Oh wow that’s great! Forgot about this one.

Changing City Sep 24, 2023 12:07 AM

Probably needs a mod to change the thread title, but 1616 West Georgia is the adjacent site for two towers, not yet in development. This is Park, 1698 West Georgia, by Anthem.

madog222 Sep 24, 2023 12:16 AM

I believe this is legally 1688 W Georgia now, need to maximize the 8s for marketing purposes.

It's still 1698, but for marketing purposes it's now in Point Grey.

Isn't that just some random real estate agent website that posts pre-sale condos on every project.

Absolutely it is. Anthem's website for the project makes it look like it's located in an even more remote location.

Looks like Whytcliff Park :D

Stupidly named as the older condo across the street is called 'The Park'.

Are you referring to another building called 'Whytcliff Park,' or do you see some connection with the rocky bluffs of Whytecliffe Park outnpast Horsehoe Bay? (>The rocky terraces, the greenery...:???:)

They’re referring to the images on Anthem’s website that Changing City linked.

Very odd indeed unless someone didn't do their homework.

I don't think people care about the name of their condos that much especially if it's not a high-end/landmark building.

People don't but I've found that strata maintenance companies usually just know and use the name, not the address or actual strata plan number. At least these two will be addressed on diffirent streets (though this tower does have three units with private entrances addressed on Alberni).

Any idea how many below-grade levels need to be excavated? 213 parking stalls will be included per the rezoning application, but I couldn't find how many levels of parking that translates to.

It looks like six levels below grade.

GenWhy? Oct 12, 2023 4:43 PM

Lovely updates Zep, as always. It's fun walking the stretch of Alberni watching this and Alberni go up. Going to be interesting to see people get in and out of here if they're in a car in these new towers.

Which is the most current number?

This one from March 7, 2022 for the Development Permit Board only had 186 spaces over 7 levels.

Looks like they've removed "Desired by Many, Destined for Few" from the hoarding after same opposition.

Good, it was tone deaf slogan. I really question whether the market they're building it for is still around.

maybe they think it'll improve by the time the building is done? it'll be quite a few years. who knows what'll happen in that time.

Anthem looking to defer their payment of CACs to the city on this, yet again:

....Is Anthem, the privately held company behind this deferral request, a fragile company deserving of public largesse? Founded in 1991, the Anthem Property Group (CEO Eric Carlson, https://anthemproperties.com/company/about-us/) reportedly had an aggregate value of over $6 billion across western North America as of 2019. It currently has a residential portfolio of over 20,500 homes complete, in design or currently under construction.

After negotiating with the City, developers usually make the CAC cash payment in full, prior to the CD-1 enactment for a specific development, which happens before construction can commence. In this case, the CACs were only partly paid prior to enactment ($15,660,000 paid of $26,100,000 total due, leaving the current $10,440,000 outstanding). Council previously modified the CAC schedule for this property on June 13, 2023 on the request of the developer. That time it was done without any discussion by Council. It was buried in the consent agenda. (Blink and you would miss it. The mayor and entire council must have blinked.) This new request going to Council on Feb 27 is for the deferral of CAC payment until the end of 2024 or until the construction is above grade. Interest is charged at prime plus 2%. Anthem’s reasons for the request include “market uncertainty” from interest rate increases, slow condo market sales/conditions, and increases in hard costs....

So a $10M loan at prime +2 for Anthem? Not the end of the world IMO.

Remind me again why we should give multi-billion dollar companies loans at the taxpayers' expense for luxury condos?

If I was a developer I'd be wondering why I can't ask for the same treatment.

It's not "a loan at taxpayer expense". It's extending credit terms on money they owe.

Can CAC dollars for this project even be spent now anyway?

GenWhy? Feb 26, 2024 6:32 PM

Our Clients are obviously not as big as Anthem or risky, but proceeding with Excavation ahead of the Rezoning being enacted and owing the City $10m still in CACs is wild.

I still can't believe the City expects CACs paid out of pocket before anything is even built / sales completed.

From City Hall Watch: "If the $10,440,000 ever does get paid", like give it a rest bucko. It legally has to be paid.

Won't the pit be similar in depth to Fifteen Fifteen which is also 7 levels of parking?

Zepfancouver Apr 30, 2024 12:24 AM

My end of the month update.

This afternoon, looks like another level (level 6? of 7) dug down since last month.

Seems like they're almost at the bottom since the temporary staircase I think is at a similar count to Fifteen Fifteen though the bottom ladder section was double the length of the current ladder (which is still raised up from the rest of the pit)

The status changes (if the mods are awake) when the first steel goes in and concrete is poured, (often for the tower crane base). Digging the hole doesn't count. (There have been too many stalled holes that stayed that way for years).

I think they've reached the 7th and final level. The building core footing still needs to be excavated.

Noticed (Dec 18, 2023) the excavator (someone) was in the Christmas spirit...'Ho Ho'
