I just hope the market doesn't affect the outcome of this tower. A lot can happen in two years in terms of Miami-Dade real estate. But, best wishes for this one. May the market stay strong! :cheers:

Swire Properties Chief Excited About Future Phases Of Brickell City Centre

As Brickell City Centre’s first phase nears completion, the developer of the project is quick to point out that there are “follow on exciting stories” to come in future phases.

At an analyst meeting last week, Swire Properties Chief Executive Guy Bradley wanted investors to know that “there is a phase 2, and potentially future phases.” The next phases are “not small” and “can continue the transformational story.”

The second phase is about 1.4 million square foot, he said. It will include office, residential, hotel and retail space in an 80-story tower.

Bradley said that another potential future phase is a 523,000 square foot condo building, about the same size as the Rise and Reach condo towers that have already been completed.

Eastern National Bank Vacates Office Building Where Brickell City Centre’s Second Pha

An office building that sits on the future site of One Brickell City Centre has been vacated by Eastern National Bank

Brickell City Centre developer Swire Properties purchased the 197,611 square foot office building from Eastern National in 2011 for just $13.1 million. The bank moved from the building, located at 799 Brickell Plaza, in mid-May.

Next door, Swire also owns the former Miami Today headquarters, which has already been demolished, and another office building currently being used as a sales center for condos at Brickell City Centre. The properties will be combined to become the site of the 1,049 One Brickell City Centre mixed-use tower.

Swire Sees Strong Office Market, Preparing For One Brickell City Centre

Miami’s office market is tightening due to a lack of new supply, Swire Properties CEO Guy Bradley said on an earnings conference call today.

Bradley said that the robust market bodes well for Brickell City Centre’s next phase, an 80-story project called One Brickell City Centre.

About half of the floor area in the new tower will be devoted to office use, according to Bradley, although the company hasn’t yet finalized exact numbers.

Swire still hasn’t decided exactly when they will break ground on One Brickell City Centre, although a presentation lists a 2018 construction date.
Bradley said that the land is ready and that it was just a matter of “pushing the button.”

Although retail in the U.S. is “challenging,” Brickell City Centre is doing relatively well. About 91 percent of space in the mall was leased as of November 2016.

Condo sales remain slow. Swire sold just 4 condo units in the project over the past month.

The company had contracts on 355 units at Reach and 187 units at Rise as of March 14, compared to 353 and 185 on February 9.

Interesting, Strong office market when there's a 20% vacancy rate between downtown and Brickell.... Also, Brickell city centre wasn't anything special. Still empty, cheaply made and way too high end.

I think CCCC Towers has the best chance to start first.

This will take a while to come into fruition. I'd expect 2022/2023 for completion if and when they start. Assume late 2018 as a hypothetical.

Lets hope. I recall reading somewhere that they expect DT Miami to double in size and population. The core is really bustling.

Of all the super tall Miami proposals, this is the one I have the most confidence in eventually getting built.

Swire partners with Carlos Mattos to develop site next to Brickell City Centre

Property records reveal Tobacco Road Property Holdings LLC paid a combined $15.44 million for the majority of the assemblage, nine adjacent properties at 11, 21, 31, 37, 45 and 55 Southwest Seventh Street and 622, 626 and 640 South Miami Avenue in 2012. Swire affiliate BCC Road Improvement LLC paid $4.7 million for the roughly 15,000-square-foot corner piece at 602 South Miami Avenue in 2014.

The Tobacco Road entity is controlled by attorney Richard G. Toledo with an address tied to Mattos, who owns more land a block away. The popular Tobacco Road, which was home to Miami’s oldest liquor license, closed in 2014. The River Seafood Oyster Bar is still open.

The Mattos-Swire development, on the northeast side of Brickell City Centre, would likely be built during Miami’s next condo cycle.

It was approved by the FAA. The article above is pertaining to an expansion on an adjacent property. Not related to the Phase III super tall.
