I hope they don't go after 277 anytime soon, somehow I think it's a lot less likely a target than 270 Park Avenue or the Pfizer HQ.

What made 270 vulnerable was the fact that one company occupied and owned the entire building- since they are its sole occupant and owner, they can make a case for replacing it. In the case of 277 across the street, that's not the case, however. It's still owned by the company that built it back in 1964, and I suspect they're proud of it. It's also a building with a diverse assortment of tenants and a pretty solid occupancy rate. (It will be even better when Chase moves some of its displaced workers in).

Being a fan of that building, I've done some looking around, and it looks like it's very recently had upgrades to its mechanical system, among other things. When I was in NYC, the area adjoining its main lobby looked to be going through renovations too- One of the cleaning ladies I was talking to said that the building was getting some upgrades to make that lobby area even nicer. So I think (And hope!) that 277 is planning to stick around awhile longer.

I don't know as much about 245- if that one were mine, I might look at a reclad to give it a fresh new look. However I'm not surprised to see Pfizer on the list- like 270 Park Avenue, it's owned and occupied by one company as far as I know, which makes it a target for the same reason.

The Spiral should start this summer btw. Pfizer is locked down as the anchor tenant and a sweet 1.8 billion in financing.

Also, if we recall, 262 5th Avenue which could potentially be super tall #13 if any progress starts this summer.

Depends how you look at it. In terms of roof, it will be passed (CPT). If 80 South actually happens, one could say that at least Downtown. In terms of a near-mega tall, I doubt downtown, but more towards midtown. The Penn Station district would be a prime area for such a monolith.

CPT (left) 111 W 57th (middle) and Verre (right). If only the pic panned to the left, we could count the super talls.

As a reference, CPT and 111 W 57th will be taller than 432 Park (far right, in between ESB and 1 WTC in the pic). Hudson Yards being a major super tall node, with the coming Spiral and 50 Hudson to add to the mix.

Right now, the U.S. has 19 super talls complete. Note I said complete. China on the otherhand has 60 super talls. There are 2,632 towers over 100m in the U.S. as a whole. China as a reference has 2,334. So even though our rate of adding new towers is not as high, we still as a country excel in that category. AND BY A BIG MARGIN TOO.

3) 262 Fifth Avenue
4) 3 Hudson (I believe)

So yeah... busy times! I have a feeling I'm missing something, so if I am, let me know. Can't think of it now.

NOW... can you imagine what our statistics would look like if we weren't such a sprawl nation. If a large chunk of residents and businesses where in the cities instead. Yeah... I know... it sucks to think about.
