This looks like a done deal with the LPRN getting issued. Giving it it's own thread. I think it will be about 255' as that's the height limit for the lot I believe. However, the developers did submit an FAA reviews for 275', so will keep title as is until the final height can be verified.

I love these projects that fly under the radar and then all of a sudden, pop up and break ground!

Location is 807 N. 3rd Street for anyone trying to find it. Looks like that main empty lot plus maybe will remove one building (not either of them on the corners).

Is that shipping container project across the street?

Correct. The only building that is getting demo'ed is the one housing the Valley Youth Theatre Administrative Offices.

I agree with the projects that fly under the radar moving quickly and the ones that get all the hoopla are stalled i.e. Plamcourt, Central station and Astra

Correct. But I think it still needs to go before the city council if they want to raise the lot height as the city has the limit set at 255'. I have not seen this coming up on any council meeting agendas.

Edit/Correction: Pulled up my downtown height zoning map and the lot is actually 250'. However, it's only 1/2 block North of the end of the 450' zone. If it goes before city council, I don't see them having an issue with it. However, at 25 floors, I guess the tower could still be in the 250' range and probably doesn't need a height increase.

Been almost a month since you posted this... things seem quiet around here and the labor shortage and material price spike can't be helping. Any new news on groundbreaking?

Most developments take 2-3 months to move dirt once the lots are fenced. Patience ;)

That makes sense the lot was fenced in April so a June ground breaking seems to fit the time line you posted earlier, if two months is the norm.:)

Yes, i know it's not June yet. There hadn't been a peep, yet a lot has happened in the construction industry in a month since the potential early June groundbreaking was mentioned. I was wondering it there was any new news. Also, I was trying to drum up discussion.

I don't believe the FAA approves height adjustments, just makes recommendations on whether a building is an obstruction or not. The height is controlled by city codes and it would take approval from the city council to increase height such as what happened with the Blue and Astra. Either way, according to the docs I have, the tower will top out at 250' + a few extra fet for the mechanical equipment/screening.

I like these towers that take up most of the half block but leave parcels open for vintage buildings and unique retail spaces. Not everything by any stretch of the imagination should be in the base of a high-rise.

The new rendering is a bit disappointing in my opinion compared to the old images. The color palette was really dark and gave off a nice industrial aesthetic, now its really kind of washed out looking and just kind of blends in with Link 1 and II. Also there is less brick, not seeing the metal panels anymore, and substantially less glass.

On a positive note, I like all the balconies that were added. They had some before, but looks like they tripled the amount from previous renderings.

Agree, it looks like a more refined version of Link. Same architect, so I guess it makes sense. Hell of a lot better than a dirt lot :tup:

It'll do a great job filling a gap in the Skyline from I-10 heading west on the curve before the airport. Anybody know if there is an official groundbreaking date?

Well the lot(s) were officially sold. So I’d imagine that’s positive news and leans towards a sooner vs later ground breaking…

I guess you guys missed my post last week. Construction is to commence within 2 weeks of the demo of the Valley Youth Theater building. They are currently grading the lot, so I would imagine they are on schedule to stick with their 2 week schedule.

Sorry Crested, usually I'm good about reading back a few posts. And with Skye, Palm Court, Central Station, and now Moon Tower all being fenced off for months, I'm skeptical about this one breaking ground.

Early fencing for Moon Tower was just for demo prep which is completely normal to be a lot sooner than actual groundbreaking, and Skye was just bad luck with the Katerra issue, I wouldn't be skeptical of those two breaking ground. Central Station I'll be watching that 9/17 date closely.... and Palm Court, who the heck knows.
