shelter Cos., the residential development subsidiary of Dallas-based Civitas Capital Group, has topped out on its first-ever project: a nine-story multifamily complex aimed at attracting co-living residents in Montrose.

When it opens next summer, UNITi Montrose at 701 Richmond Ave. will have 161 private rooms within 48 shared units. The building will also have 190 traditional studio, one- and two-bedroom units, The Shelter Cos. said.

The building was designed to cater to young professionals looking for high-end amenities in a more affordable setting.

“Our team has spent more than five years researching and learning about co-living communities across the globe,” said Jorge Adler, Civitas’ vice president of investments. “For co-living concepts to work in the United States, and in Texas specifically, it is essential to find unique locations that are easily accessible by public transportation, within walking distance to a plethora of amenities, and within a short commute to major employment centers.”
The 155,901-square-foot building sits on a 1.09-acre lot. The building will have six floors of multifamily units, sitting atop a 104,533-square-foot, three-level parking garage.

UNITi Montrose will have 10,708 square feet of amenity space, which will include a courtyard pool with grills, two club rooms, a sky lounge with an outdoor patio, and a fitness center. Each floor will also have its own area that offers a different communal space. On one floor, for example, there will be a yoga room.

On the ground floor, residents will have access to 3,822 square feet of retail offerings.

The building also will offer routine cleaning services, basic household supplies, in-unit laundry, resident events at the property and larger events at the city level.

UNITI Montrose is within 2 miles of the Texas Medical Center, downtown Houston, Rice University and the University of St. Thomas, and it's 3 miles from the University of Houston's main campus.

The Shelter Cos. tapped Houston-based Arch-Con Corp. to serve as general contractor. Meeks Partners, which is also based in Houston, served as architect for the project.

New York-based Common, an operator of co-living communities in North America, has been hired to serve as property manager for UNITi Montrose.

Chevron recently committed to keeping its HQ in San Ramon so I don't see Houston being the combined HQ though I suspect it will still have the lions share of the jobs from both companies.

How many years? I suspect it won't last but a few years in the Bay area, even if Chevron decides to sublease. The bigger issue for Houston is whether there will be layoffs as I believe both companies employ hundreds of corporate/professional level employees downtown., and there are sure to be redundancies in departments like accounting, finance, marketing, etc. Since Hess is officially HQ in NYC perhaps some of the NYC employees will have to relocate to either Houston or SF Bay area. I would be shocked if they decide to build a new tower, and downtown Houston may have to hope the combined company does not decamp for the suburbs in a few years, like Exxon did.

Yeah the "commitment" to HQ in California is good until they decide otherwise. FWIW, Exxon repeatedly gave the same "commitment" to keeping its HQ in Irving. Hess being HQ'd in NYC should help Houston. I don't know how many people they have at HQ, but those seem more likely to be duplicative. As a result there may not be as many Houston job losses as might otherwise be the case. I would be shocked if Chevron made any significant move to the Houston suburbs; they have a lot invested in downtown Houston property.

The first piece in a long-anticipated multibillion-dollar biomedical research campus opened Thursday in the Texas Medical Center, setting the stage for what could become a game-changing life sciences hub generating $5.4 billion in annual economic impact and tens of thousands jobs in Houston.

Houston has struggled to compete with larger life sciences magnets in San Francisco, Boston, San Diego and Raleigh-Durham, and the 37-acre Helix Park campus along Old Spanish Trail, a project nearly a decade in the making, represents a major milestone in helping the city gain momentum.

“When you looked at the incredible business and economic platform the state of Texas has, there was one glaring deficiency, and that is to have a massive hub for life sciences,” Gov. Greg Abbott said at the event.

Economic development officials think Helix Park will help to fill that gap, becoming a launch pad for a more mature life science industry in Texas.

The project is also the first time TMC, University of Texas M.D. Anderson Cancer Center, Texas A&M University Health Science Center and UTHealth Houston have collaborated to build and finance a shared space to house their researchers under one roof.

