Tennessee pro team named No. 1 sports franchise by ESPN
http://www.bizjournals.com/nashville...o-1-sport.html

Quote:

The No. 1 franchise in U.S. pro sports is in Tennessee -- but not Nashville.
According to The Commercial Appeal, ESPN The Magazine has deemed the NBA's Memphis Grizzlies "the best franchise in sports" on the cover of an issue hitting newsstands Friday.
According to the Appeal, ESPN ranked teams from the NBA, NFL, NHL and Major League Baseball on factors ranging from affordability to "bang for the buck," which considers wins and fan revenue.
Pretty amazing considering all the pro sports team's you have to compare to. Who knew that the Memphis Grizzlies are considered the No.1 sports franchise in the US going up against the likes of Green Bay Packers, Dallas Cowboys, New York Yankee's, Etc.

Pretty cool!...

It's better than what I though, and at least it fronts both Union and Lemaster. That parking lot right on Union is the only bad thing I see so far, but the trees and the wider sidewalk should help out some.

Mid-South Fairgrounds plan to include hotel, restaurant space
http://www.commercialappeal.com/news...taurant-space/

Quote:

A new $233 million plan for the Mid-South Fairgrounds includes retail space, restaurants, a hotel, residential space, sports facilities and enhancements to the Children’s Museum of Memphis, according to a new application submitted to state leaders.

The plan was given to Larry B. Martin, the state’s Commissioner of Finance and Administration Friday by Memphis Mayor A C Wharton and was an application to certify the fairgrounds as a Tourist Development Zone.

Wharton said the vision for the 155-acre site is to “create a tourism magnet for sports competitions and tournaments that will attract new visitors to our state and create new economic impact for our city.”
Quote:

The plan says there will be 511,200 square feet of retail, commercial, residential and hospitality space that may include retail, restaurants, residential housing and an 180-room hotel and conference center “that together create and urban village where people can live, work and play.”

Also, the plan includes a project called “Sportsplex,” which includes Tim McCarver field and the nearby practice fields at Tobey Park “that will become a site for major national, regional and local competitions.”

It also promises a multipurpose building for seating of about 5,000 spectators that can be reconfigured for sporting and civic events.
Quote:

The city would remain the owner of the fairgrounds, according to the application. It will pay for more than $176 million of the project through bonds that will be financed by incremental sales taxes that the city could collect if it gets the tourist zone designation from the state.

The zones function by allocating the increased collections of tax revenue collected from businesses within the zones to specific public-use facilities, like the convention center. But the tax revenue is diverted away from other governmental operations.

The application says an analysis by RKG Associates shows the baseline retail sales for the area are approximately $214 million. Sales tax revenues are projected at $14.3 million annually beginning in 2016 will support the annual bond payments of $11.9 million.
Quote:

he plan also calls for $27.5 million in improvements to Liberty Bowl Memorial Stadium, which include improvements to comply with the Americans with Disabilities Act, construction of a radial concourse and field and lighting improvements.

Tiger Lane would get a 16-acre green space that would serve as the entire project’s “centerpiece,” which would cost $16.5 million.

The 129,500 square-foot multipurpose building would cost $30 million and house all mat and court sports like wrestling of basketball and would have meeting and training spaces.

A 1.7 million square-foot, or 38-acre, AAU regulation sport complex would cost $15 million and could be used for football, basketball, roller hockey, soccer, baseball, cheerleading and more, according to the application.

A 16-acre urban park would cost $4.5 million and could include a recreational lake, walking trails, a disc golf course and a skate park.

The Children’s Museum would get a $4 million “major renovation” that could include a water feature, ice skating rink and a relocated Grand Carousel.

The plans calls for 400,000 square feet of specialty and “themed” retail and a 111, 200 square-foot hotel and conference center, which is slated to cost $32 million.

Finally, a the plan includes a 40,600 square-foot, $8 million family-oriented tourist attraction,” which will provide a one-of-a-kind experience” for children.

