New project. I couldn't find any renderings, thus far. They are expecting ground breaking by the end of 2015... ughhh, where are the permits? Or am I confusing this project with something already existing?

Zephyr buys downtown block for mixed-use development

San Diego-based Zephyr Partners has paid a reported $21.1 million for a 60,000-square-foot block on Broadway between Seventh and Eighth avenues in downtown San Diego for a major mixed-use development.

Plans call for as much as 750,000 square feet of building expected to consist of two 40-story towers housing residential, boutique hotel and retail space. Groundbreaking is slated for the end of 2015. The proposed completion date wasn't immediately available.

The property, which Zephyr notes consists of underused retail, parking and office space, will be demolished to make way for the project.

Zephyr co-CEO Brad Termini said the project should revitalize an area between Gaslamp Quarter and the Financial District.

I got my first tattoo at SuperFly tattoo. :haha:

This sounds like an awesome project though, hopefully it gets approved and whatnot.

Wow sounds awesome. I hope it has a nice design. I look forward to hopefully seeing this built. Looking through the architect's website it looks like these buildings should be very nice.

The Spreckels Building will be converted to residential. There's also the possibility that it could have more units over the parking garage. http://www.utsandiego.com/news/2014/...ate-rent-life/

Same developer (Zephyr Partners) is planning this nice infill development at 6th and Palm in Bankers Hill:

Edit: SDfan beat me to it. It looks nice though and I hope the density continues in Bankers Hill.

Architectural renderings for the 6th & Palm project, maybe?

Looks nice I hope that is the design. Also, it seems this is the site of that dumpy midrise next to the Abbey.

tyleraf Jun 18, 2014 3:53 AM

Hopefully downtown continues this trend at least through the next few years and we get some office high-rises built. http://www.hughesmarino.com/hughes-m...own-san-diego/

When I was downtown yesterday I drove by Bosa's sales center at Horizons and they were cleaning out the old stuff from Bayside which is hopefully a sign of things to come.

Does this make sense to anyone? This developer is tearing down a functioning 8 story building to construct a 13 floor building, which looks to have less square footage. Would have been nice to see one of the empty parking lots in that area demo'd instead.

mello Jun 18, 2014 5:29 AM

Wow lots of good news so now the Broadway corridor will have two sets of twin towers right next to eachother... Kind of weird but oh well.

What is up with Stadium View Tower? Anyone know the start date on that?

I have also noticed a couple of historic office buildings downtown just sitting there rotting instead of being converted to residential. You would think with all the success that LA had in their historic core with conversions that our down here would all be completed as well.

Spoon: I too am surprised they are tearing down and 8 floor building, when was the last time that happened in SD other than to make way for the Federal Courthouse? It seems like there are enough empty lots in Bankers hill to fill in before you would think about demoing an structure over 3 or 4 floors.

tyleraf Jun 18, 2014 5:42 AM

I drove by Stadium View yesterday but unfortunately there was no sign of any activity.

Such an exciting project for East Broadway, and more so, for C Street, which really needs a shot in the arm. A project of this caliber really has transformative potential.

I like what Faulconer is proposing on the housing front. I hope his policies are progressive in this area and we get some progress. Hopefully we can get the height limit removed in midway district as Fulton has hinted about.

Agree, that article in Voice of SD was pretty encouraging. Housing is what this city needs.

As others have said, the new Broadway and C project will transform that area between the Gaslamp, Financial District, and East Village. Thanks to this project and a couple other current projects, there will be no real break in high rises from the Bay to the Smart Corner station.

Quote:

The Mayor Wants More Houses in San Diego
We’ve got Mayor Kevin Faulconer’s plan to address housing problems in San Diego. The big takeaway? The mayor wants more houses.

He says more homes will stabilize housing prices “so the average San Diegan can afford to buy a home.” This is a basic point about supply and demand.

But how does Faulconer want to increase supply? Mostly, the policies come in two flavors: adding funding to existing efforts to make them more effective, and the ever-popular streamlining of regulations, restrictions and processes to reduce costs. (The word “streamline” appears 20 times in the mayor’s policy blueprint.)

All told, the plan offers ideas that aren’t dramatic or revelatory changes in direction from what the city is already doing. They’re also are unlikely to elicit much fight from the Democrat-controlled City Council or other would-be opposition. Here are the main things the mayor wants to do.

Re: "This developer is tearing down a functioning 8 story building to construct a 13 floor building, which looks to have less square footage". That building is at 2850 Sixth, just up the street from me and is ugly as hell. Currently being used as a school, but I suspect most of the building is vacant. Formerly a medical building. Super ugly when viewed from the fifth street site. This project will be a huge improvement, IMO.
