Lookin good so far! can't wait to see some renderings and other things soon!

buildup Jul 4, 2005 2:23 AM

FF118, there are a lot of renderings for most of these towers in the regional forum under Ontario. You might have to look around but they are there. There was a lot of conversation on Trump and Sapphire towers back last fall and winter.

M. Brown Jul 4, 2005 4:25 AM

The Trump Tower is only a proposal? I thought it was under construction.

bayrider Jul 4, 2005 5:01 AM

the Trump Tower in Chicago is under construction, the one in Toronto that shares the same name is a proposal

shappy Jul 4, 2005 10:24 AM

Trump is approved and in sales. There's a forumer with inside info that posts regularly over at SSC and according to that person, ground-breaking is to happen around December 05/January 06.

M II A II R II K Jul 4, 2005 3:53 PM

/\ That would be great! Hopefully we'll see the Sapphire materialise shortly afterward.

M. Brown Jul 4, 2005 5:08 PM

I thought Both were underconstruction.

Tony Jul 5, 2005 3:43 PM

no, no. Neither are under construction. Trump is still in sales. According to Trump himself, sales are going very well and we should expect to start seeing digging and construction "soon".

Sapphire is being run by a guy whom many Toronto forumers have classified as little more than a hack. So who knows when that will be built if ever.

Xeelee Jul 5, 2005 6:48 PM

nice nice nice...

TOBoy Jul 8, 2005 11:42 PM

You will be able to add The Met at 415 ft. and 43 floors to the list of under construction buildings as excavation began this week.

M II A II R II K Jul 9, 2005 3:05 PM

There doesn't appear to be a diagram for that one, guess one will have to be drawn

TOBoy Jul 10, 2005 1:24 AM

ROCP at 505 ft. doesn't have a diagram, ROCP II at 45 floors doesn't either and the same goes for many of the proposed buildings.

TOBoy Jul 12, 2005 12:30 AM

West One at 484 ft. and 49 floors is assembling the crane now. Looks like this one is a go.

Taken by thx1038 at UT:
http://i7.photobucket.com/albums/y29...d/DSC03612.jpg

The Tower on the left is West One, the tower on the right is N1 which should begin construction soon as well given it is 100% sold.
http://i13.photobucket.com/albums/a2.../WestOneN1.jpg

Also a rendering of the Met which began excavation last week:
http://skyscraperpage.com/gallery/data/547/2507met.jpg

M II A II R II K Jul 12, 2005 1:38 PM

That looks most impressive, at 49 stories the skyline would start to look all the more wider.

Tony Jul 12, 2005 2:03 PM

TO Boy, are there any complete condos / highrises that you would like to see drawn? I prefer to work from real photos of completed buildings over renderings (cuz as we all know, Rendering and real built don't always match up eh?)

M II A II R II K Jul 12, 2005 2:41 PM

I couldn't find "The Met" diagram, and that has started construction.

TOBoy Jul 12, 2005 8:23 PM

Well besides Tony, there are really no other artists that draw for the Toronto diagram section anymore so the Met which is a more recent project isn't even listed along with its shorter tower Encore.

Tony: Here is a recent shot take by Candian National of Harbour View Estates and the surrounding cityplace buildings.
http://www3.sympatico.ca/1hunkwinch/...aCityplace.JPG

I take it you might want some shots of the base as well, but I can only suggest using emporis:
http://www.emporis.com/en/il/im/?id=363415
http://skyscraperpage.com/gallery/data/547/2507ie2.jpg

Also now that 1 King West is nearling completion it may be an option to you

http://skyscraperpage.com/gallery/data/547/25071kww.jpg
http://www.globalphotos.org/toronto/...6/RIMG0380.jpg

Other than that, Toronto hasn't really completed anythig else substantial.

M II A II R II K Jul 13, 2005 1:11 PM

This is certainly boomtime for highrises. Last time it was the 70s but already this century there's been more going up than in any other decade it seems.

Tony Jul 13, 2005 1:47 PM

ok, Met & Encore have now been added.

I suppose IKW could use a little update now that Blue has changed to Green glass.

