A cool building for that intersection, IMO. It would take away the awkwardness of that intersection and be the gateway to the CBD. Sleek building, too. What the doctor ordered.

Thank you for starting the thread. However, you have made an error regarding the height. The city has imposed a limitation of just 157 metres on this natural gateway site.

I'm admittedly skeptical about any design of Cheng's and I know this rendering is only preliminary, but it's already looking a bit fussy. Are those balconies on the prow? If so, why put balconies on the prominent flatiron corner? Even with his design of Shaw Tower the balconies are inset on the sides and not on the front corner.

Looking at the render and taking into account who the architect is, I think it's safe to say that only the balconies have vision glass and the rest is spandrel.

Thanks for pointing that out, I have edited the height!

Of course, these are preliminary renders but I wonder what the little protrusion is about?

A great spot for birds to hang out

A protruding box, but exercising restraint?

I don't mind the inset balconies, but that canopy (above) looks stupid.
The ceiling above looks taller, so maybe it's a balcony for an amenity floor.

Reminder that we already have a flatiron building (condo named "Flatiron") with balconies on the front corner:

Is it just an optical illusion or will the tower have smaller footprint at the top than at the bottom? It looks like the balconies on top would be narrower, but perhaps it is just the angle.

It also looks like there will be balconies on four sides of this building. Makes the design less sleek. The overall shape is good and could look great with some high-quality glass, but I am not having high hopes just yet. It looks decent so far.

officedweller Dec 18, 2015 11:44 PM

The G&M article said the tower was tapered (like the Washington Monument) - so, yes, narrower at the top.

Curious, why did you post 166 meters at first?

Vancity Buzz mis-calculated it.

http://www.vancitybuzz.com/2015/12/o...-west-georgia/

In the article they said 166m AND 515ft.

But really 515ft is 157m

The title of the thread still reads 166 metres, however.

Do you know how to change it? I thought i changed the title of the thread but it only changed the title of my first post... Sorry for this!!

Metro-One Dec 19, 2015 4:15 AM

I like the design so far except for that one protruding balcony.

Honestly though I do wish the front were a flat wall.

red-paladin Dec 19, 2015 7:02 AM

Title updated/corrected.

Nice preliminary design. I just hope that it is uniform on all sides, and not some lazy wide wall on the north and south facade, due to the shape of the lot.

its angled down to focus the sunlight through a specially made and blessed lens. What comes out the other side to bath the building and city below is, 100% concentrated organic feng shui. The closer a unit is to the feng shui fountain the more valuable it is.