“We've never really had a place where all of us felt like it was ours,” Bill McKeon, president of TMC, said in an interview. Shared laboratory spaces, plus a plethora of communal areas and coworking/office spaces, are meant to encourage researchers to mingle and collaborate.

“That's where a lot of discoveries happen, through serendipity,” McKeon said.

Helix Park is also an opportunity for commercial, for-profit firms to enter the TMC district, where they were historically prohibited. TMC officials altered covenants on the land to allow for-profit firms to operate within the Helix Park site and TMC Innovation Factory, a biotech accelerator on Holcomb Boulevard.

A few hundred people packed into the atrium of the new 250,000 square foot Collaborative Building Thursday. Outside, passersby could wander through a network of linked public parks forming the shape of helix.

“It’s amazing to see what was once a parking lot transformed into something like this. When we look around this building, when we look through this complex, we can see the future of Houston,” Dr. Peter W.T. Pisters, president of MD Anderson, said at Thursday’s event.

Across from the Collaborative Building, Beacon Capital’s 350,000-square-foot building, known as Dynamic One, is to be completed this fall. A handful of restaurants coming to Helix Park will be announced in the coming months, according to TMC.

The Houston Astros officially unveiled more details about the organization’s planned hotel and entertainment center adjacent to Minute Maid Park.

The project will include a 17-story, 300-key hotel with approximately 60,000 square feet of retail and entertainment space, Giles Kibbe, Astros senior vice president and general counsel, said at Central Houston Inc.’s 2023 State of Downtown meeting on Nov. 2. The team plans to break ground on the project by the end of 2024. The mixed-use project will be located on Texas Avenue directly adjacent to the Astros’ ballpark.

Astros owner Jim Crane told the Houston Business Journal in March that the team had hoped to break ground on the project this fall following the 2023 season. At the time, he said the development would be similar to The Battery Atlanta in Atlanta and Ballpark Village in St. Louis, which both feature a number of work and entertainment options adjacent to the stadiums of the cities' Major League Baseball teams.

“It’s a big project, and it’s something that’s really important to downtown Houston, the city of Houston and the Astros,” Kibbe told HBJ. “We need to get it moving, but we also need to make sure that we’re making all the right decisions and doing it responsibly."

There’s no construction timeline for the project yet, Kibbe said. Additionally, the Astros said the team does not have an estimated cost for the project yet. The organization doesn’t have a brand for the hotel yet and is still in the process of finding restaurant and retail tenants, Kibbe said.

The Astros are working with Houston-based Hines for development of the venue and Dallas-based HKS Architects for the master plan. The organization is in the process of selecting an architecture firm for the project, Kibbe said. The project is currently in the design development phase, he said.

The project has been a longtime plan of Crane’s, Kibbe said. The Astros bought a small piece of property on Texas Avenue and Hamilton Street in 2016 before completing the purchase of the entire city block in 2019, he said. The property, which is currently being used as a parking lot, is on the southeast corner of the stadium and totals 2.27 acres, according to Harris Central Appraisal District records.

Blocks 119 & 161 along Texas Ave so far from Jackson to Hamilton Streets. Looks like it will be on the Green & Purple Lines of METRORail as well at the Convention District WB station. The EB station is a block over behind the Marriott Marquis along Rusk.

There appears to a proposed connection of some sort to the large lot where blocks 100 & 120 were combined. That is the open space just north of the Marriott Marquis. Not sure who owns it or if it's being targeted for expansion -given that what was shown is just the initial vision for the project.

Pagewood and Wile Interests have entered into a joint venture to redevelop several warehouses near the intersection of McKinney and Hutchins streets into a walkable district that will offer visitors a range of restaurants, shops, offices and green space. The development is slated to be called East Blocks, the companies said in a news release.

Phase one is scheduled to break ground in the second quarter of 2024. Houston-based Blue Ox Group has been tapped to oversee retail and restaurant leasing, while Pagewood will handle office leasing.

Pagewood and Wile Interests said 8th Wonder Brewery and Pitch 25, one of Houston’s urban beer garden concepts, are the first retail tenants at East Blocks.