Lucky 24 Jul 13, 2005 2:05 PM

According to emporis, here's a comparison of the construction boom (buildings with 12+ stories) between some of the major cities across North America:

Toronto:
1623 Completed
184 Proposed
101 Approved
54 Under Construction

New York City:
5456 Completed
45 Proposed
21 Approved
91 Under Construction

Chicago:
1045 Completed
83 Proposed
36 Approved
27 Under Construction

Miami:
190 Completed
30 Proposed
64 Approved
51 Under Construction

Vancouver:
519 Completed
16 Proposed
13 Approved
46 Under Construction

As you can see, while Toronto has the 2nd highest number of highrises under construction on the continent, it has a plethora of projects in proposed and approved stage....far ahead of any other city. Hopefully the transition to u/c status will be applicable to the majority of the approved/proposed projects and then Toronto will truely see a construction boom like it has never seen before.

Tony Jul 13, 2005 3:27 PM

^ yeah, truly amazing.

TOBoy.. you know what? Not to be too harsh but pretty well all the Cityplace diagrams don't look like the real thing. The complete set needs to be completely redrawn. That'll take a while:

completed

Apex 2 108 m 36 storeys
Optima 103 m 34 storeys
Matrix 1 95 m 32 storeys
Matrix 2 83 m 28 storeys
Apex 1 83 m 28 storeys
HVE 1 40 storeys

under construction

HVE 2 49 storeys
HVE 3 South 36 storeys
HVE 3 North 26 storeys

approved

Signature Tower 62 storeys
West One 49 storeys
N1 41 storeys
N2 41 storeys
Neo 16 storeys

M II A II R II K Jul 13, 2005 5:35 PM

/\ And that list has been front paged!

TOBoy Jul 14, 2005 12:31 AM

To be honest I was the one that drew Apex I and II that are still in the primary however that was back when they were originally proposed and were based on the now grossly innacurate renderings. I hoped it wouldn't last this long and I agree none of them are that great

I still have ROCP in their which was horrible too.
http://skyscraperpage.com/graphics/dotclear.gif

A little better
http://i13.photobucket.com/albums/a2...y/ROCP2-vi.jpg

Tony: As a side note Emporis is wrong about N2. The Tower is called N and it was sold in 2 phases N1 and N2. I beleive N1 was the first 21(?) floors and the remainder is N2. There is no 41 floor tower called N1 and another 41 floor tower called N2.

Yea we need to add more buildings to the diagram, even if its just the list at first.

Four Seasons 55 Storey

Four Seasons Digs In

By SHIRLEY WON

Sunday, July 24, 2005 Updated at 9:52 PM EDT

From Monday's Globe and Mail

The world's largest luxury hotel chain plans to protect its turf in its head office city.

Four Seasons Hotels Inc. will take the wraps off a posh, $325-million hotel project in Toronto's tony Yorkville district on Monday that will go head to head against new rivals as the battle heats up for well-heeled customers.

The chain will run the 265-room hotel slated for opening in 2009. It will be owned by Saudi Arabia's Prince al-Waleed bin Talal, ranked by Forbes as the world's fifth richest man.

Prince al-Waleed holds a 22-per-cent stake in the Four Seasons Hotels chain and also recently purchased the existing 380-room Four Seasons Hotel in the same area, for which he has major renovation plans, from its previous U.S.-based owners Maritz Wolff & Co.

“We have many spectacular hotels around the world, but this [second one] will be our flagship,” enthused Isadore Sharp, founder and chief executive officer of Toronto-based Four Seasons. “You want to maintain your [top] position.”

The new Four Seasons hotel is one of at least four upscale projects, including condominiums, that will be sprouting up over the next few years. Both the 53-storey Ritz-Carlton Hotel & Residences and the 72-storey Trump International Hotel & Tower aim to open in 2009. Both are located either near or in the financial district. And there is a smaller Hazelton Hotel and Private Residences set to open in 2007 in Yorkville.

Hospitality consultants suggest it could take a while for the market to digest the new luxury beds, but added that these new hotels could also help pull up lagging room rates in an industry that is still suffering from deep discounting after the SARS scare in 2003.

“When you have upper-end hotels coming in, they push rates upward in the whole city,” said Monique Rosszell, associate vice-president with HVS International Canada.