The plan also calls for $3.5 million in streetscapes, lighting and signage and a $3 million “iconic gateway.”

The Coliseum and Pipkin Building would be demolished at a cost of $3 million. Buying the adjacent land for the buffer zone would cost $8 million. Relocating the Fariview gym would cost $3.2 million.

The plan also has $16 million in contingency funds.

Yeah it is!

Seem's like it would have a pretty big impact on the city as well.
This project has to be the definition of mixed-use. I mean, it's got everything! From hotels and restaurants...to parks, recreational lakes, walking trails, and even a skate park.

Very nice project for Memphis!...

Hopefully it doesn't take 5-10 years to start, like thing's do here...:sly:

seems as if it is a good time to say good bye to larry cox. imo, many of these things could have been done long ago. congrats to fred smith. memphis owes him so much as an employer and a visionary. congrats to those in ms who will begin to see the cost of real urbanization. remember, there will always be a place on this side of the line.

glad the kroger plans call for visual break ups of that extremely long concrete wall. makes it look much better. finally, i was looking at the proposed site for trinity towers, when the rendering was first presented, and i happened to notice the address as exchange and 2nd north. i realize that it was also proposed for the parking lot of st. Mary's rcc, but i just wonder if this first address might be a place for helping give a good residential population for the pinch district.

beltz seems as if it has money to burn, now that they have sold most of their properties. i was thinking i heard they had about 600+ million in the orlando deal, when it was nearly finished a few years ago. i wish they would come back and do something like the orlando project here in memphis. i guess that is just a dream. it would be nice to see some different shapes, designs, materials, and concepts. i am all for helping your city by throwing business their way; however, memphis needs some different looks. it is much too large a city to keep doing the same things over and over.

i agree w/ the big plans for the fairgrounds, but as the poster stated above, i hope it isn't a 5 or 10 year deal to get it finished or started. the same goes for the former triangle noir (heritage trail project) and its 1 billion dollar proposal over the next 10 years. will that time begin w/ the beginning construction of the downtown hilton? that has gone past the point of ridiculousness. again, if the city wants to tie up contracts and agreements for minority business participation, then the vetting of financial ability has to be considered, if the community, as a whole, is to get ahead. what would happen if Mitsubishi and electrolux had been in the same position? who loses?

From what I've heard they're looking to tear down the Midsouth Coliseum within the next 3-5 months...that's pure rumor though, it doesn't hold any weight. Some of this has already been done (improvements to the Liberty Bowl, skate park, some improvements to the ball fields at Tobey Park, Tiger Lane, etc. What I'm most excited about however is the retail/dining proposals as well as the hotel.

Agreed. The final call will be what materials are used, but by judging on just what was shown in the renderings and site plan I think this will be a very nice addition. As I said earlier, hopefully the trees will create a "wall" along Union that will make the parking lot seem less open.

Does anyone else wish that they would just bulldoze the building and build something from scratch that fits aesthetically with the area and is more pedestrian-friendly? I'd rather see it open than closed, but I'd really like to see the site re-imagined.

arkitekte Sep 20, 2013 3:26 AM

I think the baseball fields on the old Liberty Land and MSC property are wasted space. Also I think the surface parking is a bit overboard, I'd rather see a garage and added green space that could be developed later (which I guess one of those surface lots could also, but that would put parking in a bind without adding a garage). I also think there should be a replacement track and football field on the property since the one at the fairgrounds is used multiple times a week as it is now.

On another note, for as big as this project is, those renderings are pretty half-ass.

Any note in the article of who purchased it? It's behind the pay wall. I guess it's time for me to break down and subscribe to the CA online. I'll be curious to see whether or not the new buyer does decide to redevelop that property. That's prime space for a mixed use development with retail on the bottom and two or three stories of apartments on top.

Thanks. I tried to find some information on them, but I didn't find anything really...not even a website. I'll look around some more tomorrow. There might be some online articles about some other developments they have that might give us a better idea of what may happen here.

They only cite "sources," so it's hard to know for sure until the developer formally announces plans.