“We know EaDo deserves a dynamic destination with a unique mix of the best shopping, dining, and office available in the city,” said Paul Coonrod, founder and managing principal of Pagewood. “East Blocks, a project that is 50 years in the making, will be a pedestrian-friendly hub full of chef-driven restaurants, unique retail boutiques, creative office space, and parks with art for the local community and those visiting downtown and the nearby stadiums to gather.”

Pagewood and Wile Interests plan to develop East Blocks in a multiphase process over the next three years.

When phase one is completed, East Blocks will feature 513,000 square feet of mixed-use space, including 196,000 square feet of restaurant and retail space, 112,000 square feet of office space and 205,000 square feet of parking, with about 650 parking spaces.

The buildings overhauled in phase one will be connected by about four blocks of green space and promenades that were formerly railways.

The companies have tapped the Houston office of San Francisco-based Gensler to develop the master plan for East Blocks.

The companies said the design will pay homage to the site’s industrial railway roots and will make use of steel, brick, concrete, glass and stucco.

East Blocks will feature an open-air alleyway concept, the companies said. To enhance retail and restaurant storefronts on the ground level, oversized openings featuring new glass storefronts in the warehouse facades have been designed to bring natural light into the space. Outdoor patios have been designed to create an all-day café culture and form a connection to the local street scene.

Pagewood and Wile Interests have hired Sausalito, California-based SWA Group to design the new development’s landscaping, emphasizing a walkable design.

Native plants have been selected to fill the plant beds along the walkways. The existing promenade will be transformed into a greenspace designed for picnics, farmer’s markets, fitness classes, children’s events and more, the companies said.

East Blocks also will feature a dedicated walking and biking loop connecting the district to downtown and the Columbia Tap hike and bike trails that run from EaDo throughout the East End District.

Beautiful photos. I especially like the foggy weather photos.

I'm envious of people who can live in the inner city. I can't afford it, so will be in the suburbs (Cypress) when I move down there in January. Cypress is a very nice burb with a lot of amenities, but there's no highrise architecture to look at. I'll have to make periodic drives into the city to get my architecture fix.

A lot cheaper than where you're coming from but yeah, it's getting pretty expensive inside the loop. Right before Covid, my wife and I looked at some townhouses right in town and loved the locations but they were at the cheapest 2x what our home in Kingwood is worth with far inferior build quality. We decided to stay put. We don't how much on our house and don't have to worry about being 'house poor'

Where did you look in the inner loop? I know there are a lot of townhouse areas, but the areas that appeal to me most are Upper Kirby and Montrose. But yeah, very expensive.

Several places. We looked at a few townhouses in the vicinity of Washington Ave, the area near Sawyer Heights and some over on the east end not too far from the soccer stadium. My favorite was around Sawyer Heights, close to everything and eclectic vibe.

Rotary House International Hotel, which provides a place for cancer patients to stay while receiving treatment at the University of Texas MD Anderson Cancer Center, will soon undergo a major expansion to increase its capacity by 55%.

The University of Texas System Board of Regents unanimously approved a measure to increase the expansion's budget to $112.3 million, citing rising construction costs and the addition of an elevated pedestrian walkway.

Rotary House International Hotel, which is located at 1600 Holcombe Blvd. in the Texas Medical Center, is owned by the UT System but is operated by Maryland-based Marriott International Inc. (Nasdaq: MAR).

Dr. Peter Pisters, president of MD Anderson Cancer Center, told the board of regents during a Nov. 15 meeting in Austin that the hotel has the highest occupancy rate of any hotel in Marriott’s global portfolio.

By adding rooms, Pisters said Rotary House will be better able to serve the additional patients and families receiving treatment following MD Anderson’s own $668 million expansion in the TMC.

“We’re seeking to expand this to enable us to accommodate the increased number of patients and the families that will be coming as we expand our Texas Medical Center campus over the years ahead,” Pisters said.

The hotel expansion project was originally approved in 2020 and was added to the UT System’s capital improvement program last year with an estimated cost of $83.5 million.

The expansion of Rotary House International Hotel will include the addition of a new 12-story wing attached to the existing building. In all, 180 additional guest rooms and suites will be added, according to a board of regents agenda for the meeting.
The 12-story figure may only account for the new construction above the 3-story base - so the actual expansion/addition may be 15 floors total.

