So is Bell Manor just the apartment building that's there, or was there a historic Bell Manor on the site?

What is the perpendicular empty lot nearby this? The one that the used car dealership follows. My initial guess would be a pipeline but I'm not certain.

Wow...I really like it. This is absolutely perfect size and scale for all of our suburban arterial streets on the Mountain, east end, St Creek, Dundas etc.....
And yes, I admit I'm a sucker for colour on high-rises. Reminds me of Denmark.

There are ads at Appleby too, at the parking lot entries to the tunnels. Wouldn't surprise me if they've posted some at Bronte and Oakville.

I don't have a photo because I go by on the bus but they have started excavation on this lot!

Drove by this today, they have (finally) started work here. The sales centre is being demolished and a construction trailer is on site.

So November was just them moving the sales centre - I’m fairly certain they moved it to their new site in Niagara off the QEW.

The site then went quiet for a while, but in the last week or two some more construction fencing went up and they have started to clean the site up. I think they are preparing to actually start construction this time..

And another few months later, a shoring rig is actually on site.

I quickly drove by today and saw what might be a dug out basement level with concrete and rebar visible. Looks like something is happening.

stopped by today. Hole looks almost done at 2-3 levels down. No crane or any concrete yet.

Looks like LJM wants a height increase to 17st here.. The unit count is increasing to 312 from 244.

The building just west on Barton is 16. Why not.

Without having this file, a quick note that the mechanical units may be classified as an additional storey depending on the circumstances.

as far as I can tell, this is a 14 storey building as approved and under construction, so it would add 3 storeys.

The adjacent building is indeed 16 storeys, but it's an old building with shorter floor to ceiling heights. This one at the approved 14 storey height was likely a similar height, so the 17 storeys would make this the tallest building in the area. Not like I have any problem with that.

What is interesting here is how late they are applying for the increase - a crane is due here any day with excavation largely complete. The additional units are going to need more parking, which likely means an extra level of underground parking.. So LJM if they are going to continue construction here will have to take a risk by building that extra level in advance of getting approval for the height increase. That, or the site will go on hold for a year or two until it can be worked out.

I wonder if we'll see more of this happening, due to the rapid changes in the market demand and prices.

Eh this is a hard one to determine, so I'll update the thread to Proposed instead of U/C. I'm assuming approval is needed first.
