Thanks ILNY. I was curious. What is that portion of the structure that is ABOVE street level at the moment?

(and yes the design sucks as most nyc Oligarch housing does) j

Yeah, I agree that this tower is very banal for the future tallest to roof in NYC and most would want something more deserving of that status. However, Barnett is a cool and calulated risk taker, and doesn't do UNNECCESARY ostentation or take fool hardy expensive risks that perhaps could cost him capital down the line. Hell probably stay in business unlike those that go to town with their towers, spend more, have less insurance and are more at risk from a downturn.

I wouldn't say the design sucks, because after all, it is the future tallest tower in Usa and the design has a few nice features like the crown and the glass, etc. However, yes, It's a giant box on a cantilever, which relies on the height to make a statement. However, given the mixed use nature and the location, Barnett doesn't need to spend extra to make his tower more appealing compared to some other towers that are trying a little harder on the design front. The major retail client and hotel are a good insurance policy that those other all residential towers relying on foreign investors simply don't have. The man could probably sell a 2000 foot turd 2 blocks from Central Park!!!! He has the location and the height = views and chic. And he has a client like Nordstrom as a future cash cow. What design problem? He's laughing at anyone who questions it, laughing all the way to the bank that is. Afterall, people bought up that concrete coffin on Park like free jelly beans, and that design is not very far removed from looking like an oversized Cold War era East Berlin special, sorry to say.

Did you ever think that perhaps ONE57 had any bearing on this one? Surely Barnett is just tweaking a good formula that works. Perhaps that towers more daring design is no longer required here as the market is much hotter, and the location proven, etc, etc.

Still elegant minus the spire. Poor One57. :haha:

I still think it needs a spire, but I'm OK with the current renderings as-is. It will certainly fit in with One57.

Yeah Barnett laughs all the way to the bank . . .
So what ! . . We don't have to laugh with him or pat him on the back . .
There's nothing wrong with being his better conscience . .
He had it right - then reneged . . New York deserves a best tallest . .
not just a taller cheap-lookin 157 W57 . .
and Aquablue . . I dont know what nice design crown feature you're talking about.
There's transparency up there - no crown . . no spire.

OMG look at the last picture of ILNY's 3660 post . . (thanks ILNY for the shot BTW) . .
I see it so clearly now . . the side of 157 W57th St. - It's "Pixidust North" ! . .
the "Pixidust building" is at 43rd & 8th Ave (Maybe it's actually called the Westin Hotel) .
The Pixidust has stripes of colored glass all over it . . It has curving vertical gullies . .
one gouged into the North facade & one into the South . . which are illuminated at night
. . . The building was suppose to shoot "pixidust" out of the top . . not just magically . .
which is fine 'cause it's trashy low-brow times square . . which is fun.

Well congratulations Portzamparc and Barnett . .
you came up with the identical aesthetic for high class "Billionaires Row" . . .
The cheap-lookin glass-pattern on the East & West facades of 157 W57th . .
is like . . the ultimate expression of the cheezy-lookin "Times-Square-aesthetic" . .
. . and get-a-load of the "artistic-license" taken up there at the top . .
What's that cr*p goin' on up there with the ugly black panels . . a "sardonic accent" ?
. . I'll tell ya what it is . . merely a really cr*ppy decision . . a mistake in judgment . .
The same kind of bad decision making going on at the top of this CPT . .

But it's all easily remedied . . Here's free expert affordable advice . .
soften 157's east & west sides by toning down the pixels please . . Subtlety is elegant .
and of course lose the failed experiment at the top (the black pixels) . . .
As for CPT . . I'm sure its Chicago architects will agree . . that reinstating the spire
is - of course - the sublime remedy to its blandness . .
. . Subtlety and blandness are hardly synonymous . . .

If there was ever a building that needed its (robust) spire, this is it...

gramsjdg Oct 10, 2015 6:52 AM

Why no official rendering yet? What is the reason for not releasing official figures? ...to keep the final height open ended?

Why does Extell still have absolutely nothing on their website when this is the biggest project they have ever taken on? :???::shrug:

Are they going to wait until this thing tops out to release renderings?

Extell doesn't really care for releasing renderings until well after construction has begun.
We're still waiting for a good rendering on their other large tower under construction Downtown.

All of it is above ground.

We can also see 220 CPS in the back. Not to confuse the two!

Assembling a monster tower

October 01, 2015
Rich Bockmann

Quote:

“Our strength is assembling land,” Extell Development’s Gary Barnett told an Israeli TV station late last year as he gave a reporter a tour of his condo tower One57. “On that, we’re Number 1.”

It’s hard to deny the accuracy of Barnett’s assessment. While Barnett was chatting with that reporter, construction crews were clearing the site for his next supertall tower just one block west at 217 West 57th.

How about poor Trump International Hotel and Tower, such an eyesore on Columbus Circle compared to this (without the spire)!!

NYguy Oct 14, 2015 1:08 AM

I've been warming up to this tower, though I'm not in love with it yet. It's not what I would choose as the tallest skyscraper for New York. But I think it's actually better without the spire
(though that could return at some point). Now we have just 1,500 plus ft of pure skyscraper to judge. A shiny counterpoint to 432 Park Avenue.
