Haven't seen that before and I wonder how well maintained those bikes will be over time. Also the transit pass subsidy is just weird, like why and for just one year?

Willingdon by Westland Living, same developer as Telford at Telford & Beresford. No rezoning has been submitted as far as I can tell.

Agreed.

Modello has some retail on the Willingdon-facing side of it's podium.

It's a pity the other three developments didn't follow suit and program some retail on that side too and activating Willingdon even more, south of Central Ave.

I can't quite remember if Reign has any retail component to it, let alone on that Willingdon side (which is the only side it would make sense to place some retail units) but the Townhomes on the Westland project and Anthem's Standard seem like a lost opportunity.

I guess the higher payments to the city with new ACCs might play a factor in when they proceed as well?

I hadn't considered that.

But the ACC's wouldn't go into effect until June, and with them having already gotten final approval would they still be affected?

Are they talking about construction start in January 2025? That's still very far.

Also to previous comment about retail along Willingdon, that is not a good idea. There has been a real struggle to lease out all the retail along Beresford, which is more central and still took five years to make happen.

I might be wrong, but that pit size seems to imply that they're building both towers together rather than phased with only one tower going in the first phase.

The south extent of the pit lines up with the neighbour building on the other side of Willingdon and looking at the renders it seems to suggest that that's the full site.

There's obviously the possibility that they're just doing the excavatoin and pit for both towers but that construction will only be for one tower above grade, but that would seem unlikely.

In any case, it's good to see this one proceeding, with Anthem's Standard to the south almost complete and ready for occupancy, that stretch of Willingdon will start to fill up nicely with just the single proposed tower (or is it two towers?) in between them left to go.

Pre-sale sites are sharing more info than Wesgroup. Apparently they think it'll be completed between late 2028 and early 2029.

Methinks they're having trouble selling units if they're listing "Limited-time incentive: Unlock the potential of a 3-bedroom home at the price of a 2-bedroom."

Hmm the Mike Stewart presale listing says "There are 617 condominiums in two concrete towers and 166 rental apartments." A couple days ago BC Housing did a write-up that says:
  • Construction is underway on 116 new below-market rental homes at 6337 Cassie Ave., Burnaby
  • The homes are for people with middle incomes, delivered in partnership with the federal and local governments, and Waterleaf Housing Society
  • Located near Metrotown SkyTrain, the homes will help residents save on transportation costs
  • The Province, through BC Builds at BC Housing, is supporting the project with almost $20 million in grants

There are 166 rental units, and it appears that 116 will be below-market. That suggests 50 will be market rental.
