AUSTIN | Skyloft | 190 FEET | 18 FLOORS | COMPLETE
It's hard keeping track of these West Campus projects. But I think this is a new one. It's 18-stories, and the site is currently a surface parking lot at 2211 Nueces. Construction starts July 1st.
https://www.austintexas.gov/devrevie...erRSN=11478807 |
I searched for projects on Nueces Street. I came up with this one from 2014. It has the same address. They're calling it "2211 ATX" on the permit. It was approved. The elevations are files 22 and 23.
https://www.austintexas.gov/devrevie...erRSN=11190450 There's a 1.8 foot drop off below the 0 feet line. If you measure from that point, the main roof comes to 176.47 feet. The elevations didn't show the height for the mechanical penthouse, but I measured it as 185 feet above the main roof slab. This also shows it with 20 floors instead of 18. Maybe we'll get an updated site plan released this week that will show if they've changed it. They are working on a new site plan according to the link above. There is also an Austin American-Statesman article about an effort to move the historic house that is on the site. The house is called the Dabney Horne House. There are several articles on it if you Google it. http://www.mystatesman.com/news/news...istoric/nZQTK/ |
The new version of the project is definitely different than the original site plan. Originally there were 6 1/2 above ground parking levels, and now there are five underground parking levels. They added about four more apartment levels as well.

Who's the developer; architect behind this one?

My first contribution to the thread. Found this earlier today...

I posted this in the update thread, but I think this is a new site plan for the latest version - Rev. 3 I believe - of this project proposed for the 500 block of W. 23rd ST. It's now being called "23 Nueces" and is still 18-stories, but with only three underground levels.
https://www.austintexas.gov/devrevie...erRSN=11492392 But so far Tovo is not having it... http://www.mystatesman.com/news/news...emium-referral |
An older rendering I believe. So ultimately, they can move forward if the house stays put, right? Does the tower take over the site of the house in the new site plan?
Edit: Me thinks the developer needs more space for the extended portion facing W 23rd, it will butt up right against the house if it stays. http://static1.squarespace.com/stati...g?format=1000w http://www.daveymarchitecture.com/#/renderings/ |
Funny. I'd forgotten about this one. It looks like a copy of 21Rio.

^ I saw that, too. I was wondering about the project...guess I should have just looked on SSP. :)

This is good news. The floor count in the title should be changed to 18.
|
This has increased in height to 22-stories.

It looks massive.
Reminds me of a hospital. |
With this being huge, and how the setbacks are set up, it looks like it was originally planned to be taller. Also looks like something out of Miami.
|
They're cheating on the number of stories --- counting the 4 underground floors. Only 18 above, still a fairly impressive beast for West Campus. Personally love the setbacks, makes a world of difference, especially for the residents who have all those separate outdoor party spaces.

I count 19 up that greenish elevator shaft or whatever. And the wing on the back left could be a bit taller.

I do like the silver grey. Should look cool lit up at night. I keep looking at it and feel somthing is missing on the design but I can't put my finger on it. What I like about it is, its massive, and yeah, not just a box. I'm going to cut this one some slack even though I'm not that crazy about it. I know the goal is to cram as many student as possible within its walls, but at least there is a little flair. |
It's not bad. I like the color. It sort of reminds me of AMLI on 2nd. And it looks like a cross between Callaway House and 2400 Nueces.
Also those dark spots (windows?) up the gold shaft - they look like braille. |
I think it's okay only because West Campus is becoming more and more dense. I don't think I'd like it as much if it wasn't crammed in with a bunch of other stuff. Because it is, it adds texture and different colors to the area...not all the same thing over and over.
|
Ugh. Looks cheap. All those surfaces look like miles of bad stucco with small widows.
And the lines..... it looks like a design identity crisis. |

^ That's my point. I'm not going to lose much sleep over this one. I wouldn't want it on Cesar Chavez by the river or anything. :)
|
It's a lot better than the supposed original design that was shown here. And I like it. 21Rio and Callaway House are mostly boring boxes. I'm liking the variety that 2400 Nueces brought and that this and University House will bring. Besides, setbacks are good. How else are we to know whose skyline it is on the side of the fleets of local small businesses?

There are very few projects Downtown that I don't like based solely on aesthetics. |

Wow, you're right! With some modifications and paint, you can see how they ripped off Jester for their way better design like Led Zepplin ripped off Spirit's song 'Taurus' and turned it into the way better 'Stairway to Heaven'.

*(No, none of us prefer the Spirit song.) |
^ Haha.
The resemblance is striking, but I personally think it's coincidental (talking about the tower, not the song). |
Another 650+ students living in walking distance from UT and enjoying the car-optional lifestyle--I love it! Break ground today!
Their 2504 San Gabriel project is Central Texas' first Prescient project. http://www.prescientco.com/ This allowed them to add two floors at the last minute. Are we ready to begin talking about expanding the incredibly successful UNO boundaries? Seems like those advocating for affordability, walkability, safety and the like would argue yes on this one. |

But hey! That just provides more impetus for redevelopment of those other parcels as students move out of them because they no longer are financially self-sustaining. That's good for Austin and good for the street level environment of the area, as these newer developments are larger and better designed at the street level (even if sometimes also ugly as hell overall, like the above) than the older buildings they're replacing. |
City Council signed off on a proposal to move the Dabney-Horne home from the site so this one is a go.

Site plan with elevations. The height is 190 feet 1 inch to the mechanical penthouse. It has 18 occupied floors.

The house has been moved and site prep is underway.
|
|
Yay! We now have proof of site prep.

Another new site plan was filed for this project on Wednesday. That makes, what four? I don't know what the difference is between this version and the previous one.

Storm sewer plan. This also shows the height as 187 feet 9 inches, a slight change from what we saw originally.

Nice.

Twitter is a good source of construction photos. A lot of them, like this one, were probably taken by SSP members (or lurkers).

I work down the road from this site and they put the crane up already! They did it so fast too!
|
It appears the name of this place may have changed to 22 West.