Houston-based Midway appears to be moving ahead with plans to build the latest piece of its CityCentre mixed-use development in west Houston.

The development company plans to build an $87.5 million office tower at 903 Town and Country Blvd, which will be called CityCentre 6, according to a filing submitted to the Texas Department of Licensing and Regulation.

The project is scheduled to break ground in March and be completed in October 2025, the TDLR filing said.

While the filing includes few details about what the project will look like, it does say Midway plans to build a 310,547-square-foot office tower and a 371,457-square-foot parking garage on the site.

Midway has tapped Houston-based Kirksey Architecture to design the project, according to the filing.

Information in TDLR filings is often preliminary and subject to change.

A leasing brochure on Midway’s website said CityCentre 6 will have 27,500-square-foot floor plates and two green rooftop terraces.

Plans for the project also include 11,000 square feet of retail space and a 25,000-square-foot urban plaza, the brochure said.

Michael Anderson of Chicago-based Cushman & Wakefield’s Houston office is listed as the leasing contact on the brochure.

Midway declined to provide additional details on the project, and Anderson did not immediately respond to a request for comment.

CityCentre 6 will be the latest addition to Midway’s widely regarded CityCentre mixed-use development.

St. Regis Residences are not hotels, but bring a hotel-like level of amenities and services to condominium communities, often in major metropolitan areas such as Boston, Miami and Chicago.

Sunny Bathija, Satya's CEO, is buying a condo at the St. Regis Residences in Sunny Isles Beach Miami, and sought to bring a piece of that experience back to Houston.

“Marriott and St. Regis, they bring the part of luxury living which you can only experience typically when you stay at a hotel,” Bathija said in an interview.

“Bringing St. Regis Residences to Houston has always been a strategic priority for our company, and working with Satya has been the perfect fit as a prominent local developer,” said Sarah Khalifa, VP, Mixed-Use Development, Marriott International, in a statement.

The planned tower will not include hotel rooms, Bathija said, so residents won’t have to share amenities with hotel guests. While amenities are still being finalized, the building is expected to have a pool, fitness center, wine tasting room, golf simulators, kid’s activity center, pet spa, boardroom and business center.

SCI's new tower, being developed by Hines, will be built at the former site of KHOU-TV studios, 1945 Allen Parkway, next to SCI's current offices. The roughly 900 employees will continue to work at the existing tower — which has been flooded several times — until the new building is finished.

City leaders described the move as a way to keep the historic company in the heart of Houston while improving public infrastructure along Allen Parkway and without the city incurring any upfront costs or taking on more debt.

SCI would receive the additional taxes created by the increased value of the new property, said Allen Douglas, the redevelopment board's chief operating officer, executive director and general counsel. The figure is based on the projected value of the improved site, he explained: "If SCI does not generate that amount of additional value through the construction of the new commercial building, it will not receive that amount of reimbursement."

The Houston City Council is set to consider a measure that would allow Houston-based Lovett Commercial to build a new convention center hotel just north of downtown.

The city council’s agenda for its [Dec.] 19 meeting includes a proposed ordinance to authorize Lovett Commercial to build a convention center hotel and a convention center facility at 401 Franklin Street.

Under state law, hotel projects that meet certain criteria are eligible to receive tax rebates if approved by local governments. Council members are scheduled to hold a vote during Tuesday’s meeting to determine whether Lovett Commercial’s proposed convention center hotel will be approved as a qualified hotel project to receive those tax rebates for a period of 10 years.

“The Texas Comptroller of Public Accounts has issued a private ruling to the developer confirming that the hotel will qualify as a 'qualified hotel project' based on the structure of the transaction,” city council documents said.

The proposed hotel project would include a multi-phase, mixed-use development sitting on a 16-acre parcel at 401 Franklin Street. The proposed convention center hotel would be part of Lovett Commercial’s adaptive reuse of the former Barbara Jordan Post Office, which now houses the company’s Post Houston entertainment facility.