Her firm's survey of 11 major downtown Toronto hotels indicates that the occupancy rate rebounded to 71 per cent in 2004, but the average room rate of $157 was still off from the $169 rate in 2002.

Mr. Sharp's strategy is to make sure that both Four Seasons hotels will be top of mind among upscale consumers. That's why it chose the same trendy Yorkville location, with its high-end retail shops, restaurants and nightlife for its next-generation five-star hotel at the corner of Bay and Yorkville streets, only a few blocks away from its current one.

It was Prince al-Waleed's purchase of the existing Four Seasons hotel — through his company Kingdom Hotels International — that paved the way for a new one. The chain had been restricted from running another hotel with the same brand name because of a clause in the former management contract, Mr. Sharp said.

“I think it would have been seven or eight years before we'd have that right.”

But Mr. Sharp is not concerned about the new Four Seasons hotel taking away business from the old one, saying that the chain already operates two hotels in many cities such as London, Chicago, Los Angeles, Singapore, Tokyo and Cairo.

Charles Henry, president of New York-based Hotel Capital Advisers Inc. and an overseer of the prince's hotels in North America, said that having two Four Seasons in a city is an advantage because “they tend to really dominate the city at the high end.”

Mr. Henry is unruffled by the potential competitors. “Let's see if they all get built,” he said. “It's hard to say what will happen when you are talking about such a long time frame.”

Unlike the existing hotel, which Four Seasons renovated after buying it in 1978 from another hotel chain, the new one will be built from scratch, starting next year, to the company's current standards. It will have upscale retail shops, an interior courtyard that opens to the sky and amenities like a world-class spa with treatment rooms and four-piece bathrooms.

The new 55-storey hotel, which will become Yorkville's tallest building, is also a long way from Mr. Sharp's beginnings when he opened the Four Seasons motor hotel on Toronto's Jarvis Street in 1961, an area he describes as a “hookers' paradise” at the time.

The Four Seasons project, which will file applications for rezoning this week, includes plans for 125 luxury condo units on the upper floors during the first phase. There will also be a second-phase condo tower to be built later, which will be connected to the hotel.

Alan Menkes, president of Menkes Developments Ltd. and co-developer of the new Four Seasons project, acknowledges that there has been a flood of new condo units in the local market, but said the project is banking on the “cachet” of the hotel brand to attract upper-crust buyers. High-end condos are now selling for $700 to $1,000 per square foot and “we think they would be at the top end of that range,” Mr. Menkes said.

David Larone, director of PKF Consulting in Toronto, said that it is very expensive to build high-end hotels today, and it is the condominium sales that help defray the costs. “When these projects hit the streets, you'd be looking at a room rate in the range of $400 [a night],” Mr. Larone predicted.

Michael Smith, an analyst at National Bank Financial Inc., said he is not surprised that Four Seasons is unveiling a new hotel project for Toronto given that the Ritz-Carlton chain — which is owned by Marriott International Inc. — is its closest major competitor.

“They will be less likely to lose any potential customers to Ritz-Carlton with this new property,” Mr. Smith said.

MENKES TO DEVELOP A NEW FOUR SEASONS HOTEL AND PRIVATE RESIDENCES IN TORONTO'S YORKVILLE

Four Seasons, the Standard Bearer of Quality in the City to Further Define Yorkville as Epicentre of Affluence and Style

TORONTO, Canada - July 25, 2005 - Bay-Yorkville Developments Ltd., a joint venture between Menkes Developments and Lifetime Homes, both of Toronto and Halcyon Ventures of Boston, announced today that it has recently signed an agreement in principle with Kingdom Hotels to pursue the development of a new 265-room luxury hotel. Four Seasons Hotels and Resorts has agreed to operate the hotel, which is one component of a mixed-use development to include Four Seasons branded and serviced condominiums and high-end retail. Owners of the Four Seasons residences will have access to all hotel services and amenities, including unparalleled dining, a pool, spa and health club facilities, and banqueting and conference facilities. The total value of the project is $325 million and is expected to create about 1,600 construction jobs in the city.

Located in Toronto's exclusive Yorkville district, at the northeast corner of Bay Street and Yorkville Avenue, the new mixed-use development is just a few blocks from the current Four Seasons Hotel Toronto. The project will be co-developed by Menkes Developments and Lifetime Homes.

