It’s good to see so much development popping up in the lower broadway area. I bet in 5-10 years it will be a much livelier place.

I’d fast track those numbers by half. With the Pearl already creating a busy environment, you have everything being built plus the massive Grey Street development that will be on Broadway and extend into Govermwnr Hill.

Yep. Another in the line of “this wouldn’t look out of place on 410.”

Ah and what a shock, another masterpiece delivered by Overland Partners.

Combining this with their Hemisfair design, they’re successfully taking San Antonio back to 1994.

All aboard the uninspiring and bland train.

Then again, maybe I’m being too harsh and their clients just want generic crap.

I don't think it's ugly, but it's not going to win any design awards either. It has red brick which I like, and relatively decent window design, plus the ground floor retail. I'll take it.

Well, it's being planned in an area that isn't exactly urban, although, it's far from being as bad as some of the places around 410, which I was shocked to see where it was single family residential "house, house, house" and then *boom* parking lot/garage and 80s office building. To me, the transition in those places is what's least satisfying.

This is far better than that, especially since there's no ugly detached parking garage or parking lot. There is still a parking garage, but at least it's attached to the building and more importantly, there's retail. That's something the high rises and midrises around 410 can only dream about.

Design wise, it's not a work of art, but it's far from being bad. I might even have to say I like it better than 1603 Broadway.

Me too. 1603 Broadway is my 11th favorite building planned or U/C in San Antonio.

I agree with you. Nothing fancy about this one, but it's design is consistent throughout the building.
And as far as it seeming generic? Eh, maybe... But that lessens the price to build and helps to ensure that this area gets revitalized with new construction.

I like 1603 better. Neither one is going to be winning any design awards, however, they will set up the urban bones this area needs. Hopefully as time goes on we’ll see more unique designs in the lower Broadway region.

For me, the best new project is the Foodgate. We need more buildings like that going up or something like the Vault Building but taller (hehe).

Matter of taste, which I respect. For me the Floodgate is in the top 5, maybe top 3.

I'm just not a fan of this design. It's very "blah" and doesn't grab me at all. I'm happy for the continued development along Broadway, but the design and red brick don't do anything for me and it feels like a step backwards in my opinion. Would have hoped for something a little more interesting and/or modern. But that's me.

I understand the sentiment that y’all keep expressing about looking suburban, but this building interacts very well with Broadway from the renderings.

Could this look better? Yes, but this is someone’s money and they are building something that they think will make a profit and what the market can currently support.

I have just never been a fan of symmetric of design and color across the area of questioned. It is too pedantic in my taste. I like a variety of different decades of architecture, similar to what London and Paris are currently doing. For a local example, I hope one day to see a beautiful all glass tower rise next to the Hotel Emma. Oh. Wait...something like that is currently happening :tup::notacrook:

Pretty high praise, given you liked the first design. Glad you're getting on board with the final design, which will fit nicely next to the Canopy.

Sometimes it's not about fitting in, but re-imagining. The river and ground level retail alone is a plus.

And yes, I like the added height. Sue me. But the octagonal shape hits me where it hurts also. :notacrook:

^^ I loved the first design. That would have been my definite #2. But yes, this one will do well enough.

Anyway, somehow this became a de facto Floodgate discussion. Maybe we should get it back to 2100 Broadway.

There is definitely more office demand looking around Pearl and downtown than there has been in a long time. But, these kind of deals typically need to pre-lease to an anchor tenant in order to move beyond planning stage, and there is a lot of new office that is further along in the process that may suck up demand. (Soto and the Light bldg are under construction, offices at the W are coming soon, etc)