The hotel would include between 90 and 200 rooms, as well as a 21,000-square-foot convention center facility in the same building, according to a description filed with the city.

If approved, the city would own the hotel when it is completed, though Lovett Commercial would maintain the right to purchase the hotel after the 10-year rebate period ends. The city also would receive a room-block agreement, giving the city priority in booking rooms for conventions.

Additionally, Houston First Corp. would lease the building and would be responsible for finding a management company to operate the hotel. The convention center facility within the hotel would be used to hold public conferences, meetings and exhibitions to attract conventions and tourists, city council documents said.

At this stage, no hotel company has signed on to operate the development.

Houston First declined to comment on the proposed hotel.

No city money would be used to build the hotel and convention center facility, according to a spokesperson for Mayor Sylvester Turner.

Plans are starting to solidify for a mixed-use project of almost 1 million square feet in Upper Kirby.

Nashville-based Southern Land Co. plans to break ground in summer on the 913,190-square-foot project at 2811 Kirby, which will include a 38-story apartment tower, an 83,322-square-foot office building with parking, 16,500 square feet for a ground-floor restaurant and a 1,000-square-foot outdoor seating area, and separate two-story restaurant building.

Stream Realty Partners will oversee office marketing, led by Ryan Barbles, Matt Asvestas and Matthew Seliger.

“The demand for new Class A office space in dynamic and exclusive environments in Houston has remained relatively strong. We are seeing a continued trend of tenants moving out of older suburban office buildings and opting for new, walkable, innovative buildings as many employees return to the office,” a spokesperson for Southern Land said in an email.

The development's 312-unit apartment tower will have 18 penthouses, a fitness center, a garden on the seventh floor and a spa.

Architect Solomon Cordwell Buenz is designing the project. Construction is expected to be complete by 2027, a Southern Land spokesperson said.

A vacant bank building on the site was demolished shortly after Southern Land bought the site in March.

Cities across North America are grappling with what to do with empty offices in a post-pandemic world, and eventually the city of Houston could join others offering tax incentives to entice developers to breathe new life into outdated offices.

Downtown Houston, the umbrella organization for Central Houston, Downtown Redevelopment Authority and Houston Downtown Management District, has been studying the possibility of an office conversion incentive program.

Downtown Houston recently released a feasibility study conducted by the consultancy AECOM of tax incentives that could spark more conversions in the city center. Downtown is the region's largest office market, with office vacancy rates over 25%. The study comes as the city faces the possibility of a large chunk of its tax base deteriorating as the value of vacant office buildings plummets.

Any tax incentives would have to be approved by City Council. Economic development officials must discuss the issue with the new mayor before proceeding, said Andy Icken, chief economic development official for the city. Icken, however, noted the success of similar incentives offered through the Downtown Living Initiative, launched to attract more apartment development by offering up to $15,000 per unit, has helped to bring downtown’s residential population to more than 11,000.

“When we (did the original) Downtown Living Initiative it was a fairly simple formula. … Anything we do here — if we do anything — is going to have to be a whole lot more complicated and focused,” Icken said.

Icken said the city engaged with Downtown Houston several months ago to help it understand best practices in other cities and challenges for what could lie ahead.

“This is the beginning of the process,” Icken said.

Cities from San Francisco to New York have launched incentive programs aimed at office conversions. Perhaps the most noteworthy has been in Calgary, Alberta, where, like Houston, energy companies are using less space. So far, 13 downtown projects have been approved as the city offers $75 per square foot for office conversions.

“Calgary came at this with a perspective of, ‘Oh my gosh, these buildings are now vacant in our downtown. … If we don't solve this, we're going to (see) billions in foregone tax revenue that we don't have to provide services to everybody,” said Kris Larson, president of Downtown Houston.

While other cities have focused on creating more housing, Larson said, Houston's conversion program may not be as limited.

“We’re generally agnostic to the future use of those buildings and only prefer that they are used by people — preferably in ways that further the diversification of downtown,” Larson said.

Someone has placed a marker for that project on Google Maps it seems.

IIRC the site immediately west has a 7-story Randall Davis condo project planned for it.