"Four Seasons has a long track record of managing exceptional mixed-use hotel-condominium developments around the world," said Murray Menkes of Menkes Developments. "Given the landmark location and prestigious nature of this site, we feel this represents an unparalleled opportunity to build a new Four Seasons in Toronto, and to establish a new benchmark for luxury condominium living in the city. In recent years this type of mixed-use development has become the cornerstone of some of the world's most desirable urban neighbourhoods, including Four Seasons Residences in San Francisco, Miami, Hong Kong, and Moscow, and we believe the time is ideal to bring this world class standard to Toronto."

"Yorkville is quickly becoming one of North America's most vibrant, exclusive residential and hotel locations," said Kyle Rae, Toronto City Councillor, Toronto Centre-Rosedale. "Recently Condé Nast Traveler magazine described the opening of the first Four Seasons Hotel Toronto in 1978 as the 'catalyst for a new Yorkville.' The new Four Seasons hotel and residences will have a similar effect, anchoring the next generation of Yorkville that will extend beyond Bay to Yonge Street."

"Toronto now appeals to an ever-growing group of travelers and residential buyers who want the very best." said Isadore Sharp, Founder, Chairman and CEO, Four Seasons Hotels and Resorts. "Looking ahead, there is a unique opportunity to serve those needs with a hotel and residential experience which will be second to none. We are delighted to be working with Bay-Yorkville Developments and Kingdom Hotels on this exciting new project."

Planning approval applications are currently underway for the project. A sales presentation centre for the condominium residences is scheduled to open in early 2006. Construction is expected to begin by the end of 2006, with project completion slated for the beginning of 2009. Further details on the project can be found at www.yorkvilleresidences.com.

Four Seasons continues to manage its award-winning Toronto hotel, at Avenue Road and Yorkville Avenue. Home to Truffles, the city's only AAA-rated Five-Diamond restaurant and Avenue, one of Toronto's top bar and dining venues, the Hotel will continue to be a draw for sophisticated visitors to the city as well as local patrons.

I love that Four Seasons render.

And I'd just like to say congratulations Toronto! They deserve a better skyline, hopefully this'll help them get there. And I can't believe Canada is getting two thousand footers at the same time, ecspecially since we don't have any others. I just hope they get building them pronto.

Apex 1

Apex 2
http://skyscraperpage.com/gallery/da...17apex2_lg.jpg

Apex 2 is drawn at a slight 15 Degree angle and Apex 1 at 30 Degree based upon floor plans.

The numbers for the top floor height and actual building heights as according to the database and Emporis make the mechanical portion of Apex 2 look huge! Is this right?!

heh, I already downloaded Andy's photo to help with those buildings.

TOBoy Jul 28, 2005 12:18 AM

They look fantastic although maybe Apex II is too wide?

Heres a pic:

I agree the mechanical may be too high, but it seems very hard to get a picture that really puts the mechanical protion to scale with the whole building.

Tony Jul 28, 2005 12:40 AM

I get the feeling the data on Emporis is incorrect. I'm gonna guestimate it.

TOBoy Jul 28, 2005 12:45 AM

I was about to write that in my last post as I heard a forumer quote the height differently before, but can't remember it.

WhipperSnapper Jul 28, 2005 3:27 AM

"The numbers for the top floor height and actual building heights as according to the database and Emporis make the mechanical portion of Apex 2 look huge! Is this right?!"

Yes, its huge. (especially from the the north which is not setback)

Tony Jul 28, 2005 2:03 PM

So what do you think of the diagram then? Does it "look" right?

It would be cool if they put green roofs on the low-rise portion of those CityPlace towers and more landscaping/trees along the sidewalk. It would keep that area cooler during the summer, give people in those buildings their own private green space, and make the street experience better. Not to mention improving this view...

This is almost perfect if they use more trees.

M II A II R II K Jul 28, 2005 6:09 PM

Now that's a good idea :)

TOBoy Jul 28, 2005 8:30 PM

They were planting more trees along some of the more complete buildings. There is going to be a huge park and hopefully lots of landscaping done, although I suspect not on the roof's of the low rise portion.
