Dublin construction update: Pedestrian bridge, new library taking shape while Bridge Park expands

A couple of long-discussed projects that will dramatically change the look of downtown Dublin are beginning to come into form.

The city's upcoming pedestrian bridge across the Scioto River now has its distinct tower completed, while the Columbus Metropolitan Library's modernized branch is taking form in the historic district, next to a new city parking garage.

And then there's Bridge Park, which continues to expand on both sides of the river with new offices, retail spaces and residential units under construction and on the planning table.

Hilton downtown expansion grows to 26 stories as designers refine concept


The planned expansion of the Hilton Columbus Downtown could pack enormous event and meeting space into a tiny parcel next to the Greater Columbus Convention Center.

But it'll be a complex job.

Designers of the 470-room hotel project are navigating space constraints, brand awareness, cost and even tariffs as they engineer the new downtown tower.

The design team – Cooper Carry, Meyers + Associates Architecture and Jeffrey Beers – told the Franklin County Convention Facilities Authority on Tuesday afternoon that much progress has been made on the design for the project, which will soon head out to bid.
The new plans for the tower bring it to 26 stories, including a prospective rooftop bar.

This should have it's own thread in proposals. Any other city would have a 26 floor building that will likely be 100 meters or so tall in a separate thread. IJS and all.

*except maybe NYC or Chicago of course where 26 floors is nothing lol.

The busy Italian Village stretch of N. 4th Street is having a moment, with new homes, shops and restaurants - and new highs in real-estate values.

For decades, 4th Street north of Downtown ran through a patchy stretch of empty lots, vacant warehouses and neglected residences — sights to quickly pass on the way out of the city.

Today, that stretch just may be the hottest hipster haven in town.

From Interstate 670 to 5th Avenue, the once-blighted Italian Village street is filled with $600,000 condominiums, breweries, coffee shops, apartments, fitness centers and restaurants, with many more on the way.

“I see this becoming another Third Street in German Village,” said Joe Armeni, who has been buying, renovating and developing property in the area since the the 1980s. “I think it’s going to happen within the next three years, that it fills in and really hits its stride.”

Mixed-Use Development Proposed for West Fifth Avenue

Preliminary plans for a mixed-use development on the former Fifth Avenue Elementary site in Dennison Place have been presented to the zoning committee of the University Area Commission (UAC).

The development was also the subject of a neighborhood meeting in September, in which residents provided some initial feedback on the proposal to the developer, Upper Arlington-based Vision Development.

Millennial Tower, now at 28 stories, still expected to rise in RiverSouth

What's likely to be the highest-profile project in the burgeoning RiverSouth neighborhood is still a go, developers say, despite two and half years passing since Millennial Tower was first proposed.

“We are actively proceeding with the project, as there is significant market demand for a mixed-use project of this magnitude," Arshot Investment Corp. Principal Bill Schottenstein said in an email. "Columbus is moving beyond the outdated classical commercial building model and towards spaces that promote connectivity and community engagement."

The design of the proposed 750,000-square-foot tower was approved by the Downtown Commission in January.

Brunner Building opens in Short North, with $4,000 penthouses

One of the Short North’s newest apartment complexes rents some of the most expensive penthouses in the city.

The Brunner Building, at 936 N. High St., rents three 1,350-square-foot penthouses for $4,000 a month, making it one of at least three new Columbus apartment buildings to top out at $4,000 or more.

People “can move from their shoebox in Manhattan to a unit like this for relatively the same price,” said Tyler Puhl, leasing manager of the developer, Wood Cos.

Rent starts at $1,750 for the building’s 33 apartments, which range from 876 to 1,350 square feet. The first residents moved into the six-story, $15 million mixed-use project in August.

So far, about half of the residents are from outside Columbus.

Valencia on High opens this weekend in Short North


The Short North’s latest apartment complex comes with a Spanish touch.

Valencia on High, offering 35 small one-bedroom apartments starting under $1,000 a month, includes terra cotta paneling, a nod to rooftops in Valencia, Spain.

“I don’t think there are a whole lot of buildings in central Ohio that have this type of outside with the terra cotta,” said Adam Trautner, vice president of Stonehenge Company, the developer of the $7.5 million, six-story project at North High Street and 3rd Avenue.

Valencia apartments range from 538 square feet to 668 square feet and rent from $995 to $1,650. The first tenants will move in this weekend.

Easton Town Center Announces $500 Million Expansion

Easton Town Center unveiled plans today for a 16-acre expansion that will include multiple blocks of new retail and restaurant storefronts, a 136-room Aloft Hotel, office space, additional parking, and a new outdoor plaza.

Also planned as part of the $500 million project are new residential units and a three-story, 40,000-square-foot RH Gallery that is being touted as the anchor for the new expansion.

“RH Gallery is an extraordinary concept and we’re so pleased it will anchor this important next step in the evolution of Easton Town Center,” said Jennifer Peterson of Easton Town Center in a statement. “It is a one-of-a-kind experience and a complete immersion into the RH brand. With the next closest RH Galleries located in Chicago and Nashville, we are confident this will be a strong draw for customers from throughout the region.”

I'm glad that Hilton is likely to happen and will give the city a new high-rise.

You know tall buildings aren't everything though, that low rise stuff is incredible. I like how most of it has practical stuff taking up ground floor retail spots - I see a Target, a Starbucks, etc.

That Hubbard Park project is exceptional. In general, I really enjoy and respect the classic designs and materials going up in this growing Ohio city. Also that Scioto Peninsula project will be a game-changer, seeing as the entire western bank of the river looks set for a transformation.

Also, I'm sure I speak for others when I say that Columbus updates are welcome and I hope I see more soon and often! :tup:
